Worst apartment complex I have ever lived at. Lived here after new management moved in. I lived in a studio where my base payment was $1350. My first month was fine with the old management and electric charge was roughly $25. Once new management moved in, my next bill was $1800 or so because of the electric charge. After trying to get into contact with them for several months, Total of over 100 contact attempts, I have received a call back only 2 times as to which they claimed they could not do anything. In the month of March, my refrigerator had stopped working. I set up a work order to have it fixed. I lost over $400 in groceries and had to order over $1500 in food over the course of March and $1200 of medical supplies. Turns out whoever I spoke to decided that they would not finalize the work order, so no one was ever sent out. Again over this time I had called on several attempts to have it fixed ASAP, but they did not care. Finally after 4 weeks of waiting, they repaired the refrigerator and then insisted that I should continue to pay full in rent with no reimbursement. Within the next few weeks, I will be speaking with a lawyer on this case as it seems like a scam. Under Maine law, a landlord is required to repair or address major issues within 7 days, which this went way past it, and therefore subject to suit. This week (June 1, 2026) I am being charged $1733.66 for rent and my electric bill. For some reason they are continuing to charge electric from 4/1/2026 - 5/1/2026 as well as 5/1/2026 - 6/22/2026 (When my lease ends). Why are they charging me for both months after one has already been paid? I do not know. Another instance earlier in the spring, I had received a medical package with medication that I needed. The complex withheld my package from me and told me to come back at the posted pick up time. The issue with this is that the package had medication that is supposed to be used at a standard time, did they care? no. Do not live here, choose somewhere else.

I had a very disappointing experience at The Ave Orono. Management was unresponsive and slow to address issues, even after multiple attempts to reach out. Communication was poor, and concerns were often ignored or brushed off. The building looks nice at first, but living here does not match what is advertised. For the price, I expected much better professionalism and support. I would not recommend this place to students or anyone looking for reliable management.

I have lived at The Ave for about 4 months now, and I can confidently say I love this place. The community here is very welcoming, and it really feels like it was designed with college students in mind. Anytime I’ve had an issue, the maintenance staff has taken care of it quickly, usually within a day or two, which gives me a lot of peace of mind. The office staff is also super friendly, approachable, and always willing to help with questions or concerns. The amenities are a huge bonus. From the fitness center to the study spaces, everything makes life as a student much more convenient. The apartments being fully furnished is a lifesaver, it made moving in stress-free, and everything is modern and comfortable. I also love the location: it’s close to campus, grocery stores, and restaurants. Parking is convenient, and I always feel safe here, which is very important to me. Overall, living at The Ave has been such a positive experience. It’s affordable, convenient, and student-friendly. I’d highly recommend it to any student looking for a place that feels like home while offering all the extras that make college life easier and more enjoyable.
