Biggest rip-off!! My friend rented here, and they cram six people into a tiny three-bedroom apartment. Rent is almost $600, and there are zero amenities. They charge a $25 carpet cleaning fee every three months. Get this: these units don’t even have carpet. And they don’t come to clean the hard floors either. Complete scam. They claim the $25 is for a general cleaning fee when you move out, even though it’s listed as a carpet cleaning fee. You thought that was bad? It gets worse. They never clean the apartment. They have the tenants clean their own apartment when they move out, so what’s the point of the $25 carpet cleaning fee? Complete scam! If you’d like living in a small three-bedroom apartment cramped with six people, then this is the place for you. There are much better apartments nearby with real amenities that are actually comfortable—and cheaper.

Honestly, I recommend avoiding this property and Joseph Thomas Real-Estate altogether. They are slightly shady and unethical. They enjoy nickel and dimming tenants with little excessive fees such as maintenances, rent payments, carpet cleaning, & parking. Joseph Thomas Real-Estate charges a payment fee for making rent payments to them on a Point of Sale System Joseph Thomas Real-Estate chose to use, but J.T.R.E imposes that cost on their tenants for a service they signed up to use. J.T.R.E also charges a Carpet cleaning fee at a property that DOEST NOT have any carpet in it, which is very unethical. J.T.R.E charges for maintenances requests that you help them by keeping their place operable. Joseph Thomas Real-Estate charges tenants for a parking pass to their limited 30 stalls to be shared between 100 tenants. Often times you have to try and find a spot on the street a block away. J.T.R.E have very poor to hardly any communication with tenants about most work occurring around the property. Even though they do communicate about some building work they are not always consistent in their communications. In fact, their negligence’s caused damage to my relatives’ car. They have not tried to make it right. Joseph Thomas Real-Estate will try shady things I have never seen larger apartments attempt outside of Provo. The point is Joseph Thomas Real-Estate is quite greedy and very unethical.

There is rancid chicken water in the sink in this photo of when I lived here. These apartments are disgusting and roommates are not tidy. This was my apartment every day save for cleaning checks. I lived in my back room and never came out because it was so disgusting. There was black mold and bugs everywhere. Do not live here for your own safety.

If you clean the apartments they are just fine, and honestly the enviroment of the quad set up makes for a tight knit ward as long as you keep the blinds open 😄. Management isn't an issue and neither are the utilities ($45).

When I moved in here my shower was broken for 4 weeks and I was charged with a huge water bill even though it was a maintenance issue. Not great customer service. Oh and my bike got stolen from parking it where I was supposed to. Rent is cheap but I enjoyed living across the street at sparks II much better and had a better experience there.
