I would strongly urge anyone—especially parents—to think twice before leasing here. We were assured multiple times that the apartment would be clean, properly maintained, and ready for move-in. That has not been the case at all. From day one, the experience has been extremely disappointing. The management company has been incredibly unresponsive…emails go unanswered, follow-ups are ignored, and promises made during the leasing process have not been kept. The level of disorganization is unlike anything we’ve experienced. Even more concerning are the living conditions. There are clear sanitation issues, including ongoing problems with cockroaches, and concerns about possible mold that have not been properly addressed. This is not acceptable, especially for a place where students are supposed to feel safe and comfortable. At this point, it feels like once the lease is signed, accountability disappears. I rarely leave negative reviews, but this situation warrants it. If you’re considering this property, I would strongly recommend looking elsewhere.

Just moved our Ole Miss girl into her apartment. Entered to find mold and unclean conditions throughout. Apparently our unit was taken off the cleaning list so moms spent 48 hours cleaning bathrooms, stoves, refrigerators, vents, walls, floors and doors, etc. Breezeways are absolutely disgusting! It’s a wonder management won’t give you a walk through upon inquiry. This property management company must be under the slum lord category. The apartment is now mom inspection clean. Can’t wait to see what we will be dinged for upon move out. Drive right by this one. There are new buildings being built everywhere. This one is a less than 1 star.

I would not recommend Archive Oxford to anyone. The first day I moved my young adult in, the apartment was nasty. The shower had black mold and the toilet had feces stuck all around the bowl To make matters worst the toilet was broken. I was horrified. Bleach and even more bleach was used. During visit during the school year, it was always unkept. You call and no one returns your call and good luck getting any repairs from maintenance. Maintenance is offsite. Such a joke! If you want a safe clean environment for your student, don't rent here.

Update - Contacted by owner here with a canned answer. Our response was sent direct to the community manager, property owner and the this review updated. The boys were told they could move in, paid all required fees and on that date place was not ready, and work needed to repair, replace and clean was done over the next week. They were unable to move their stuff in due to the work needed, and could not sleep there that night and with work going on could not be in the apartment at times. We have made our request to make it right. Wow, my son and his roommates going back to Ole Miss were looking forward to moving into their new place and fist apartment. Reviews 6 months ago were very positive about Property Management changes and seemed consistent. Now looking at the data and dates of the reviews we see a trend that pre-school period the reviews go way down, then back up towards spring/summer. Our son were exciting to be near campus but they found the place, as did other students moving in, a wreck. It seems many of the apartment/townhomes did not get cleaned or checked at all by the owners or property management group and all the students moving in this week are experiencing similar issues. My sons place has the following: - Food left over from previous residents in the still in the fridge - Stove / Oven is completely charred / burned from what appears to be a fire - Cleaning was not done at all in their place and based on discussions with others not at theirs as well. - Underwear was left on a lawn chair in the laundry room - Articles of clothing and other "stuff" left in bedrooms - Walls are dirty and stained - Water damage in one of the bathrooms making it not usable - Stains on carpet Others have let us know they too have issues such as "poop" of unknown origins (dog most likely) on carpet, urine smells in rooms as well as similar to my sons experience as well. Owner/Property manager is not answering phone calls, and it seems the response was the contractor who was to clean did not show up, and the property manager/owners did not inspect the units or ensure the cleaning crew did their job. Now the issue is many moving in have to find a place to stay as well as store their move in items with school starting next week. From the condition there is no way the kids can stay here. Only right now are they painting walls and addressing some of the issues, but who is to say they are doing it right and how can anyone move in while repairs are being done, or expect that issues from water damage, or stains don't come back and be blamed on the current residents. We feel getting a few or all who were moving in together to see what options are available to make this right. More photos to follow... If you’re thinking about moving into Archive Oxford, PLEASE pay attention to your paperwork. Currently going on 2-3 years and I’m currently dealing with them allowing someone to renew in my name, and when I reached out for answers they acted like my files didn’t exist. The communication is poor, and it’s been stressful trying to get anything resolved. My advice: document everything, get receipts, and be cautious. The apartments might look nice, but the management process needs serious work.
