I decided to live on 1301 because I previously lived in Park 109 managed by the same company and loved the experience so figured I’d have the same down the street since it’s owned by the same company. I quickly would realize that I should have ran the other way. Immediately at move in, the washing machine only worked half the time. It took clicking random buttons, and a prayer to ever wash my clothes. Nonetheless I dealt with it, and didn’t complain. Then the refrigerator would off and on work, and about the same time mold begin to appear in the apartment. Mold for me was enough to want out of the lease so I emailed the office , now under new management known as Horizon, asking to opt out of my lease in which the agreed to come inspect my apartment. They came by my apartment and later that afternoon I was told via email that I could opt out of my lease or move upstairs in which I decided to opt out. The next morning I was abruptly woken up to people banging at my door. It was three maintenance men there to install an industrial sized dehumidifier and a large tube that would drain the water down my sink. I was a never told about any of this and quickly emailed the leasing office to find out what is going on. I was told that the business manager would speak to the property manager and get back to me. And of course that never happened. I never received an apology or a time line but rather received a call that they need to work on the issue, and figured I’d understand. I let Daquan know that on November 9th I’d be moving out. In which he replied that he would calculate a cost for November rent. I was a bit shocked that I was being charged given that I was living in a mold covered apartment, accompanied by a noisy industrial sized dehumidifier and having to unexpectedly move in between work and school, but nonetheless I agreed because I just wanted to be done and move out. Because of reoccurring payments my entire November rent was taken out, but I was assured that I’d get a refund with the adjusted price, 2-3 days after I moved out—after sending multiple emails with no responses. But here I am a week later and still haven’t received any sort of refund or update.Throughout this experience I haven’t received a single apology, any accountability, little to no communication, and a heafty cost for living in a mold ridden apartment. If you are looking at 1301, I’d urge you to look elsewhere.

I am a current resident at 1301 Hillsborough Street. I have found the complexes and staff to be amazing. The Live on Hillsborough company does a great job in maintaining the complexes and keeping up with their residents. For example, they just threw a "fall fest" for residents and allowed us to come and grab pumpkins, flower bouquets, and desserts. I think they put a lot of effort into making their residents feel welcome and it has payed off. I would seriously recommend checking out their apartments if you are an NC State student looking for off-campus housing. The location is also great if you would like to be closer to campus for classes and other things, it is only about a 10-15 min walk. Plus, our three-bedroom apartment has a beautiful living area with very spacious bedrooms. The kitchen is big enough for everyone to use at the same time and not have any issues. Would totally recommend checking out this complex! I have had nothing but pleasant experiences here.:)

Before moving in, it was reassuring that the place got sanitized and cleaned for COVID. And the place is convenient that everything is included. They give meals once a week and a month for having some activities which seems helpful. 2 negative things though - this is a students resident, so you will have a high chance to meet noisy neighbors who loves party. Second is that this place offers off street parking, meaning you will have to spend time to look for parking spots. Other than that, everything seems fine.

I have lived in this apartment for two years now and my roommate and I really like it! The space is open and modern in a great location close to NC State. The only complaints I have are that the elevator is really slow and needs to be re-inspected and the barstools at the kitchen counter are too high to comfortable sit at the counter. The office workers are very friendly and help wherever they can! The maintenance team also works very hard to fix any problems we find. I would definitely recommend living here, it is on the pricey side but you are getting amenities and a clean and comfortable place to live.

The new property owners have A LOT to do to help pick up the pieces that were left from the previous management company. •I requested a parking spot close to the building entrance, and security remains a major problem due to the convenience store and hair salon downstairs. Customers are parking in my parking spot DAILY. Friends of residents have been parking in my spot as well. I called management the other day and they said they would send the towing company on the property for a time during the day. Quite honestly i've never seen the tow truck, but that alone isn't enough. There needs to be some sort of secuirty enforcement monitoring the property at all times. I don't pay $125/month for a parking spot if I'm not guaranteed it whenever I leave my apartment. •The property owners should also be speaking to the convenience store regarding where the vendors are parking their trucks. Some trucks have been parking in a turn lane, and others have been blocking the apartment complex exit. This is completely unacceptable. •Additionally, I requested an apartment facing Hillsborough St up on the 4th floor for a nice view. It's amazing that I hear every single car pass. The new property owners should install noise proof windows, to help make a more calming and relaxed experience for residents. Asides these, it's a major plus to have all of my utilities, wifi, cable, and furnishings included. It's the perfect size apartment for one person!
