Parents , our daughter has lived at North 116 Flats for two months. Easy process to move in and spacious apartment ! We feel that she is safe with the security to get in and out of the buildings. Apartments have all modern conveniences and furnished is a huge plus! Really liked the separate leases for each roommate . We have peace of mind she is living at North 116 Flats. Location is right on the bus route to UMASS and surrounding area for shopping and local hiking and walking paths ! ! Proud parent of grad student !

As a parent, I’ve been incredibly impressed with North 116 Flats. While it is a bit on the expensive side, it is absolutely worth it for the peace of mind it gives me. The apartments are modern, comfortable, and very well-maintained, and the amenities are truly hard to match. What matters most to me is safety, and I feel confident knowing my child is living in a secure and well-managed environment. The staff is responsive and genuinely cares about the residents, which makes a big difference. My child has really enjoyed living there and feels supported both academically and socially. It’s slightly expensive which is the -1 star, but overall happy with how they’ve treated my kid.

I would not recommend North 116 Flats to students. My contract listed a base housing amount of $9,588.00, with a $799.00 monthly installment. But based on my ledger, I paid about $9,774.77 toward the account, plus about $308.40 in processing fees — around $10,083.17 out of pocket. That is already more than the full base contract amount, even though I moved out before the lease ended. After all of that, I was still given a final balance of $710.80. This included a $450 charge labeled as trash removal/damage for luggage/personal belongings that I was arranging to have picked up. I was not clearly warned that they would remove my belongings and charge me $450. I also saw confusing charges like RentPlus, Damage Waiver Program fees, utilities, assignment/relet-related fees, and remaining balances that were not clearly explained. The billing system felt overwhelming, unclear, and unfair. Once I paid one thing, another charge appeared. My experience was that the staff cared more about collecting money than helping me understand or resolve issues. I also felt unsupported during my sublet/assignment process. I told them the person involved was pressuring me for card/payment details and making the situation feel unsafe, but I felt dismissed. After being a resident for months and paying rent on time, I expected basic support and respect. Instead, I felt treated like a source of funds, not like a student or a person. This experience was emotionally and financially draining. I would strongly caution students to read every fee closely, keep screenshots of every payment, and think carefully before signing. In my opinion, staying on campus would have been safer and less stressful.

I lived at North 116 Flats during the 2024–2025 academic year while finishing graduate school at UMass Amherst. The apartments themselves are generally nice and clean, which I appreciated. However, the biggest issue with this complex is the management. If you look at many of the lower reviews, you’ll notice a consistent theme and unfortunately, I had the same experience, particularly with the manager in the leasing office. One example that really stood out involved my approved emotional support animal. I followed all required steps, submitted the necessary documentation, and received approval. Everything was handled exactly as instructed by the leasing office. After a brief, friendly interaction with the manager outside while I was taking my puppy out — during which she acknowledged me and my dog — I received an email two days later stating that I was in violation of my lease for having an unauthorized pet and needed to pay a fee + continued fees if I didn’t provide documentation. This was especially frustrating because my emotional support animal had already been fully approved, with all required documentation submitted in advance. While mistakes happen, this felt unnecessarily accusatory and easily avoidable. It also reflects a larger issue with how management communicates with residents. Also, you don't check before you send a violation email? And it's kind of weird you know exactly who I am and where my apartment is but couldn't ask in the moment. She's the WORST. Just miserable honestly. Do better (:
