I would strongly urge anyone—especially parents—to think twice before leasing here. We were assured multiple times that the apartment would be clean, properly maintained, and ready for move-in. That has not been the case at all. From day one, the experience has been extremely disappointing. The management company has been incredibly unresponsive…emails go unanswered, follow-ups are ignored, and promises made during the leasing process have not been kept. The level of disorganization is unlike anything we’ve experienced. Even more concerning are the living conditions. There are clear sanitation issues, including ongoing problems with cockroaches, and concerns about possible mold that have not been properly addressed. This is not acceptable, especially for a place where students are supposed to feel safe and comfortable. At this point, it feels like once the lease is signed, accountability disappears. I rarely leave negative reviews, but this situation warrants it. If you’re considering this property, I would strongly recommend looking elsewhere.

I would not recommend this complex for Ole Miss students. Our experience with the property management was not great. They will not respond in a timely manner to maintenance issues and or billing issues. The onsite office has good employees but they are limited to assist due to the policies the company has in place for maintenance, repairs and administrative needs.

I would not recommend Archive Oxford to anyone. The first day I moved my young adult in, the apartment was nasty. The shower had black mold and the toilet had feces stuck all around the bowl To make matters worst the toilet was broken. I was horrified. Bleach and even more bleach was used. During visit during the school year, it was always unkept. You call and no one returns your call and good luck getting any repairs from maintenance. Maintenance is offsite. Such a joke! If you want a safe clean environment for your student, don't rent here.

For your own sake, please never live in the archives me and two roommates signed a lease to live there for the 2026-2027 school year and I have only had bad experiences. We moved in and everything was dirty to the point where we spent the whole first day of moving just cleaning not even moving in and we had no working dryer and they didn't get the dryer in for two weeks. We didn't have a fridge door handle that worked. Our microwave is still broken and it's September 8 and we moved in on August 19. We have a cigarette burn in our couch. We have dents in the wall from the previous renters and I did not have AC in my room for the first two weeks and instead of fixing the AC they just gave me a window unit that looks completely awful and is running up our electricity bill because has to be plugged in 24 seven the lady who works in the office is nothing short of rude and we got a random roommate, and they forgot to inform us because it "" slipped her mind They are completely unprofessional and don't realize that this is people's home and it's not a comfortable place of living and mind you while we had all these broken things in our apartment. We still have to pay the same amount in our rent, even though we had half of the appliances, but I would like to make it clear that it's nothing against maintenance. The maintenance team are two guys that are phenomenal and they are so kind it is the people who run archive that is the issue so save yourself and never ever live here.

DO NOT LIVE HERE!!!! These student apartment companies are designed to scam and rip off college students. Prior to moving in, our dishwasher, microwave, and stove either came broken or had major issues. After moving out, I was billed over $450 for cleaning and damage fees. I followed every step on the move-out checklist that The Archive provided and also reported any previous damage done by other tenants when I first moved in through the maintenance portal. I found out when I was searching for records and pictures of the apartment from the beginning of the term that all of my previous maintenance requests had been deleted. I left the apartment very clean and tried to contact The Archive to get clarity on what I was being charged for. I reached out 10 different times through emails, phone calls, and text messages to ask for a breakdown of the charges and was completely ghosted. If you are living here, take pictures of EVERYTHING before moving in. Several other former residents have also told me that they were charged anywhere ranging from $250 to $650 on damage fees that they did not cause.
