Avoid This Complex – Endless Broken Promises and Sketchy Billing: I strongly warn prospective tenants and parents to look elsewhere. Choosing to live here has been a massive mistake, and management has failed to deliver on almost everything promised. Terrible Customer Service & Roommate Matching: The "roommate matching" process is a joke. My daughter was placed with an incredibly disruptive roommate who smoked indoors, caused noise violations, and stole property. Despite multiple calls and pleas for help from the roommates, management did absolutely nothing to intervene or provide a resolution. Unreliable Shuttle Service: We were assured there would be reliable shuttle transportation to and from campus. In reality, the shuttle didn't operate during crucial early evening hours, forcing me to buy an expensive on-campus parking permit just so my daughter could get home safely from late classes. Deceptive Amenities: One of the main reasons we signed here was for the clubhouse, gym, and pool. My daughter never got to use them, as they were shut down for renovations for practically her entire lease term—yet we still paid full price. Sketchy Billing and Fees: The financial side of this complex is entirely unclear. Management agreed to lower the rent due to initial issues at the start of the lease, but looking at the ledger, the promised discounts were never actually applied. Their billing feels incredibly sketchy. Poor Maintenance: Turnaround times are slow, and the overall upkeep of the property is highly lacking. Do yourself a favor and rent somewhere else in Richmond. The James Apartments talks a big game during the tour, but once they have your signature on a lease, they completely abandon their residents.

Called in with questions because my child is looking for an affordable apartment. I spoke with Shavaree over the phone and she made this process very easy. I will definitely keep The James as an option for my child! She explained everything very well and I was left very satisfied with my interaction.

Sydney did a fantastic job during my virtual tour! She was patient and respectful and made sure every question I had was answered. She was also very knowledgeable about the application/leasing process and took the time to show me not just the model but also all the amenities!

They are so incredibly friendly and attentive to their residents. They host amazing events for everyone who lives here. The new clubhouse renovations are also gorgeous. Being close to VCU but far away from the chaos of downtown is amazing too.

Peace of mind for a VCU Mom ! 5 Stars! My daughter spent four wonderful years here—starting in a 4-bedroom for a few years before moving into a 2-bedroom. As a mother, the gated area with 24-hour security gave me such incredible peace of mind, and the shuttle bus to VCU was a lifesaver, sparing her from Richmond traffic and parking headaches to and from class. The staff and management truly set this place apart; they treat you like family. Bayleigh at the front office always has a smile and happy to help you with anything. They are always putting on great activities for the residents, like bingo with awesome prizes and food trucks, which makes it feel like a real community. Even the maintenance team is top-notch, responding to any request almost immediately even the smallest things like a lightbulb. She also loved the study room in the main building, which was so convenient for group sessions without disturbing her roommates. Between the fantastic amenities, the beautiful pool, and the caring atmosphere, I couldn’t have asked for a better home for her during her college years. So much that she wouldn’t leave after graduation and worked in Richmond. We are so grateful for the four years of excellent service! Thank you The James Family 💙 Mom
