I lived here for several years. There must be new management or the place got bought out because over the last year or so the place has quickly dilapidated. My apartment flooded twice, not knee deep or anything but enough for water to come through our front door and reach our kitchen. They have to fill in potholes in their parking lot multiple times per year. You will notice holes that have been covered already and sometimes a new crater will just appear in the ground. The staff are kind and I understand that they have a difficult job and are sometimes put in a difficult position however, the staff in the front office and the maintenance team seem to lack proper communication with one another. I had a leak over my washer/dryer for over a year. They attempted to fix the leak maybe 4 or 5 times before kind of just giving up at the end and leaving a giant hole in our ceiling and cutting off our A/C in the middle of the summer. The first time they did this they provided us with a couple of portable A/C units that they set up in the common area. These units didn't really do much and my bedroom sat at about 80 degrees for about 3 weeks. Mold is also a major issue and there was already some growing in my unit before I had even moved in. I also had to clean my own apartment before moving in because there was dirt and dust everywhere. There amenities aren't terrible, the gym is pretty nice and the pool is pretty cool. The tennis court is just a tennis court but the volleyball court is just a giant litter box for the stray cats that live in the area. Attached are the pictures from the leak in my laundry area, this issue has been going on and off for around a year and they were notified as soon as these issues occurred.

Moving out in July of 2026. I’ve been here a little less than a year and I’ve have absolutely no problems. The gym is good , amenities is good , security at night , staff is very nice , events for the residents and it is affordable for a college student. Can’t complain 9/10

If I could rate this 0 I would this place is an absolute scam! The apartment is so humid. My bedsheets feel wet all the time and my clothes. I can't use the bathroom in peace always worried about the next time I see a roach because it's everyday. I don't even eat or have trash in my room and I deep clean and it was never ending. I turned off my fan once because it got too cold I woke up in the morning to mold growing all over my walls and it was growing fast to the point where I would get bad head aches and terrible allergies that include: hives, nose and head congestion, wheezing & sneezing. I felt like I couldn't breath and I had to sleepover at my friends place. Absolutely MOLD INFESTED EVERYTHING! In my vents, my walls, closet, the main couch is covered in mold, EVEN MY KITCHEN SEASONINGS STARTED GROWING MOLD. We basically would ask maintenance to come all the time. Sometimes they wouldn't even do their job or show up. Absolutely disgusting and an actual health hazard.

My overall experience at The Verge was disappointing. To begin, the level of professionalism in the front office was consistently lacking, with the exception of the two gentlemen who demonstrated courtesy and competence. Upon move‑out, I was charged $75 for thumbtack holes something commonly considered normal wear‑and‑tear in most apartment communities. Additionally, a $55 carpet cleaning fee and minor scuff marks was applied, despite the carpets already being cleaned and the room repainted without any prior fee or issue. These charges, combined with the dismissive attitude shown toward student residents during the move‑out process, reflect a broader pattern of unprofessionalism. My experience living here I’ve dealt with mold, and lack of maintenance in the overall unit. Its best to find a different apartment where they value their residents more with professionalism regardless of your a student or not.

This property is PREDATORY, UNSAFE, UNHEALTHY, and DISGUSTING. Before signing a lease here, read the negative reviews first. I was hit with an asinine $500 carpet cleaning charge at move-out despite taking excellent care of the carpet throughout my lease (and deep cleaning the unit prior to move out.) The photos provided were just carpet fibers that had lifted near a doorway and by a mirror. Meanwhile, my roommate was charged only about $55 for the exact same reason and condition. What makes the move-out charges even more frustrating is that the apartment was filthy when we moved in. There was hair from a previous tenant stuck to the floors, belongings left in cabinets, paint on the floors, nail holes in the walls, dust and grime throughout the unit, and numerous signs that the apartment had not been cleaned AT ALL before move-in, so theyre probably just pocketing the “cleaning fees”. The property heavily advertises safety and a gated community, yet the gate NEVER CLOSED for my entire lease. My boyfriend’s car was broken into, and the shattered glass remained in the parking lot for months afterward. Management showed little urgency in addressing the situation. It was also common to see suspicious individuals lingering around the dumpsters and, at times, sleeping in the clubhouse area during early mornings and late nights. This community is marketed as secure, but that was not my experience. If the apartment sat empty for more than a couple of days, it would fill with a strong sewer smell. Coming home after a weekend away often meant walking into an overwhelming odor that would stick to clothes, furniture, and everything else in the apartment. The key fob transition over winter break was another major failure. Locks were changed while many residents were away, and the office was closed when I came back, leaving me locked out. Emergency maintenance was unreachable. Being locked out of your own home I pay over $1,000 a month for because of poor planning and poor communication is unacceptable. Management and emergency maintenance were disappointing. The office hardly picks up and emergency maintenance was impossible to reach. The potholes throughout the property became so severe they resembled sinkholes and posed the risk of totaling your car before anything was finally done. The window replacement project was another example of lack of care. Contractors left the apartment looking like a wreck. Personal belongings near the windows were painted over, debris was left behind, and dust covered beds, couches, and other furniture. No concern came from management. No matter how clean the apartment was kept, German cockroaches and palmetto bugs were a constant issue. There is also a recurring mold problem. Living here, I developed a persistent cough, fatigue, and other symptoms that vastly improved after moving out. The mold seemed to return no matter how thoroughly it was cleaned, and the only solution they would do is to paint over it. Cleanliness was not the problem. The walls are paper thin. Normal conversations can be heard through them, making it difficult to study, sleep, or enjoy any sense of privacy. Future residents should also consider how many positive reviews come from people who have only toured the property. Management strongly encourages reviews shortly after tours, which may help explain the disconnect between “good” reviews and the reality of living here. Residents are also pressured to renew their leases only 2 months into their current lease.
