The Roost is no longer the great place it used to be. I lived here from Fall 2020 to Winter 2022. With the increase in rent, the decline in property maintenance, snow removal and overall increase in charges much better places exist all over Rexburg. My friend who lived here a semester after I left reported a maintenance issue 4 times and they never came and fixed it. The apartments do remain comfortable, well-furnished and nice overall; however, I am no longer able to recommend to someone that they should live at the Roost. The Roost no longer stands out - it has become a run-of-the-mill apartment complex.

I truly wish people would leave more reviews on this place because 4.4 is laughable. It WAS cheap, which was nice. I say was because as I was leaving I heard how much they raised their prices and it’s just insane to pay 700 dollars for a single room and it’s the size of what a full sized bathroom should be. I decided to live here, and I signed the lease, but i’m still going to complain about the fact they take 125 dollars out of your deposit regardless. Especially in my case it’s frustrating because I had the world’s most disgusting roommate, like it was always disgusting, ring around the toilet, smelled awful, and stains everywhere. She had her boyfriend living there and it made me uncomfortable cause he would be there alone with me all the time and all they did was smoke weed all day and have a cat that they never kept in their room. I also have a cat, but they would lock the cat out of their bedroom and leave their cat to terrorize the whole apartment. The reason i note all of this is it was all reported to management. Ren was the manager the first few months, SHE WAS AWFUL! I moved in and there were stains on everything and I reported it in my note and she said “just clean it” if you are a manager of shared housing, how about you make sure your residents practice proper cleanliness, it’s not that freaking hard. After her we got Aubrey. I think Aubrey is a super sweet person, but not built to be a manager, which is sad to say, because again, she’s so nice. She was really hard to reach, I had to almost always go to the office since she wouldn’t answer phone calls or texts, I reported roommate issues to her (especially the weed thing because I don’t care if you smoke, but if I can smell weed from the stairs leading to the apartment, there’s an issue) and she was like Oh my gosh, and she even said that since the boyfriend was there even though he wasn’t supposed to be she would handle that, and in the end, I had to live with Morgan for 3 more months and endure that. Almost all the gym equipment was broken from the day I moved in, they need a better system for renting the group room area, and the game area is boring. They Also need to hire a real maintenance team. There was a rat in the vent behind my W&D and we reported it and he put a flashlight in the crack of the wall and w&d but didn’t move them to actually look. Thankfully I was moving out 2 1/2 weeks later so I didn’t have to deal with it. They also never answer maintenance requests and maintenance only comes once a week. and the maintenance man is just the managers husband that’s it. They never gave notices for when they were coming into to the apartment even though they do need to offer 24hr notice, per the lease. It was a fine first place to live, but too many important things they are lacking on for me to leave anything higher then a 2. I also put in a maintenance request for my toilet seat since it wasn’t locking in place and it was moving around a bunch and I did that about 5 months into living there, did it about 6 separate times and still no one ever came and looked at it. They also need a custodial team. The “amenities” and stairwells are disgusting. They even had them “professionally” cleaned and they looked awful. There was so much dust on a window in the stairwells I wrote wash me on it when I moved in and it was still there when I left.

The Roost definitely isn't the worst place to live in town, however not worth the price that you pay. Upon moving in the toilet in my bathroom was not working, I sent in a maintenance request, which they responded to fairly quickly (which was lucky because they only do maintenance once a week) however it broke after i flushed it one time, i then looked up a youtube video and fixed it myself. I did like that they had a washer and dryer in the unit, but it did take more than a couple of hours to dry anything. They did have a fitness center which i liked, but for the majority of the time i lived there one of the two weight machines was broken. The portal that they used had a fee to pay your rent, which i think is dumb, I asked the manager if there was a way I could pay rent without any sort of fee and she told me no. My roomate and I both payed the same price for a private room (obviously) but the rooms were different in size, furniture, windows, closet size etc. I had two desks in my room and not a chair to go with them. (Not that big of a deal but something you notice over time.) The manager never seemed to be in either, one time she had sent a text saying she would be out of town and not to text her unless there was an emergency. I had gotten locked out a few days later, and was unsure of what to do, because in the lease it states that a lockout is not an emergency but that we needed to notify a manager if we called a locksmith. I then texted her and she seemed very annoyed, which I can understand, however this is her job. When I checked out of the apartment, the manager not only asked to postpone the time I had set up a couple of weeks prior, but then was late to the time she set. She looked at my room for about two seconds and didn't even bother in the bathroom or kitchen, which shows you how much she really cares. Visitor Parking is only an hour long, and also most of the visitor spaces were taken up by snow during the winter, they also did not take very good care of the parking lot during the winter, which ended up being a big pain. I loved how they had two fridges, and a decent amount of storage space in the living room, kitchen, under the sink, and in the rooms (there was two book shelves above the beds which i loved). They also had a tv with roku if that is important to you. They did have a game/common room which was nice. Along with a piano in its own practice room. You could also have a friend stay over for three days before you had to notify them, which I also liked. I overall would have had a better experience if I wasn't paying so much (which raises my expectations), and the management was a little better at communicating. I would not recommend the Roost.

I really want to say this place is perfect but there's just some things that keep it from being such. I lived here for just under a year and I had a fine time living here, nice living space, two fridges, two bathrooms, dryer and washer in the apartment. Went through two sets of managers and they did their jobs properly. There is just a few things that brings them down where it reminds you, You are just another number and another paycheck. The portal they go through charges you money to pay your bills, and other little stuff where it makes you think, "I'm paying all my bills and my rent why aren't these things being covered by that?" It's a nice place but make sure to be aware of certain things that will catch you by surprise.

My time at The Roost has been quite pleasant. The rooms are nice. Not roomy, but not cramped. While the space is generally limited as a whole, the kitchen cabinets are spacious. There is a roku TV in every apartment. The lounge is nice too, and easy to reserve. The owners when I moved in were friends of mine and they were kind and respectful to me and, as far as I knew, to everyone else. The management entity has changed though, and I don't know if the owners I knew are still with it. But the current onsite manager has not changed, and she seems to do a fair job. Though I have twice been double charged rent in a month, she has helped me get a refund or apply it to next month's rent. She has been responsive to me. Most maintenance issues have been resolved well, soon after a request. My only complaint with maintenance has been their treatment of a plumbing/water heater issue. They have come twice to look at it, and partially resolved the issue, but the issue has not been fully resolved, and it has been three months. Other than that it has been a good place to live.
