Honestly, it’s not ideal but compared to a lot of other places it’s pretty good. Kinda overpriced tho and a little scummy when it comes to pricing specifically as well Gym has been closed for more than a year now with promises of it opening… a year ago… Maintenance is pretty quick to respond and there have been no (live) roaches in my unit god bless. Parking is cheap

DO NOT LIVE HERE!!! MOLD INFESTED!!! After being moved into an extremely well unkempt apartment upon move-in May 11th and now having to deal with a new leak after being transferred, I cannot say I will ever recommend living here to anyone else. Management is extremely difficult to get a hold of, and after being told that a member of staff would stay to help me get my keys 5 minutes after closing only to be met with no one in the office, the last few weeks living here have been nothing short of a disaster. I needed to stay in a hotel overnight TWICE because of the incompetencies of this complex.

I lived here for 3 years during my college experience. There were some good elements of living here like the proximity to campus and attentive staff. My main issues were rent increasing by an large amount every year, there were potholes on the main road through the complex, and i was charged $160 for a small spot left on my carpet during move out. Overall, I cannot say I would recommend Northgate Lakes to prospective students, without urging them to take extreme care of their unit. You get charged for any and everything.

Absolutely insane amount of hidden fees. Corporate response is that these fees are handled by their 'third-party services'. Do keep this in mind when budgeting your stay.

I'll go over some of the positive things first, and then dive into all the negative stuff after. The location itself is convenient in my opinion. It's less than 2 minutes away from the college, and it's off to the side, so it's pretty quiet compared to most of the housing on the main road. The staff is also very nice and helpful!! They're also pretty good when it comes to hosting consistent events for the complex. I also like how they only charge $30 for the year for parking instead of per month like some of the student housing. I think they still also have an officer patrol the complex on weekends, as well as during football games to make sure no one that isn't supposed to be here is wandering around. For the negatives, the first one is definitely the amount you pay, as I feel like it's kinda overpriced. You shouldn't really be paying 1k a month to live with 3 other people. The wifi is also very unreliable. Sometimes it just randomly shuts off, even when nothing is happening, which can be terrible if you're doing schoolwork. The walls are THIN, like paper thin. You'll most likely be able to hear everything your roommates are doing, even if they seem to be talking at a low volume. If you get roommates who love to invite people over all the time and or stay up late on phone calls, good luck getting any sleep. The gym has also been closed for a year or almost a year? I asked about it recently and they said they were having issues with the company who were supposed to be fixing it, which is understandable, but I feel like this is definitely something that residents should've been notified of, instead of asking why WAY after the period it was promised to be opening, especially considering this is one of the amenities that we are actively paying for. I believe the last time I checked the website, it also says the gym is opening is 2025, and we're going into the new year in a couple of days. There is some gym equipment in the clubhouse, but I believe from when I checked last time, it was only 2 bikes and a couple of weights. I would also make sure you're keeping track of who says what, as unfortunately there was a time I wasn't told vital information about my deposit for the first and last month of rent despite the fact that I had receipts saying the amount was specifically for the deposit and was told everything would be taken care of and that I didn't need to do anything else. Apparently you are supposed to email them that the money is for the deposit despite already having a receipt saying the amount paid is specifically for the deposit and nothing else? But the information was not listed anywhere in the lease OR on the website, and this was my first year doing the deposit, so I had absolutely no way of knowing, and it created a HUGE inconvenience for both me and my parent as it was placed incorrectly. The desk chairs are also pretty uncomfortable. I had to bring in my own from home because it was hurting my back, and there was also pet hair on it when I had first moved in 😬 same goes for the ones in the dining room, as we eventually had to buy cushions to sit on. The service that they use for the electric and water is easy to navigate, but the fact that you have to pay an annual fee, while said fee increases every year you stay is crazy. There are also NO security cameras, which isn't great at all. The only one they have is right by the office, but I was told that one doesn't work whatsoever. You also have to pay $350 just to move to a different unit, as well as if you give up your lease to someone else, which is unfortunate, especially if you are paired with terrible roommates. Unless you catch a deal with reduced pricing, I'd probably look for other housing because it's definitely not worth spending over 1k a month. If you have close friends who are also in the area, I'd highly recommend looking into renting a house. From the options I've seen, most don't go over $900, and there is a good chance you won't have to worry about anything listed above.
