Theory Syracuse, syracuse-ny

When we toured The Theory - Syracuse, Kyra assisted us. She was very kind, joyful, and answered every question we asked and didn’t ask. We were looking at a Studio and she told us about the Lockout option and we were sold!! The amenities are great, the safety offered was great but it was Kyra’s vibe that sold it. She was in the Masters program that my daughter will be starting in July and the bond was created!! My daughter will carry the torch that Kyra shared with us. Thanks Theory!! I’m excited for her to be living at your apartments!!

I am moving across the country to Syracuse this Summer ('26) for my master's program at Syracuse University and finding housing that meets my needs and won't break my budget has been a struggle. Until, I was told about Theory Syracuse! I researched them, was recommended by a few students and promptly scheduled a virtual tour with Janaysia! Janaysia is incredible! She led a wonderful & insightful tour, showing the entire property and explaining the insightful & outs of the property. After that we were in email correspondence for about a week, where she took the time to answer all of my questions, which made me extremely comfortable to sign a lease with them; in which Janaysia answered more questions! Shout out to her wonderful colleague Kyra assisted me on a Saturday afternoon before they closed, really showing me how much the amazing property managers are! I found my perfect home away from home and can't wait to be a part of the Theory family!!

A lot of things here have a BUT. Great amenities (pool + ping pong table), but the sticks and paddles only last a month and a half don't get replaced. There's a hot tub, but its only heated half the time and is green every now and then. The lobby is spacious and gorgeous but the rooms don't match that quality. It's a very livable place -- the rooms are good and most appliances work. It's secure, shuttle to campus is usually on schedule. Wifi cuts out sometimes, AC gets turned off Dec-April which can make the in between days really hot. Staff is knowledgable but have big attitudes. The amenities put the price point at what it is but given their poor upkeep, the rent here is overpriced.

Living at theory has been great! They are super fast with maintenance requests and the common areas are always well kept. I Love having the shuttle to take to campus and the giveaways are a fun bonus!

WiFi down all the time, during the last month when everyone has finals. I get it, things happen. We call Theory, a few hours later everyone in the building gets an extremely passive aggressive email about how it’s our fault for not telling some company we’ve never heard of that their WiFi is out? Extremely rude. Then two days later, WiFi out again. Again, during the time where EVERYONE needs WiFi. The elevator has also been broken for 2 weeks, and the key card reader to enter the building and to enter the elevator has been broken the entire year. Sometimes you are stuck outside because the key to to your building doesn’t work. Really really bad.
