I lived at The Quarters in Starkville for 2 years and would strongly encourage future residents to verify the exact unit they will be assigned before signing. In my experience, the model shown during the tour was in significantly better condition than the apartment we ultimately moved into, and we were not given the opportunity to view our specific unit beforehand. This difference in condition was one of the biggest surprises for us after move-in. The apartment did not feel thoroughly cleaned at move-in, and throughout our lease we submitted multiple maintenance requests for issues involving HVAC performance, drywall and ceiling repairs, drainage around the sidewalks near our unit, and general workmanship concerns. While some items were eventually addressed, it often required repeated requests, and some repairs appeared incomplete or minimally finished. In some cases, work orders were marked completed or cancelled without detailed explanation of what had been inspected or repaired. Examples from our experience included visible overspray left after ceiling repair work, unfinished-looking patch areas, standing water near sidewalks after rainfall, and concerns regarding the efficiency of older HVAC equipment during periods of heavy AC usage. Communication was mixed throughout our stay. Some staff members were professional and transparent in direct conversations, but response times and follow-up communication regarding unresolved issues sometimes felt inconsistent. At times, interactions regarding maintenance concerns felt somewhat dismissive, and it could be difficult to get clear clarification on what had been inspected, repaired, or considered resolved. The largest concern for us was the overall cost relative to the condition of the unit. With current rent increases and fluctuating utility costs, the total monthly expense became difficult for us to justify compared to other housing options in the area. I would recommend that prospective residents tour carefully, ask detailed questions about utilities and maintenance response procedures, and if possible evaluate the specific condition of the unit they will actually be assigned.

Now that I don’t live here anymore, I finally feel comfortable enough to make this review without fear of repercussions. If you are thinking about living here, I encourage you to please do yourself a favor and live somewhere else. This place is not worth it. Maintenance and other property staff routinely walk into units with no notice, and if they do it when you’re not home, they will leave your door unlocked. It has happened twice to my roommate and I. They turned my AC on the lowest temp when I wasn’t home and without my permission which caused my power bill to outrageous. If you need help or questions answered, the communication with the staff is terrible. There is no accountability anywhere. If you go inside to ask a question, they are rude and make you feel like an inconvenience. There are a ton of hidden and extra charges that are taken out. When asked about those charges, all you get are vague information or straight up told that they aren’t sure and that it’s something the utility company charges. I would not be surprised at all if some of these are just bogus charges for them to bring in extra money. Now for the amenities. I was being charged an increase in rent, but I was not able to use any of the amenities for most of my stay at the property. The place is always under construction because of their “renovations” which look terrible. The tennis court was out of commission for almost 5 months because it was having to be redone. During the hottest parts of the year, the pool is not allowed to be accessed. So to reiterate, there are MUCH better apartments in Starkville for the same price or less. The place looks nice to prospective tenants, but once you start living here, they don’t care about you at all. So please, live somewhere else.

Absolutely wonderful community! I love the layout of my apartment and how kind the staff is! There are also wonderful updated and NEW amenities like a gym, a new grill, and the pool tables are fun! Everything is super clean and well kept as well! Highly recommend residency at the Quarters!

The Quarters Starkville is in an amazing location! Being able to walk to the Mississippi State University campus is a huge plus and saves so much time and hassle with parking. The apartments are also pet-friendly, which is wonderful. The inclusion of utilities and high-speed internet makes the living experience stress-free and great for a student budget.
