I’ve lived here 2 years and I can say This last year has been horrible. Management is all over the place. If you ever have questions be prepared to wait awhile for a response. Even if they do answer your questions be prepared for them to never answer it directly. They will bang on your door at early hours for “maintenance” and give a vague amount of time for when they’ll be doing repairs or inspecting. I’ve been trying to find someone to takeover my lease and they said they had someone. Then proceeded to tell me to have my stuff packed by July 31st and that I’ll have to be out by then too. Only to tell me the night before at closing that “there’s an update” and to “call at 10am” only for me to call and them tell me “my lease is different” (no further elaboration btw) and have me come in the office at 2:30. What do you think happened when I got there? If you said the management or people that said they’d talk to me wasn’t there. You’d be correct. They had an employee relay to me that the takeover fell through. When they could’ve just let me know that morning. Or even the day before. Mind you I was only in the office for like 2 minutes before the employee told me. So it could’ve just been a call instead of me going. They’re incredibly inconsiderate and disorganized all year around. If you ever want to terminate your lease and try to get out. They make it as hard as possible. Upping the price only to have nothing added and more restrictions than before. I wouldn’t recommend this place to anyone. Oh ya. The trap is only offering 12 month leases. Nothing shorter And the only reason there’s a bunch of good reviews is because they intimidate you into leaving one. They think because we’re young students they can just intimidate you. I wouldn’t advise letting your student live here. Edit: Sunday morning I get knocks on my door and then attempting to enter with their key anyway. To “paint” the vacant apartment. Luckily I had both locks on the door. I didn’t know what was happening.

I regret moving here. This property clearly struggles to retain tenants, and instead of addressing the real issues, management appears to rely on incentives for positive reviews, which is misleading. Communication is extremely poor — you can’t reach anyone by phone, just automated systems. The lack of accountability and transparency is unacceptable. I would not recommend living here. On top of that since they don’t have reliable tenants they keep charging extra charges on the tenants they do have. I’m suing when I move out.

I lived at HCP for four years while I was in school, and honestly, it was such a great place to call home. I always felt super safe there, which gave me (and my family) peace of mind. There’s always security patroling every night and cameras around the complex. I used a lot of the amentities such as the gym, pool, etc, but one of my favorite things was the shuttle that took us to and from campus every 15 minutes for free! Another small thing that not a lot of people remember is that they have bikes you can rent for the day to ride on the trails right behind the complex! Maintenance is also extremely quick and friendly which I really enjoyed. They never bother you and get the job done quick. HCP also does an awesome job of taking care of residents, especially during exam weeks. They’d throw fun events and even feed us on multiple occasions just because. My favorite event every year would be around rodeo time where they bring a whole petting zoo, line dancing, and cook rodeo favorites for the residents. The dog park was another huge highlight for me. Another type of annual event they would do is “doggy date night” at the park where they made hot dogs and brought toys for the dogs. My dog (and myself) made so many friends there, it was hard to say goodbye. Plus, the staff did a great job keeping it clean and making sure people picked up after their pets, so it never felt gross or neglected. Lastly, the people who really shaped my experience there was Mickey the manager and Celeste the leasing manager. Mickey takes care of everyone, has been there for years, and is usually the cook for the residents lol. She makes a mean elotes!! Celeste has also helped me with a lot of stuff with my unit, is super recepetive, approachable, and easy to get a hold of. She’s always been super kind and makes sure you’re taken care of. All around, this is probably the best, cheapest, and safest apartment complex on all of UTSA Blvd!!

Overall, I'd say this is one of the better apartment options when it comes to safety, cleanliness, maintenance, and community events. Maintenance has always been quick to respond, and they host a lot of resident events throughout the year, which is a huge plus. The apartments themselves are also niceish. Having an in-unit washer and dryer, a private bathroom, a small walk-in closet, a balcony, and a full kitchen made living here comfortable. That said, my experience with management has been mixed. I moved here because of a friend and have lived here for almost a year and a half. Some office staff have been very kind and helpful, but I've also had interactions with management that came across as dismissive or arrogant, almost as if they didn't care whether residents stayed or left. It also felt like certain residents received better treatment than others. (Favoritism) My biggest concern is the move-out process and the fees. When I moved in, my unit already had a lot of pinholes, paint discoloration, and general wear. I'm hoping I won't end up being charged hundreds of dollars for repainting damage that existed before I moved in. They do room inspections every semester and before move-out, which is understandable, but it often feels like they're looking for reasons to charge residents. I've personally heard many people talk about receiving unexpected move-out charges of $200 or more. Since they don't require a security deposit, it can feel like those costs are simply collected at the end of your lease instead. One thing I didn't like was the way unit entry was handled. They'll often send a notice with a broad timeframe for entering your apartment, but in my experience they don't always knock before coming in. It caught me off guard a few times, so it's something future residents should be aware of. My advice is simple: when you move in, take detailed photos and videos of everything in your unit, report any damage immediately, and keep copies of your records. Also, monitor your resident account throughout your lease and especially when you're preparing to move out. Doing that can save you a lot of stress later. Also, if y'all can fix the railing on the stairs that's loose/broken would be awesome my grandma almost fell. Thanks!

I can honestly say this has been one of the most frustrating, disappointing, and exhausting housing experiences I have ever witnessed. My grandchildren have lived here for four years, and instead of seeing improvements over time, we've watched the overall quality of management, communication, and resident relations steadily decline. Every year seems to bring higher costs, more restrictions, and less consideration for the people actually living here. The most recent example of this decline has been our interactions with Assistant General Manager Leti Olivio. In our experience, communication has been consistently cold, dismissive, and unnecessarily confrontational. Rather than feeling like residents and their families are being treated with respect or understanding, interactions often leave people feeling talked down to, ignored, or treated like an inconvenience. For someone in a leadership position, professionalism, empathy, patience, and customer service should be basic expectations. Unfortunately, that has not been our experience. Questions that should be simple to address become unnecessarily stressful. Concerns are met with little understanding. Conversations that could be handled respectfully often come across as overly critical and hostile. It creates an environment where residents feel uncomfortable approaching management at all, especially Leti. What's especially concerning is that this property primarily serves students. College students already have enough pressure balancing classes, work, finances, and their personal lives. The last thing they need is management practices that add more stress to their day-to-day living situation. Housing should provide stability and peace of mind. Instead, it often feels like residents are under constant scrutiny while paying increasingly expensive rates for a living experience that continues to deteriorate. As a grandmother, it is incredibly discouraging to watch someone you care about pay more and more money while receiving less and less support. The atmosphere has become increasingly unwelcoming, and there appears to be very little awareness of how management decisions affect the people who actually call this place home. After four years of observing this property, I cannot honestly say things have improved. In fact, the opposite seems true. What was once a property with manageable issues has evolved into a place where poor communication, rising costs, and resident dissatisfaction appear to be the norm rather than the exception. I would strongly encourage parents to thoroughly research alternative housing options before trusting this property with their student's living experience. Students deserve a place where they can focus on their education, build friendships, and enjoy their college years—not a place where management issues become an additional source of stress. Based on our experience, I cannot recommend this property by any means. There are much better options available that offer more value, more respect for residents, and a far more positive living environment and are just as close to the school your kiddos should be focusing on. Not this nonsense.
