In my experience, this apartment's Google Maps rating didn't match what I actually encountered living here. When I looked at the Google reviews for its parent company, PeakMade Real Estate, and PeakMade Real Estate's record with the Better Business Bureau (BBB), I found that those lined up more closely with my own experience. You can also search r/udub on Reddit for recent discussions about this place and weigh them for yourself. If you want a fuller picture, I'd suggest not relying on the apartment's own Google Maps reviews alone — look at the parent company's reviews too.

The whole place is lowkey just gross. When I moved in my room was covered in dust and clearly had not been properly cleaned. We don’t have a proper trash system, the chute is full 9.9/10 so u have no choice but to leave trash bags in the room where they just pile up. The walls and doors of the hallways are also disgusting. U would think for charging 1.5-2k a month per student, the place would be able to afford proper cleaning services and trash matienence.

I did a tour at the Utheory apartments and was really impressed with the clean, modern, and secure building, friendly staff and neat common areas. My plans change so no longer moving to Seattle but would definitely live here if I did.

My experience at Theory has been nothing short of exceptional. From the moment I first toured, the staff has been incredibly friendly, welcoming, and professional. They go out of their way to ensure that residents feel comfortable and happy in their homes. The apartments themselves are modern, and well-maintained. I was impressed by the attention to detail in the design, and the amenities are top-notch. The building has a fitness center, rooftop lounge, and a modern entertainment room for gatherings with friends. They also have fun events on a regular basis! I also appreciate the fast and efficient maintenance team that is always available to handle any issues that arise. They are prompt, knowledgeable, and always willing to go the extra mile to ensure that residents are satisfied with their living experience.

I met the property manager Devon and he was literally the best possible representation for this company. He was extremely patient, friendly, and honest. My mom and I asked a thousand questions and we never felt like we were being pressured to sign or that we were being sold to. The transparency is extremely refreshing for the area and seems to be for good reason as the rooms and layout were great! Also our tour guide Erica was super helpful and really sweet. She answered all our questions on the tour! I’ve had friends live here and they have no complaints or issues with management being unresponsive. I’m undecided on if I will be moving here because of own roommate situation but felt motivated to leave a review. After hours of apartment tours in u district theory is our top choice!
