Milano Flats has been one of the worst housing experiences I’ve had. Their rent payment system is confusing and misleading. It sends a confirmation that makes it look like your rent is paid, but it only means the payment was submitted—not actually processed. I paid during the grace period, received confirmation, then days later found out it had been returned for insufficient funds and was charged a $100 late fee. Management refused to make any exception even though the situation was caused by unclear communication and delayed notification. The apartments are also extremely small. There is barely enough space for a bed and a desk, and it feels very cramped and not well designed for student living. The laundry situation is bad enough that it affects daily life. The laundry room is often dirty, and there are not nearly enough washers and dryers for the number of residents. If you need clean clothes, you realistically have to go between about 6–9 AM on weekdays or wear dirty stinky clothing. Management has also been unhelpful in roommate situations. In one case, an issue was escalated directly to BYU–Idaho Honor Code without proper investigation, and I was reported even though I was not even present at the apartment. Overall, communication is poor, the policies are not clearly explained or reasonably, and there is no flexibility when problems come up. I would not recommend Milano Flats to any other students.

(AVOID AT ALL COSTS) Upon arrival my room and the apartment were horrendous condition. My room was filth with there being dirt on the window seal, walls , and shelfs. Additonally there was left over junk from the person who was in the room prior to me moving in. And the fridge looked like a murder-scene. there were crumbs and spilt liquids everywhere, it looked like it hasnt been cleaned it years. The dishwasher was broken and wouldnt drain, and the non existent maintenance team never fixed it which led to it smelling like a pig-pen. The laundry room situation is also very sad and depressing. Not only was there always a new machine broken, But when maintence would come for repairs, nothing was ever fixed, there was only like 5 active working drying machines for the entire complex. Along with the machines not working there are also very dirty reeking of mildew and other foul odors. And then move out day came and upon taking off my matress sheets and my matress cover I discovered straight horror in my own bedroom. 75% of my matress was covered in mold. prior to this discovery I have been having headaches and feelings ill and I believe this to the be the cause. Also apparently the hot-tub gives out skin infections which made me scared enough to never use it.

The private room is a huge plus, but it super interesting. Management is inconsistent. They double charged rent and it took about three months to get my reimbursement, after a few missed deadlines and constant nagging. Repairs take a while and if you really need anything, you gotta fight for it. But it’s kinda close to school

I would rate this apartment -5 stars if I could. My experience here was an absolute nightmare with everything breaking and not functioning and matinence not doing anything about it. I now have a chronic skin infection from their hot tub constanly being filthy or broken. Plumbing and heating and cooling are an absolute joke with them barley functioning or not functioning at all. Wifi constantly cuts in and out and fire alarms going of daily due to neighboring apartments fire alarm or even being triggered by cooking anything in the oven over 375 degrees. Fridge and freezer space is pathetic with no room for freezer foods. Laundry is constantly unavailable or broken so clothes don't get washed weekly. I wouldn't even stay here if I was PAID to live here. There are much better apartments available than Milano for the price, condition, and space.

I lived at Milano Flats for nearly a year, and while I’ll acknowledge a few surface-level positives, the overall experience was extremely disappointing. The new management that came in toward the end of my lease was better than the original team — more responsive and communicative — but there’s still a long way to go before this place becomes worth what they charge. Maintenance was a constant struggle. When I moved in, the unit across the hall had a partially collapsed ceiling near the bathroom vanity. It stayed like that for almost a year, with visible water damage on the floor and cabinets. It was only fixed a week before one of my former roommates was scheduled to move in, and only after he told management he refused to move in unless it was repaired. That level of neglect says everything about how things were handled. Management during most of my stay was practically nonexistent. They made promises they didn’t keep, like a full outdoor renovation — which turned out to be someone spraying Flex Seal inside the hot tub (that was out of order 90% of the time) it was consistantly shutdown from either a broken pump, "cleaning" or the temperature being freezing cold because they turned it down. They were rarely in the office and difficult to get help from. The apartments look decent at first glance, with newer appliances — but it’s all surface-level. The tile flooring is just glued directly onto the subfloor and peels up easily. There’s only one fridge/freezer for six people, which is ridiculous. Even with only five roommates, we were constantly battling over fridge space. It's absolutely not practical for shared living. The units are tiny, yet priced like luxury apartments. There’s no central AC, so in the summer you’re stuck in 85–90°F heat. The provided window AC unit is so loud that you can’t watch TV, or hold a conversation while it’s on. And in the winter, the “heated floors” don’t actually keep the apartment warm unless you turn the thermostat up to 100°F — they’re more of a marketing gimmick than a reliable heating system. Laundry is a disaster. One shared laundry room for the entire complex, with about 6 washers and 12 dryers, half of which are typically broken. Expect long waits or to go to a laundromat. Parking is extremely poorly designed. The mens building has a single row of parking with double-painted, unclear lines, so no one knows where to park correctly. This leads to wasted space, frustration, and walking the length of the building just to reach your car. One thing I want to highlight is the white glove checks, which are supposed to ensure that apartments are left in pristine condition when you move out. The employees who do these checks cannot be trusted. During my first semester, I spent almost 6 hours meticulously cleaning the bathroom, making sure every inch was spotless. Yet, when the check was done, I was failed on every single item on the list — and I’m convinced they didn’t even do a thorough inspection. If you’re moving out, make sure you follow the employees around during their inspection to ensure they’re being honest. They seem to fail you just to charge you more, and you can’t trust them to do their job properly. Security deposits? I was one of the few lucky enough to get mine back, but they still charged me over $100 for a “cleaning fee.” I swept the place myself, my cat doesn’t shed. They claimed to use “professional cleaners,” but in reality, it’s just college kids they hire over breaks. I’ve seen them work — all they do is toss out anything without a name on it and sweep. That’s not professional cleaning, yet it’s what they charge you for. Again, I’ll give credit to the new management — they seem like they care more and might be trying to turn things around. But unless they seriously overhaul maintenance, fix the amenities, clean up the management practices, and stop charging fees for subpar services, I cannot recommend Milano Flats.
