I’ve had a very disappointing experience living at The Quad. Almost every weekend, the community office hosts large parties with extremely loud music that goes late into the night. The events create constant noise disturbances for residents trying to relax or sleep. What makes it worse is that the streets get completely blocked with illegal parking everywhere, making it difficult for actual residents to get in and out of the community. There have been multiple weekends where police have had to come out because of the amount of complaints being made. Ps after management response: a quick remedy to this would be hiring overnight security, which every other college community does but you guys don’t as well as having a working gate, which this community hasn’t had in two years as was promised when I first signed on.

Living at The Quad has been extremely frustrating as a student. Every single week there are massive parties being hosted that bring in huge crowds of people who don’t even seem to live here. The amount of noise, traffic, and chaos completely disrupts any sense of peace or quiet in the community. As someone trying to focus on school, study, and maintain a normal routine, it’s exhausting having to deal with loud music, shouting, and packed streets almost every weekend. The environment starts to feel more like a nightclub or event venue than a residential community meant for students. Management should seriously reconsider allowing these events so frequently because it negatively impacts residents who actually live and study here.

I have had a very disappointing experience living at this property. Over the past several months I have dealt with multiple serious maintenance and habitability issues, including mold, leaking ceilings, washer and water pressure problems, and most recently a rodent in my unit. Despite repeatedly reporting the rodent activity and providing documentation of droppings and damage to my belongings, the issue has not been fully resolved. I have had to remove my clothing from drawers and place them in bags and baskets because the rodent has been entering the dresser and leaving droppings and urine on my clothes. I have also made several attempts to contact corporate management regarding these ongoing issues and my request for a rent adjustment due to the habitability concerns. Unfortunately, my emails went unanswered until I stated that I would be withholding my rent until I received a response. Only after that did corporate reply, and they informed me that they would not be adjusting my rent further. When maintenance recently came to inspect the room, I had been sick for several days and my belongings were still bagged due to the rodent issue. Instead of focusing on the ongoing pest problem, management stated that the condition of the room prevented a full inspection. This was frustrating because the room’s condition was directly related to trying to protect my belongings from the rodent contamination. Although pest control has been coordinated and a small rent credit was offered, the underlying habitability concerns remain unresolved. As a tenant who has consistently communicated and cooperated with inspections, I expected more accountability and urgency in addressing these issues. I hope management takes these concerns seriously and improves how maintenance and pest issues are handled so other residents do not have the same experience.

I’ve been living here since 2024 and I’ve had a great experience. Community is welcoming, peaceful and safe. Management team has always been professional and a great help whenever needed. Occasionally, they have fun and exciting events going on that are always enjoyable! Maintenance requests are handled timely and the property is clean and well organized. Overall, I would recommend the quad if you are looking for a nice, quiet and welcoming place!

⚠️DO NOT LIVE HERE⚠️I have lived at the Quad for 2 years and I would never recommend ANYONE to live in this community. To start, the apartments are disgusting and do not get a full deep clean pre move in. There was mold covering the full ceiling of bathroom A, and mold on the windowsills in the living room. All 4 of us tenants could not take a bath in our full time living here due to the nastiness of the bathrooms when we first moved in. Second, there were power outages, no wifi, or no water ATLEAST once a month. The staff is nice but do NOT take their jobs seriously or respect residents. Danielle is a sweet heart, but the leasing agents does not prioritize the well being of their tenants what so ever. Rules regarding number of pets in the apartments were bent and resulted in extreme stress for our cat. They do not have haste in assisting residents who have issues with roommates. Be prepared for them to assign someone to live in an empty space with NO WARNING at anytime in the year (regardless of lease term). I also have witnessed homeless people rummaging through the dumpsters not once but TWICE, and 0 action was taken by management. I pay 1200 a month to live somewhere that shouldn’t cost more than 600. I am disgusted with the behavior of this establishment. Don’t sign that lease.
