The Eleanor at Chestnut Apartments, philadelphia-pa

I’ve had a really positive experience living here so far. The staff Xiamari, Alana and team has been supportive, responsive, and easy to work with, and the flexible lease options make it very convenient. The location is also a big plus, with grocery stores and public transit close by. I appreciate the efforts to build a sense of community through resident events, which makes the place feel more welcoming. While there were a few minor issues with WiFi and transitions between tenants, the management team addressed them promptly and made sure concerns were heard. Overall, it’s been a comfortable and well-managed place to stay. Having been here for some time now and had a consistently good experience, I would truly value the opportunity to continue my stay.

I have had an amazing experience with the property so far. I have had the pleasure of being helped by both xiamari and alana. XIA helped me sign a lease in the beginning and made sure my move in process was as smooth as possible. The roommate matching process they used worked for me, i got good roommates who i can gel with and their emails were shared prior to move in for me to get in touch. ALANA helped me with my renewal last month. Went perfectly smooth, finished the whole thing within a day and got amazing price and renewal bonus to top it off. Only thing i would say is that some of the rooms get low to none sunlight so if thats something thats important to you, you would wanna make sure with the property manager that its not one of those rooms. The property itself has all the major necessities Theres a washer dryer unit on every floor and a laundry room in the basement. Theres a decent gym, a package locker, wifi, dishwasher, microwave, oven the whole nine yards. Would highly recommend to anyone who wants a nice comfortable place for his time in school. Especially anyone who is moving from out of state. One amenity i wish i had is a space to study and relax but at the price we are getting. Its amazing.

I had a great experience moving in thanks to Xiamari from the leasing office. She communicated quickly, answered all my questions, and coordinated everything so I could move in within a few days. The apartment is spotless and in a great location with easy access to transit and groceries.

If possible, I would give zero stars. My experience living at 4258 Chestnut was overwhelmingly negative on every level. From the first day, my unit was plagued by extremely loud and constant noise, very likely caused by the building’s HVAC system. The vibrations and humming never stopped - day or night - making it nearly impossible to sleep, rest, or even think clearly. This alone should be considered an unlivable condition. (FYI, I’ve attached a video recording of the noise. Please turn your volume all the way up to fully experience what I had to live with.) Unfortunately, this was only the beginning. Package deliveries and food orders frequently went missing, and the building offered no real system of accountability. During my stay, the neighboring building often carried out loud construction starting as early as 6 AM, adding yet another layer of daily disturbance. What made everything even worse was the management. The apartment manager and the entire team were consistently unresponsive, dismissive, and irresponsible. Emails went unanswered, in-person conversations led nowhere, and every promise they made turned out to be empty. Throughout my entire lease, not a single meaningful step was taken to address any of these issues. Their complete lack of action shows a shocking disregard for residents’ well-being and basic living standards. This is by far one of the worst living experiences I have ever had. If you value safety, quiet, professionalism, or even the most basic level of management, I strongly urge you to stay far away from this property.
