I toured this apartment complex less than two weeks ago and signed within days of that tour. It had everything I wanted. Honestly, it felt like such a relief during a really stressful time trying to find housing around campus. From the moment I walked in, Mason (He is the BEST) made me feel completely comfortable and welcome—even though I showed up close to closing time which I had no knowledge of until the end of the tour. He still took the time to give me a full tour after hours. That kind of dedication really stood out. The property itself is clean, well-kept, and very accommodating. You can tell they genuinely care about the people living here. Kimberly, the assistant manager, is phenomenal and adds to the overall positive experience. She is dedicated to this building and giving the residents the best experience! Me and my roommate sat with her and told her the type of roommate we were looking for and she listened! We now have another roommate who is going to be the perfect fit thanks to Ms. Kimberly and Mason!! If you’re feeling overwhelmed with the apartment search like I was, I definitely recommend coming here and signing a lease. You won’t regret it! Not to mention I got a $500 gift card when I signed!! Their limited time offers are awesome!

I have had much better experiences living elsewhere. The units themselves are nice, and being so close to campus is definitely convenient. However, there were several issues that I brought to the office's attention during my time here, and unfortunately they were never resolved. My unit also had mold in the kitchen when I moved in, which was disappointing to discover on move-in day. Another ongoing issue was the frequent smell of marijuana throughout the building, which often made the living environment unpleasant. These were the main concerns, although there were other issues throughout my time living here as well. It became frustrating to repeatedly raise concerns without seeing any meaningful action taken. While the location is a major plus, the lack of follow-through on resident concerns made my overall experience disappointing, and I would not choose to live here again.

My daughter has lived here for over and year and loves it. We have never had an issue with parking and maintenance is quick to respond to any requests. Staff has been wonderful. I would highly recommend if you are looking for a place in Stephenville.

I have a child who lives at this complex. and i’ve been very pleased with our experience. The office staff have always been friendly and patient with me..even when i call with too many questions. They never make me feel like a nag and i truly appreciate that. We chose this property because of the locked exterior doors and how close it is to campus. I do still worry about my child crossing the street to go to class, but i’ve noticed there are usually groups of students walking together, and that gives me some peace of mind. Overall i’m thankful my child is in a place that feels safe and cared for.

Extremely Unsafe Conditions Ignored by Management – Do NOT Rent Here I am writing this review as the parent of a former resident. We had to break the lease early and vacate on February 3, 2026, due to serious, ongoing safety threats that management repeatedly failed to address despite multiple notifications over weeks. Key issues: • Unauthorized non-student occupant (not on the lease) frequently in the apartment, sleeping on the floor or in a truck outside, coming/going at will, and involved in illegal activity (including arrests for public intoxication on 12/21/25 and prior alcohol-related incidents). • Co-tenant (also not a student) engaged in similar illegal behavior. • Serious security vulnerability: Bedroom doors could be unlocked with a credit card—maintenance fixed it in an empty room but NOT in my son’s room. • Indications of drug-related problems in the area, as confirmed by law enforcement when my son consulted them for advice on handling the situation (they also mentioned squatters can have certain rights, adding to fears of escalation). • My son feared for his physical safety/injury or retaliation so much that he stopped staying overnight and slept at friends’ places for 1.5 weeks before vacating. We notified management starting January 12, 2026 (daily visits, calls, voicemails), escalated to corporate in person on 2/3/26. Promises of investigation and callbacks were never followed through—no response even after formal written notice demanding termination and deposit return. Rent was paid on time through February, keys returned during walkthrough. Management’s only offer: pay the full remaining 5 months or nothing. We proposed compromises (e.g., pay 3 months) just to prioritize safety—they refused. This created uninhabitable conditions with a reasonable fear for personal safety, breached quiet enjoyment/habitability duties under Texas law, and felt like constructive eviction due to inaction on known criminal/unauthorized activity and security failures. Avoid this place if safety matters—especially for students. Management prioritizes collecting rent over resident well-being. We had to leave to protect my son. Document everything if you experience similar issues. If you’re considering this complex, read other reviews—safety and responsiveness seem to be recurring problems. Would not recommend to anyone.
