EDIT 3/4/26: It has been 2 weeks since my unit flooded and I currently am displaced from the entire space because the saturated carpet has been giving off an atrocious odor that has permeated the entire unit. At this point I am concerned about the health and habitability of the unit due to prolonged exposure to water-damaged carpet and the resulting odor. I have contacted the office via email several times asking for updates and accommodations but have received no real response. Additionally, when you call the office number you will never speak to a human directly as it is automatically answered by AI and will be on a continuous loop of telling you the leasing office is unavailable. Not to mention, I have had a ESA for 6 years and have never had issues with approval. However, this complex carelessly filed my lease and addendum incorrectly at the time of the application. So I was charged an unauthorized pet fee when in reality they have proof that I disclosed both of my cats months before even moving in. When I tried addressing the issue, a different leasing agent even pulled up the receipts of text exchanges and uploaded photos of my pets dating back to February of 2025 (My lease started in July of 2025). They asked for updated ESA documentation so I gladly provided once I was able to get in with my primary care physician. Now I'm being told that the official letter from my Doctor isn't sufficient enough evidence that I'm being treated by said doctor, as if a local physician would fabricate an ESA letter. Everything you deal with at the apartment complex is ridiculous and you can tell they are greedy and do not really care about the humans residing on their property. They do not care to address concerns in a timely manner. I would strongly caution anyone considering living here based on my experience over the past several months dealing with ongoing maintenance, billing, and administrative issues. EDIT 4/1/26: My apartment has flooded again for the 2nd time in less than six weeks, this time we were told by maintence that it was sewage backup into my utility closet where they found used menstrual pads the first time it flooded. The property failed to disclose the severity of the situation as it is a category 3 biohazard of waste and black water. Upon looking in the utility closet ourselves, we found brown mush with toilet paper reminents. Again, there was no communication of the health hazards that I am living in. They had a restoration team come out to work on the issue, after the team left we discovered that there is biohazardous contamination zones set up to block areas off, the management team still has yet to disclose the severity of the issue. My guarantor and I went down to the office today to speak to the management team and get answers, in which case they refused to meet with us and had the leasing agent be their messenger. The young leasing agent could only tell us that they are waiting for the restoration team to finish, no real answers or explanations were given. After no communication, I filed a city code compliance complaint for the inhabitable living conditions. After the compliance officer spoke to management, the assistant manager offered to transfer me into a different unit due to "vendor inconvenience". Still not addressing the situation or giving any explanation to what we're dealing with. I have yet to hear back with any real information regarding prorated rent for the time I was unable to live in my apartment or accommodations for the ongoing issues. TL:DR - This apartment complex doesn’t care about it’s residents quality of life; it only says it does. I have lived here for 5 years, going on 6 years, and it will be my final lease with Scion Group. There’s many issues with this community, let’s start with the most egregious of them all: The replacement of on-site communication with Artificial Intelligence; as if the staff-to-resident communication couldn’t get any worse. These AI tools rarely help the residents and I’m sure they create a bigger headache to management because of all the complaints. The AI assistant does everything it can to prevent you from talking to another human about issues you’re having. You have to jump through hoops to talk to anyone, and when you do get a real person, they aren’t very helpful. Another very inconvenient thing about this community are the office hours. Got a package coming in Saturday or Sunday or past 6PM on a week day? Too bad. Office is closed, you’re not getting that package until Monday or the following business day when it is redelivered. The office (including maintenance) is open 10-6 on weekdays only, which means if you have an issue that you need addressed in person, good luck meeting those hours if you work full-time or go to college and work. A simple work around would be to open the office a bit earlier or have a shorter business day on Saturday. Maintenance isn’t timely and never really has been, even if what’s broken in the apartment is critical; such as your A/C, washer, and dryer. With that being said, I have had more positive experiences with the maintenance team over the office team. They are also competent in their field and knowledgeable if you are present when they enter your apartment if you ask them questions. Quarterly Inspections are another issue. Strangers enter your apartment up 3-4 times a year and they don’t disclose how they perform the inspection and what they are looking for. It’s very invasive to your privacy and not very transparent on when the staff will enter your apartment. They email timeframes sometimes, but they rarely actually come on the dates they announce, almost always later. I have lived here for as long as I have with no major or even minor issues, so you’d think they’d at least have some kind of trusted resident list where they don’t come into your apartment without you being there and look around. There are a lot of families and long-term residents here and I’m sure they don’t like this frequent invasive inspection. They do this out of greed. It seems like all the company wants is to fine you for damages anyways, and they also don’t tell you what damages you’re fined for unless you ask. If the condition of their apartments were so important that they are willing to perform frequent inspections, they’d fix the disgusting ones before allowing someone to move in. The leasing is also feels predatory. They will lock you into a year long lease, and they will expect you to re-sign not even 3 months into your lease, for another year or you risk losing your apartment to another person. Be careful before signing a lease, as they will not let you reasonably break it. There are many other inconveniences but these are the ones that stand out the most. Save your money and time, find a different community if you can.

I’ve had a very frustrating experience living here. Since moving in, there have been ongoing safety concerns, including multiple incidents in the area and even a vehicle break-in involving my family. It doesn’t feel like a secure place to live, especially with a child. The noise has also been a constant issue, with frequent late-night disturbances during the week that make it difficult to get proper rest. This has been especially challenging with a baby. I’ve reached out to management multiple times about these concerns and have received little to no response. The lack of communication and urgency is very disappointing. When I tried to discuss options for ending my lease early due to these ongoing issues, the only option offered was subleasing, which has been extremely difficult because once you mention it is this complex people turn you down. They would rather you live in a unsafe environment than allow you to be safe. The replies on these reviews seem automated and as if they only care about the reputation. No wonder they cant keep workers. Overall, I would not recommend living here, particularly for anyone looking for a safe and quiet environment.

NEW UPDATE REVIEW AT BOTTOM OLD REVIEW: My daughter moved in a month ago at Copper Beach. Sadly, the day of move in the carpet was soaking wet. We had to put most of her furniture on cardboard boxes. A company was called in to come and suck the water out of the carpet. However, the carpet after a month is still very wet and there is mold all around the air condition door. I could only imagine the mold underneath the carpet. When parents send their kids to college, they hope that they will be taken care of and their own living space that they pay monthly for will be livable. When the tenants before her moved out, none of the walls were fixed. There were holes everywhere. There were items, broken and torn throughout the living space that were also not fixed. I am not quite sure why money collected for damage after tenants leave is not being used to fix what they charged them for in damage I have called several times and no one will return my call or email so they left me no other choice but to reach out to the local news station. It’s definitely a huge reflection of management skills. 9/9/25 UPDATE NEW REVIEW I will continue to add reviews to this review until my daughter’s situation has been fixed. TWO WEEKS AFTER THIS REVIEW, I WAS CONTACTED BY THE MANAGER, Owen . He made lots of great promises that my daughter’s situation in her apartment would be fixed by the first week of September. The promise was that a professional cleaning company would come from Atlanta to professionally clean her carpet and get out the mold. He also promised that the air condition or wherever the leak is coming from would also be attended to and the carpet would no longer be wet. When the day arrived, the company did not show up nor was a phone call made to us to let my daughter know they would not show. She waited all day and even missed a family event. I contacted the office the next day and of course no one answers only AI AGENT Liam.I stayed on the phone for an hour Waiting on someone to answer because the AI agent says there is someone available that will get to you as soon as possible. That is a lie too! No phone calls were returned only a message through text that apologized that they did not show and that they would show on 8th of September. Needless to say,NO ONE SHOWED! Owen lacks much integrity in running Cooper Beach townhouses. Management requires a person of integrity. An article will be posted in the local newspaper as well as an interview will be given with the local TV stations. I will not be satisfied until my daughter is living in safe conditions as she attends college. I would suggest to management to not respond to this message unless you are going to do something about it! DO NOT make promises you cannot keep. My daughter needs to be moved out of that appalling nasty townhouse into a safer cleaner, one. And for those of you that are looking at the staged townhouse On their site, look closely at the carpet. It is wet and there is nothing but dirty carpet. 11/11/25 Update NEW REVIEW After countless attempts to get the previously promised carpet cleaning done, my daughter hired her own carpet cleaner that cost her $200 out of pocket two weeks after management continuously promised they were coming on 3 different dates but never showed. When my daughter, requested she be refunded they gave her the run around once again. The issue with the leaking air conditioner continue and my daughter has just received a bill for utilities that was over $200. Keep in mind she is the only resident at this apartment and she has all upstairs units off and has been staying with a friend for almost 2 months and not used any electricity! Very interesting! My daughter has since requested again for an exchange in then covering electricity since she had to pay for carpet cleaning they were suppose to have paid for but were DENIED! She also has had to requested the air to be fixed since it will not shut off down stairs. 🙄 Geeezzzzz the end of this lease won’t come quick enough to get away from this mess of a management!

It's a bit crazy how many bad reviews copper beech has. My friend moved in for this school year and although there was some water trouble in the ceiling, it's mostly a good living space. The rent is a bit higher but you also get a lot more breathing room and it's 3 floors.
