I’ve done a lot of painting work at this apartment complex over the years, and it’s always been a great experience. The property is well-managed, clean, and professionally maintained. Suzi, the manager, is absolutely awesome to work with — organized, friendly, responsive, and genuinely cares about both the property and the residents. It’s clear she takes pride in keeping everything running smoothly. Highly recommend this place to anyone looking for a well-managed community!

Overall, I’ve had a good living experience here. The maintenance team is very responsive and efficient. When my washer started leaking, I submitted a work order, and they came within 24 hours to fix it. The only area for improvement would be more timely snow plowing during the winter time.

I was a recent tenant there for two years and had a mixed experience. THE APARTMENT (2/5) : I lived in a triple -- the space is ample for each individual, don't try to fit multiple in the kitchen space at the same time. The living room was comfortable. The bedroom is furnished with an uncomfortable chair, serviceable desk, and *fine* mattress and wardrobe. The water is EXTREMELY HARD as they have not discovered water softening technology. This manifests in extremely dry skin from showers, constant cleaning of toilets from mineral buildup, caking residue on dishes in the dishwasher, damage to appliances, and flakes physically jumping out of the water when you boil it on the stove. Brita filter will help with the bad water taste, not the mineral content. Not to mention -- When you move out, they will photograph and CHARGE for cleaning the residues that return on the toilet bowl, inside the dishwasher (the buildup happens within days and I scrubbed thoroughly before leaving, only to get charged for them to somehow clean it again?). Walls are thin. Hope for respectful neighbors. My first year there a theater major above who liked to sing full volume in the shower at 3am on weekdays. Our dishwasher was the worst I have ever used. The bottom rack had about half of its pegs missing and required deep cleaning every couple of weeks to be able to feel somewhat comfortable eating off the dishes that were cleaned in there. I believe it's also due to the hard water, but bacteria would buildup like crazy in the filter and it would consistently miss most debris. More worthwhile to simply handwash dishes. The in-unit laundry-machine and dryer in the apartment were the best aspect of this apartment and worked surprisingly well. THE ENVIRONMENT (1/5): Irish Flats DOESN'T RECYCLE ANYTHING. It is horrendous living in a location that throws away 100% of its waste without alternative in order to save on costs (other properties recycle). Many residents are fourth year Notre Dame students or non-students who work. BUILDING DOORS: An actual crapshoot on whether they will be broken and wide open for all the public to enter. Potential to get locked out of the building on power-outages. LOCATION (4.5/5 for ND ticket-holders/students): Location is where Flats has advantages. You are two blocks from Notre Dame campus and have parking for ND home games. Huge bonus if you have tickets. Otherwise, South Bend is quite an underwhelming city, but at least you live in a safer neighborhood surrounded by student apartments with a small offering of walkable streets and, of course, Notre Dame. MAINTENANCE (4/5): Apartment issues (of which there were MANY) were generally dealt with quickly and the staff are very friendly! Suzi the general manager oversees multiple properties so is sometimes unresponsive (see other recent reviews). They plow the parking lot, you dig your own car out of your spot. Dunn not well plowed. BEWARE: We had multiple water leaks in our kitchen sink from antiquated plumbing. This led to a stain on the base of the cabinet that we ultimately were charged for upon move-out despite having no responsibility for it. COST (1/5): One of the worst aspects of Irish Flats. You are paying $900/month for a TRIPLE in SOUTH BEND. This doesn't include utilities by the way (>$60/mo in 0 degree winters). Sure, the location is nice, but given the actual value of what you're getting, this complex is well overpriced. $650/mo would be far more reasonable for this triple. Don't pay for sneaky Foxen Rentistry insert. BEWARE ON MOVEOUT. Ask for a walkthrough. They charged for some dust (even though I moved out a week before lease end), hard-water stains, various minimal blemishes including from hung pictures and others that came with the apartment. The "some wear-and-tear is to be expected" is not honored. Don't hang things on walls with pins or they will take pictures of the holes and charge you. OVERALL (2/5): Too pricey for what you get and nefarious charges, but if you move here you will be (mostly) fine! Otherwise, I recommend looking elsewhere.

Our daughter's apartment flooded due to the negligence of an upstairs tenant during graduation and she could not use the apartment for 2 days. Her flat was uninhabitable during graduation, and our planned party had to be moved to a restaurant on campus, which was very expensive. Yet the manager, Suzy, charged her $400.00 for alleged damage to the apartment which preceded her tenancy and was not her fault. This 'debt' of 400.00 appeared to have been waived. 3 years after settling this matter with Suzy, a debt collector called us to collect on the 'damage' even though Irish Flats was uninhabitable and any damage preceded our daughter's tenancy. Beware!
