Visiting The Hilltop Apartments was a genuinely impressive experience from start to finish. The location is incredibly convenient, and the community immediately stands out as safe, clean, and beautifully maintained. There’s a calm, welcoming atmosphere throughout, and the apartments themselves are bright, airy, and thoughtfully designed with plenty of natural light. What really elevated the visit, though, was the management team. They were not only professional and knowledgeable, but also warm, engaging, and truly attentive. They took the time to answer every question thoroughly and made the entire experience feel personal rather than routine. It’s clear they take pride in creating a positive environment for residents and guests alike. Even as a visitor, it’s easy to get a sense of how enjoyable it would be to live here. The Hilltop Apartments leaves a lasting impression, and it’s definitely a place I would recommend exploring further.

Laurie gave us the complete tour and answered all questions fully, was knowledgeable, always respectful and polite. She followed up a few days later asking if we had any questions. She was easily reached by phone within a couple minutes and when not available called back promptly. It is very affordable, clean housing for college students, particularly for the expensive city of Santa Cruz. It's on a main bus line and the closest affordable housing to UCSC. Our student will be sharing his apt. with two others which further reduces monthly costs. The $450 deposit is affordable, usually most rentals charge a full month lease payment as deposit and, as I look into our studen't room, I suspect it will need to be cleaned professionally when they do vacate in a year or two. Negative comments seem to be personality related and not facilities related. 4 stars instead of 5 because the AI agent response to our email inquiries was ambigiuous, a bit confusing and not clear. The hilltop is great! Lori gave us a wonderful tour of the grounds as well as multiple floor plans. She was great and very helpful! The floor plans are spacious and modern and I cannot wait to be a tenant!

DO NOT LIVE HERE, FIND ANOTHER APARTMENT!!! They charge for every little thing, the people working there lowkey kinda rude, there was always mold in our bathroom because there is no window, and something was always broken. Yeah it's close to campus, but your better off living somewhere else for cheaper because this place is crazy expensive! If you're a UCSC student and decide to live at this place for some reason... be prepared for them to charge you 2 months worth of utilities without them telling you. Not only that, the only reason there are good reviews is because people were late on their rent and that was how they didn't get charged a late fee. If you're a UCSC student, save yourself and just live somewhere else.

Beautiful scenery and great tour. Lori was very helpful and told us some history about the wildlife and surrounding area while giving the tour. She made us feel welcomed and excited to be there.
