this apartment building is horrible. management lied to us on several occasions when we lived there, amenities were constantly down and the “package lockers” were consistently not used and often packages were just left out in the open. they told us they would help us find subleasers to coerce us into signing the lease and then immediately flipped to say that was our own responsibility to find people for the summer the second we signed. they employ the tactic of “get a discount if you sign within 48 hours of touring” in order to get people to not read their lease correctly or think about their decision. to their credit, maintenance was relatively speedy. however, the building is in the WORST location and i heard police sirens, fire trucks, and people speeding and blowing out their engines on the road all hours of day and night in addition to the buses because we lived on the front side of the building. trash chute was ALWAYS down so bags piled up in the trash room. i was once chased down the alley behind the building in broad daylight. layout is so stupid of many apartments, my roommate had no window for the entire time we lived there. tv was entirely cracked and broken when we moved in suggesting no inspection was ever done. you have to pay rent for half of september before you can even move in. finishes in the building are cheap and builder grade. rooftop is very small with no view of campus or the cascades/rainier. DO NOT LIVE HERE.

In my experience, this apartment's Google Maps rating didn't match what I actually encountered living here. When I looked at the Google reviews for its parent company, PeakMade Real Estate, and PeakMade Real Estate's record with the Better Business Bureau (BBB), I found that those lined up more closely with my own experience. You can also search r/udub on Reddit for recent discussions about this place and weigh them for yourself. If you want a fuller picture, I'd suggest not relying on the apartment's own Google Maps reviews alone — look at the parent company's reviews too.

The soundproofing in this building is a total nightmare. The windows offer zero protection; on garbage collection days, the noise pierces through the room and will wake you up without fail. It’s especially brutal for students during finals week or anyone who stays up late studying. If you value your sleep, steer clear of this place and look elsewhere! Update (May 8, 2026): Got woken up by the garbage truck around 5:40 AM. This is a clear violation of the Seattle Noise Ordinance (SMC 25.08), which prohibits such noise before 7 AM in residential areas. Extremely frustrating.

My experience at Theory has been nothing short of exceptional. From the moment I first toured, the staff has been incredibly friendly, welcoming, and professional. They go out of their way to ensure that residents feel comfortable and happy in their homes. The apartments themselves are modern, and well-maintained. I was impressed by the attention to detail in the design, and the amenities are top-notch. The building has a fitness center, rooftop lounge, and a modern entertainment room for gatherings with friends. They also have fun events on a regular basis! I also appreciate the fast and efficient maintenance team that is always available to handle any issues that arise. They are prompt, knowledgeable, and always willing to go the extra mile to ensure that residents are satisfied with their living experience.

The whole place is lowkey just gross. When I moved in my room was covered in dust and clearly had not been properly cleaned. We don’t have a proper trash system, the chute is full 9.9/10 so u have no choice but to leave trash bags in the room where they just pile up. The walls and doors of the hallways are also disgusting. U would think for charging 1.5-2k a month per student, the place would be able to afford proper cleaning services and trash matienence.
