Monticello Apartments, provo-ut

Monticello apartments is great! Seth, gigi, tanner, weston, and jacey are all employees there that helped me personally. I loved the proximity to campus and the overall great service from the leasing office when i needed it. Good college apartment especially for lower class men :))

Great ward and very close to BYU campus. Also not too expensive, especially for the location. The office staff were always nice and tried to be helpful. Overall living here is pretty good, but there is one major frustration. To start, I fully recognize that the policy I outline here is stated in the lease and is legal, but it is deeply unethical. If you sell your contract and move out early, you forfeit your security deposit and are charged a "transfer fee," which is 85% of your monthly rent. My wife and I each lost $700 as a result of this policy, which is a significant burden for a newly married couple. Given how frequently residents here get married or move out because of other life changes, you would think that apartment management would have thought about this. Furthermore, Monticello and Redstone incur no financial losses when a contract is sold, since the bedspace is rented by a new person who pays full rent. Essentially, they still generate the same income after a resident moves out early. Their justification, which is that the complex cannot verify the condition of the apartment when you move out early, may explain why you forfeit your deposit, but it does not rationalize the additional "transfer fee." The "transfer fee" appears to serve no other purpose than to take additional money from full-time college students. While it is technically legal and they are fully within their right to have this policy, in my view it is unjust and places unnecessary financial stress on its former residents.

The place itself isn't bad, great ward, super close to campus, and rent itself isn't particularly expensive. I also want to add that low level management is great. Super nice, good communication, I particularly enjoy Gigi's Waffle Wednesdays every week. Honestly, I would have moved a while ago if it wasn't for these aspects. But the quality of the dorms varies from dorm to dorm, so its a bit of a gamble. Generally, the dorms aren't in tip top shape, holes in ceiling, missing plug and light switch covers, and various discolorations. There are also A LOT of hidden fees every step of the way. Signing fees for every party involved, transfer fees, very strict cleaning fees, etc. Also, the pool is closed most of year btw.

I’ve enjoyed my time here because the people are fantastic! The residents are all very kind and friendly, and Gigi and the others in the office always do their best to help. My main complaint is that Redstone management is very inefficient and reluctant to approve repairs and get work done, which can lead to major inconveniences (and can occasionally be hazardous). Otherwise, Monticello is a good place to live—especially because the location is great for BYU students, and for those without a car.

I love Monticello! I’ve met some of the greatest people here, the ward is amazing, it’s so conveniently close to campus and the management staff is fantastic. They’ve always been so kind, understanding and willing to help, it’s clear they care about their tenants and their situations. Plus it’s generally one of the better deals in Provo. Any complaints would be that rent and parking tends to increase year by year and parking’s pretty pricy, but street parking is always an option. Clean checks are also getting stricter. This stuff however comes with Redstone owning the complex, like most others in Provo (honking corporate greed). However, would still highly recommend 👌
