lived here for two years and overall had a good experience. my room had two windows with a beautiful sunset view. the apartment complex has pretty good facilities like a swimming pool, gym, study lounge, tennis court, basketball court, even beach volleyball. the location is very strategic, close to grocery stores and several bus stops. only ~10 minutes by bike to campus. they also hold events on certain days. maintenance improved a lot during my second year. whenever something needed fixing, they responded quite quickly. maybe it was cause of a management change (?) not sure~ however, there were some disappointing moments. at the beginning, i was charged for a tear on the living room sofa (couch) that was already there before i moved in. even after i moved out, the sofa still wasn’t replaced. well, the pricing can also be a bit tricky. maybe it’s part of their promotion strategy (?) but there are quite a few additional monthly fees. when you add everything up, the total cost can be similar to other apartment complexes that might be more comfortable. overall, it wasn’t a bad place for me, but there are definitely things to consider before signing the lease.

This Apartment Complex Will Ruin Your Life Don’t Say You Weren’t Warned If you’re considering moving into Alight State College DON’T! This was, hands down, the worst living experience I’ve ever had. I lived there from 2023 to 2025, and let me break down why this place is truly the apartment from hell. Management is Abusive and Dishonest Within two months of moving in, management screamed at me in the lobby, threatened me, and tried to double my rent. They tried to bully me into signing a new lease. Even I had already signed a lease and had been living there for two months. students, please beware. there’s new management like every other year. It’s like a revolving door of incompetence. And each one is worse than the last. Maintenance is a Complete Joke Repairs take weeks if not months. My dryer knob broke and it took two whole months to get it replaced. On top of the fact that they kept marking the job as complete even though they hadn’t even fixed my dryer, Maintenance solution was to come in and add a screw so I could at least use my dryer. When my HVAC system flooded my entire apartment (thanks to the landscaping team covering a drainage line), they brought ONE FAN and ignored the mold that followed. Spoiler alert: I ended up breathing in mold spores for two years without knowing it. Mold, Damage, and Filth Everywhere When I moved in: • The carpet was stained, smelled like dog piss, and had not been cleaned. (correction it had been shampooed by a member of staff.) • The bed frames were broken. • They even tried to mask dog the smell by sprinkling carpet deodorizer directly onto the mattress. Yes, the mattress! Despite this, when I moved out (after deep cleaning and leaving everything spotless), they tried to charge me over $1,000 in fake “damages.” It took a week of emails and phone calls, just to receive one sentence replies from management before. I was so kindly informed my account could go down to zero, but they would not be returning my security deposit as they do not take security deposit. They take “housing installments.” Paper Thin Walls & Noise Nightmare If you’re unlucky enough to live on the ground floor, brace yourself. The walls are paper thin, and you’ll hear every single footstep, conversation, and creak from upstairs neighbors. Privacy does not exist here. Amenities Are a Lie • The gym is disgusting: equipment is broken, never cleaned. • The pool is unusable: it’s always dirty, rarely open, and not maintained. • There are half-finished construction projects all over the complex abandoned mid-renovation like they ran out of money. • For example, the stairs in front of Building 2 apt 155 broke and were “fixed” halfway, then just left with trash surrounding them. That’s not an exaggerationit’s literally unsafe. All they do band-aid fixes, never address root problems, and cover up issues instead of solving them and then push it off on whoever moves in next year. Mold, safety hazards, and mismanagement run rampant. Final Thoughts If you’re even thinking about moving here don’t. You’d be better off living with a friend, staying in a hotel, or even sleeping in your car.

Zero Stars, if possible!! Do NOT live at Alight State College! The Scion Group and this company are in the business of exploiting college students for money in the form of damages and delayed, band-aid practices of repair. While living at Alight, my student had a tree fall on his car, causing significant damage. He did not receive any action beyond cleanup, no apology or correspondence after reaching out to management and the Scion Group. He then battled for a month (Nov/Dec) to have a furnace repaired before Alight finally called an outside, professional company to repair the problem. This was after many phone calls to management by guarantors. Additionally, he was charged upon leaving for carpet and furniture damages that the apartment had prior to move in. I'm doubtful the carpet and furniture will be replaced with these charges! Although, a bathroom ceiling was repaired from water damage from the apartment above AFTER move out. This ceiling issue was NOT repaired after maintenance requests while residing there. Lastly, I just received a text, after calls, that states "We only handle move out disputes via email." Cowardly practice... I cannot express this with greater emphasis ... AVOID ALIGHT STATE COLLEGE!

I lived here for three years for grad school. Until I moved out, I would have said the Park earned four stars. For the price it is an average to above average college apartment. Great location next to grocery stores/Atherton, not far from campus, and being next to Tudek park is a huge plus. However, the management has been a nightmare since moving out. They have charged me $330.99 in damages and cleaning fees (which is also the EXACT amount they charged my three roommates). I have sent management three emails and called asking for a real itemized list of damages and charges and I have been ignored. I asked for a copy of my move-in inspection I completed, again ignored. These charges are fraudulent, predatory, and best of all, violate the Park's own lease agreement which only says to return the apartment in a "clean and sanitary" condition. One of my charges was for a command hook on the wall. You know, one of those hooks that DOESN'T damage the wall. I also couldn't even tell you how much they charged me for that hook because the charges aren't properly itemized. And they're not itemized because it is apparent the Park charges these fees to all tenants even if you return your apartment cleaner than you received it. What makes this even worse is documenting will not help you. I have multiple pictures of my cleaned room from when I moved out, have sent them to the landlord and STILL have been ignored or told "a manager will call you" (it's been three weeks, still waiting on that phone call). I have included pictures of my apartment on move-out so you can see what the Park deems to be $330.99 in damages and cleaning.

They charged me for "damages" that existed before I moved in. I never thought to document the "damages" since it was normal wear and tear. After an extensive back and forth with the AI on the phone I finally got through by "asking to sign a lease." Even then they were not able to reduce the fees. They told me even if I had taken photos they would not count, I had in fact documented other more major damages in the apartment, but unsurprisingly they picked areas that nobody would ever think to document. If you do decide to move here, I agree with the other reviews that you need to document literally everything the day you move in. But really, avoid this place at all costs, it's not even cheaper. They distort the "monthly rate" by basically making you pay for 1 month that you are not allowed to move in. My move-in date was June 18 and my move-out date was July 25th. That is ~24 days of rent that I had to pay where I could not live there. By doing this they can claim to have lower rates because they are splitting their expensive overall price over a time you are not allowed to live there. I have lived with other companies in State College and this was not the case. If this is your first time and they tell you their time frame is standard for State College, they are lying. Additionally, a big draw for me was the pool which was genuinely closed the entire season. Very sleazy practice, and sad I never got to have my pool party :(
