If clear communication and responsive management are important to you, you WILL be disappointed. Phone calls and emails 100 percent went unanswered, and the only way we were able to receive responses was by contacting the company’s corporate office in Chicago. My daughter’s apartment was flooded due to water coming from another unit while she was out of town in Florida. She wasn’t notified once even though maintenance and contractors went in her unit and bedroom. When she returned weeks later by which time many of her belongings had been damaged or destroyed. She was then moved into a different apartment with strangers instead of her friends. We were told the relocation would be temporary, but she remained there for the final six months of her lease. Once again, there was NO communication regarding the situation unless we escalated the matter to corporate. This was, without question, the poorest communication and customer service we have experienced with any property management company in Champaign County. In our experience, it is well worth paying a little more for a company that values professionalism, communication, and customer service. We had much better experiences with Fairlawn and JSM, and I would recommend considering them if you’re looking for student housing. Should’ve looked at all the reviews this isn’t a place I want my children!

My friends and I stayed in a 4 bd 4.5 bath townhouse here for a year a while ago and had a really pleasant experience overall. Our apartment was nice and maintenance was extremely responsive to work orders. The only real complaint is that it seemed like the place was not cleaned well previous to move in (nothing major, just seemed like they didn't vacuum) and one of the beds provided was found in pieces. Luckily, we did not need to use it so we did not place a work order, but it was a surprise when we got the keys. The appliances are not top of the line, but they do the job. These apartments are very conveniently located and it was an easy commute to campus and work. The county and city police patrol the complex regularly which is nice, so the ghetto and trouble stays away (mostly)...you feel relatively safe. One thing to note, the complex did not have cameras when we lived there, and there were rumors of break-ins to vehicles...this may have changed. Being able to walk to Colbert park to walk and/or play Volleyball was soooo nice. This is one of the most affordable, clean and well maintained student focused housing options in CU in my opinion. If I were to do it all again, I would choose the village for all 4 years of my time in CU.

Just pay the extra money to live somewhere nicer. This place is basically hell on earth. From mice and rats , excessive mold and dirt. Health hazards, added charges and incompetent front desk staff, you’re better off just sleeping in the street, it’s probably safer. Seriously, trust the reviews and don’t sign a lease with this place. Live in your car or somewhere else , you will be better off and save yourself a nightmare of having to deal with these people

I’ve been living here for about four months and so far I really like it! Everyone that I’ve spoken to in the office is really kind and helpful, and the property itself is clean and well-taken care of. The amenities are nice, and the apartments are furnished and in great shape! Maintenance is always quick to help with any repairs needed, and it’s in close proximity to both Parkland (15 minutes) and UIUC (10 minutes). Overall I’d recommend it, it’s a great and relatively affordable place to live!

DO NOT SIGN A LEASE HERE When we moved in last fall, the rooms were not cleaned, there were socks in the closet from the last tenant and the outlets on the walls were broken. It wasn't a big problem, but we encountered more problems later on. We were not allowed to choose which apartment to live in, and they assigned us right next to the train track. There are trains 24/7 and they used their horns right outside of our windows. It's like living with a constant earthquake. The gym here is tiny, and there are only two treadmill machines, and one of them has been broken for a year and they never fixed it. Moreover, the rooms are freezing in the winter because of their poor insulation because the windows leak cold air into the room. The maintenance and management team here do not care about you. The dryers take 3 hours to dry a regular load of clothes (especially jeans). We called the maintenance about the problem, they never fixed it and say we just have to live with it. When the hose of the dryer was detached from the wall, we called the maintenance, and they TAPED IT BACK to the wall. We had to call maintenance 3/4 times before the issue was completely fixed, and each maintenance wait takes a week. We couldn't do laundry for a long time. We also had issues with our fire alarm constantly beeping even though its battery just changed, the maintenance "supposedly came and fixed" it 5 times, but they never fixed the problem. We called them, and the front desk told us we still have to wait until they come again and hopefully fix it, so we had to sleep with the alarm going off for a day before we can't take it anymore and ask for the manager to send the maintenance supervisor. The front desk people were rude except for Ashely who was really polite and helped us get the maintenance supervisor here immediately. When the window frame is detached from my room's wall outside on the second floor. I requested maintenance for that the same time as the other one. They came to fix the other one but never fixed the window! It's been 2 weeks, and I have called the front desk many times about the issue. However, it seems like they do not care. The problem just keeping getting worse, and the screws are all getting lose, and it might fall and blown away. Called the front desk again this morning, apparently they do not think this fall hazard is an emergency and is telling me to wait until they come. The maintenance supervisor did come an hour later, he is the only polite, patient guy that knows how to actually fix stuff, and they should be grateful to have him. The one star is for him. After I post my review, the general manager, Tiffany, came up to us and ask "how can we improve because we saw your review." and instead of a sincere apology, she said "next time if you have any problems, call the office and talk to me" with a threatening tone. The front desk won't even let you reach the manager when you asked, so I don't know how I am supposed to "reach out to her." We had to call the office every time for 90% of the maintenance request because we always have to wait a long time and it is not fixed the first or even second time. I'm tired of having to call the office every time. Why are problems never fixed unless we called? Because you guys don't care otherwise? The manager then tried to tell us they not supposed to fix it the first time, they are just coming to "inspect it." Okay, then why did you mark the work order done then if it is not fixed, and the first time is supposed to be an "inspection?" The manager keep giving us excuses of why things are not going the way they wanted, she even told us the maintenance people from last year is not here anymore, so they can't do anything. First of all, the maintenance guy that came the same day before the manager talked to us left a whole mess in my roommate's bathroom, hair in the toilet, plastic wrapper in the sink. We have picture proofs and don't even try to tell us that's not your fault. I was going to let this go but not after how we were treated by this manager. I hope Tiffany left.
