The only reason this place has good reviews is because they are incentivizing people who tour to leave a nice review (and ofc they are gonna be nice to you, they want you to sign). Any other positive reviews are employees of the company. The previous management was great, so any reviews prior to August 2025 should be disregarded because the management is probably the worst part of this place. Starting off, the new management is incredibly unhelpful with everything and do not care about their current residents. They are constantly "upgrading" our units, which means there are men constantly coming in and out of our apartment from 9-5 for nearly a week straight for ONE project. They also got paint on all of our stuff - my comforter, pots and pans, and our vacuum just to name a few things. We got gigantic tv's for our rooms and I requested to opt out, which I was originally told that I could. A week later and suddenly I can no longer opt out and the management said they would "pass on my feedback" which I doubt they did. When they did their initial construction, the workers left the door open so often and since it was winter, our electric bill skyrocketed even though we have our heat low. They are doing construction on the clubhouse so even though I paid $300 in ammentity fees in August, I won't actually have access to the clubhouse/gym for multiple months (they offered us gym passes to the Planet Fitness but did not offer any space for studying like the clubhouse). Their next round of improvements is to replace all the furniture, so furnished units are losing two couches and only getting one, and they are changing the size of the beds so now everyone has to buy a new set of sheets and blankets. The new desk has two miniscule drawers so we're losing all of our storage space that our current desks offer. I think the only "good" improvement is that we are getting new fridges and stoves and they are replacing the incredibly uncomfortable metal chair with one that looks at least slightly comfortable. Speaking of heat, the apartments are so horribly insulated that even during the mild parts of winter, The furnace is constantly on which drives our electric bill up. When we had the cold front, and people were reaching out due to the absurd electric bill, management sent out a reply that was so passive aggressive and took no responsibility and rather just said "well its because it was cold out" like no really. Good luck getting anything fixed in your apartment, they only have ONE guy hired and it takes him at least two visits to actually get something fixed. We have had multiple occasions where he comes to fix something and its just not fixed. Bedroom C is so significantly smaller than A and B that if you have a lot of stuff or need more storage, good luck cuz you're screwed. The literally only redeeming part of this complex is the included bus pass with the bus stop that's close by and the fact that parking is free and there is always plenty of parking. I've also attached a picture of the lawns from last week. They finally got people to come mow it (which took them actually forever and the weeds were so long that they didn't even do an even job). And again, because the walls lack insulation you will be waking up to the sounds of them mowing the lawn!

I’ve love living here and will be re-signing my lease. The community is well-maintained, comfortable, and conveniently located, making everyday life easy. A special thank you to Maura Alberti, who made the leasing process seamless from start to finish. She’s responsive, professional, and genuinely cares about her residents. It’s reassuring to know there’s always someone willing to listen and help when needed. Overall, it’s been a great experience, and I’d recommend this property to anyone looking for a place to call home.

Living here has honestly been such a great experience, especially if you’re looking for student-friendly housing that actually feels comfortable and well-managed. The community is clean, quiet when you need it to be. One thing I’m grateful for is the staff, especially Ben. He’s been incredibly helpful from day one and always goes out of his way to make sure everything is taken care of. Whether it’s answering questions, handling concerns quickly, or just being approachable and professional, he really makes a difference in the overall experience here. Maintenance requests are handled in a timely manner, and you can tell the team genuinely cares about keeping the property in good condition. The amenities are also a big plus and make day-to-day living a lot more convenient. Overall, this is a great place for students who want a balance of comfort, convenience, and a supportive environment. I’d definitely recommend it to anyone looking for a place to call home during school.

I've lived here for a year and have enjoyed it so far. While it was frustrating to have contractors in our units during renovations, I personally like the new upgrades. The new appliances and furniture were much needed as the old ones were worn out or didn't work well and were not cute at all. While I miss the storage space on the bedframe, the mattress is by far more comfortable and since the bedframe is less bulky my room feels a little bigger. They just reopened the clubhouse and gym and the gym is probably the nicest one I've seen which makes it feel worth the few months that we didn't have one. They gave out Planet Fitness passes for free when they were doing renovations which I utilized but it's so nice having the gym here again. Personally, with everything that is included utilities wise and amenities wise, this is one of the most affordable places in the area.

Richard and Emma were very solid in helping me navigate the process of renting a unit in Villas Happy Valley. Emma conducted a thorough virtual walk-through and handed off the process to Richard who walked me through the contract and online platforms. Well done! Give this two a raise... no really.
