Had the worst customer service experience. I was living here while it was under Penn housing and I really liked it. Honestly the building is very nice and has nice amenities. But my primary issue with them is communication and a lack of accountability. I was told that I could participate in a program where I could stay over the summer for $500 and that I could sublet my room during this time. I found a delegate who was set to move in May 13 (which I communicated to them via email) and they decided to tell me May 1 that I was actually never allowed to sublet (although I had been in communication with them for over a month). I called and emailed close to 10 times asking for accommodation for my delegate, considering that she was left unhoused due to their negligence. Their excuse is that there were "a lot of unknowns" during the transition out of Penn housing, which I understand but doesn't excuse why you are telling people they can do things that are expensive and time sensitive when they really can't. I asked if an exception could be made and they kept repeating that subleasing is not allowed. I even spoke to their regional manager, Kayla I believe, and she reiterated the same without an ounce of accountability or empathy it seemed. It's basic customer service that when you make a mistake, especially one that has so many repercussions, you need to be a part of finding a solution for your customers. Then to make matters worse, I got another email, a couple days after Penn move out (mid-May) saying that I am actually not allowed to stay over the Summer at all because I am studying abroad. So not only was I initially told that I could sublet but I was also told I could stay in general - all of which did not end up being true.

As I approach the end of my three years as a Radian resident, I find it to be a convenient off-campus apartment complex near UPenn's campus. I only have Penn’s Quad to compare it to, so I suggest checking out reviews for other apartment complexes before choosing the Radian. I've had both positive and negative experiences at the Radian, which I will outline below. For the positives, there are nearby restaurants, a bank, a CVS pharmacy, a grocery store, dry cleaning lockers, mail lockers, and more. I also appreciated the office’s help in delivering things when I was sick, living with roommates, the view (I was especially lucky to have a corner unit), and the conveniences of a reliable maintenance team/kitchen/in-unit laundry. As for the negatives, the several false fire alarms, the lack of meaningful community events (granted, the Covid-19 pandemic did not help), the leasing office’s lack of help for finding a sub-letter, the pressuring of people to re-sign their lease in October, the exorbitant rent for a one bedroom/one bathroom unit, and the unreliable elevators summarize the list of disappointments I’ve had. I also encourage the Radian to update their images because of recent renovations and other construction that was out of their control, such as how Penn’s New College House obstructs the view onto 39th and Walnut Street. I write this constructive feedback so the Radian can hopefully improve in the future. Overall, I recommend leasing from this building if you can afford it and like their amenities, yet I caution you that there may be times when you’ll be disappointed with the Radian. As of this writing, the Radian only offers 12 month leases, so you'll either have to pay summer rent or find someone to sublease from you. Personally, I recommend a four bedroom, 2 bathroom apartment (which I subleased for a semester) because it is reasonably priced compared to a one bedroom, one bathroom apartment and having roommates can add liveliness to an apartment!

Very bad management team, they are super lazy and don’t know what they are doing. The messed up the whole lease situation and turned the lease from $1400 to $1000.

Don't live here. Way over priced for what it is, many options around campus. Yeah the location is convenient but there are places that are closer to campus, cheaper, newer, better furnished, with more responsible management. I've visited my friends' places at domus and chestnut and I honestly regret not starting my search earlier when those had availabilities. Both me and my roommate were not able to receive our key the day we arrived. The management lost one of my packages for a week and when it turned up I had already ordered a replacement that I had to call in to cancel. The elevators are constantly broken. Both me and my friend experienced cockroaches (we were on different floors). I was looking for a place that was quieter and had less undergrads, which I had told the leasing team, and they assured me this was the case. They completely lied to me as the building is full of undergrads and there were weeknights that they were so loud I could not sleep. The fire alarm is also constantly broken and I've been woken up at 7 am the day of a test due to a misfire of fire alarm. Don't. Live. Here.

My family and I are extremely happy with The Radian and its amazing staff. Move-in was incredibly organized and seamless. The staff is accommodating and professional . The apartments are spacious and well-appointed. We also appreciate the security features and the many amenities. This was a great choice for off-campus living.
