Took a tour for my future ram. Alijah was our tour guide of the apartments. He was informative and answered all my questions. Super friendly. The apt building is spacious and offers several area for residents to hangout and entertain themselves. The apt itself is cute and cozy love that all have their own bathroom in your room. My son is excited to move in this fall!

I have reason to believe somebody from their management team or front desk team stole my friends popcorn. Management was VERY dismissive when she addressed this issue thinking they know everything instead of trying to investigate the situation and help her out. Her boyfriend ordered her some popcorn under her unit number and letter but since it wasn’t her name on the package they didn’t notify her the package got delivered. A couple of days later she asked the front office if they had a package under her boyfriends name which they said they did in the mail room and she let them know she would get the package in two days. Two days passes by, she gets the popcorn and the box feels light. She opens it and there’s another package of a 1200 resident in her “sealed” box and there’s no sign of popcorn. The box had been tapered with and closed back up with office tape. The package was obviously tapered with and why we have reason to believe so is because 1. Instead of popcorn, another residents Amazon package was in her box most likely to make it have some “weight” so she’d have reason to believe her popcorn was in the box — 2. The package was delivered and was held in the mail room which means no resident should have had access to taper with the package UNLESS they leave the mail room unlocked for residents to freely access which they DON’T DO — 3. It was sealed up with OFFICE TAPE — 4. Once again , it couldn’t have been the delivery driver because an Amazon package from a different 1200 west Marshall resident was in her box when she opened it. Management needs to do better !!! It’s the principle of it and I would’ve expected them to do whatever is in their power to handle the situation and investigate rather than telling her they don’t think it happened within their building and that she would have to contact the shipping company. Edit: The Caucasian woman who is responsible for the building said “We definitely did not open that box” and my friend responded and said “Definitely?” in which management responded and said “Yeah on my fathers grave.” Adrian who is an African American man who I believe is also responsible for the building had a NASTY attitude and was very dismissive. He wasn’t who my friend spoke to initially but instead he tried to go based on what he had heard. He told her that she needs to contact the shipping company and continuously spoke over her and didn’t allow her to explain what had happened. He also failed to provide her the email for his higher up management team after she had asked.

I lived here for three years. The good: it is secure as in the lobby locks at night. You have to scan your key to use the elevator. It’s only a 10-12 minute walk to classes and food spots. You can lock your bedroom door. They have good amenities and the maintenance crew was always nice. The lounge was nice and I had a graduation party there. Outdoor area was spacious. You can park in the garage without parking on the street. They do provide a bed and desk and living room furniture. I have an overall good place for three years. Lobby and lounges were clean. The bad: some residents left pets’ waste in the hall. The rent increased every year. You have the option to renew early and save a little, but you’ll be locked in a contract for another year. I could hear our neighbors laughing at night or partying down the hall the walls were so thin. The trash room was sometimes so full the hallway smelled and gnats would come into our apartments. The garage door on Norton was open 95% of time so my car was vulnerable. The week I moved out the garage door was working for the longest time since I’ve been there lol. I got packages delivered in July and someone stole them. I asked the front desk and they couldn’t find them. Weeks later I see another resident standing at the front desk playing with an item I ordered. I asked where did she find it..uh upstairs in one of the lounges. Why is my stuff in the lounge? The final straw is I just got an email for $135 (after my mom received an email a couple months ago saying we owed a different charge) despite moving out in July all the cleaning my mom did and fixing the walls. She deep cleaned. The girl who did the tour said my room was good to go. My old roommate was also there as a witness. HAVE a witness and TAKE pictures. It’s in your lease you have a right to be there when they do a final walk through. Do not let them convince you other wise, this is how they find stuff to charge for. Months later I get some email saying I owe money lol. They will nickel and dime you. 1200 had good and bad, but the American Campus Community company is extremely money hungry. My mom also had to make several calls to speak with a manager or come up. Front desk would say one thing and then the manager said another. The front desk associates do their best and are nice, but double check with manager about concerns. It’s a decent place, but make sure you cover yourself.

My experience with 1200 WM and American Campus Communities was completely unprofessional and stressful. The property manager, Adrian, threw a notebook at me containing sensitive resident and property info, and Richard, the regional manager, dismissed my experience, accused me of lying, and harassed me over this review; threatening to withhold the gift card refund, which I received just hours after filing an official case with the BBB. (By the way, retaliatory behavior like this is illegal under the Consumer Review Fairness Act). Both managers completely lack professionalism and people skills, but American Campus Communities is no longer my problem. Fortunately the BBB processed my photo evidence and it is saved for the authorities if Richard ever contacts me in any way. Anyone interested in this case can read my full complaint on the BBB website, where it will remain public for three years. Don’t try to take advantage of students. My experience is valid, and so is yours. I also realize now that I’m graduated and residing in a real, luxury complex, it’s nothing like undercover student housing that ACC promotes. I stand by my review and thanks for the money! TLDR: Avoid this place at all costs. The towing policies are inconsistent, the system is poorly managed, and management does not have the professionalism or people skills required to manage any form of housing.

DO NOT STAY HERE!! If I could give this zero stars I would!!! I would strongly advise against choosing this apartment for student housing. The price is ridiculously high for what you get a tiny room and bathroom that are not worth anywhere near what they charge. The entire apartment felt outdated, with mismatched paint on the walls and even signs of mold. The front desk staff are incredibly rude. Any time I had a question or issue, I was either ignored or outright hung up on. Completely unprofessional and frustrating to deal with. Also, make sure you take detailed photos when you move in. They charged me $200 in "damages" when I moved out, even though the room was in the same condition as when I arrived. It's clearly a scam to squeeze more money out of students. There are definitely better, more affordable, and more respectful places to stay. Do not waste your money here!
