The worst place I have ever lived. My kids labeled it a “roach motel”! The management team is incredibly unprofessional and clueless. When you point out a problem in the app, instead of fixing it, they argue with you to make a point. I wouldn’t recommend renting at 4415 spruce street under any circumstances, unless you want roaches and mice as roommates. They don’t care about the tenants; they only care about collecting their money. The apartment was filthy, the floors squeaked (which I was aware of), the kitchen looked patched up as if a bomb had gone off in there, and the bathroom—where they attempted to stain the bathtub twice but failed—was also neglected; they don’t even hire the right people for the job. The plumbing issues were relentless, to the point where I had to withhold rent until they fixed it. The laundry room, which they charge $20 a month for, malfunctions every other week and is moldy and dirty, with puddles of water on the floor. All they care about is not losing money during the transition between tenants. They make tenants leave seven days early so they can do "bandage" repairs and have the next tenant move in on the 1st. The whole building needs to be emptied out and renovated.

I would strongly advise against renting here unless you like paying a high, exorbitant amount of rent for a very low quality of life. I haven’t had a hot shower since Christmas break. You’re lucky to get a hot shower on only two occasions: 1) early in the morning before 6am or 2) late at night around 11pm. There’s forever dead (or alive) roaches and other insects to greet you along the floors and walls in the hallways. Need to do laundry often? Forget about it. Add on the fact that there’s only 3 washing machines for the entire building (however many tenants that is) plus the fact that the the tenants hoard the laundry room weekly and consistently— I’m only able to have fresh clothes once a month. The parking lot is a joke that you pay for. Strangers come in and out, having access to to your car and you have to just pray no one hits you (because they aren’t supposed to be parking for FREE while you pay $140/month) anyway). All you get for rent here is a place to lay your head. There’s several other better properties in the city where you get far more for far less trouble.

I can't wait to move out. The walls inside the apartment are broken and cracked, the kids damage the common areas and make a lot of noise at all hours. All the doors inside the apartment are old and unusable. The maintenance staff do everything they can to avoid replacing anything that's broken. It's really not worth the price. Besides, the neighborhood is bad; there's little police presence, a car is stolen almost every day, and there are no security cameras.

Been without heat for almost 11 days in the below freezing temperatures. I have a space heater that doesn’t warm up the large room. Their temporary solution was to give me another tiny space heater. Issue is I can’t have 2 appliances running at the same time or the circuit breaker goes off. I have to turn on the stove and oven to heat up the space.
