I lived in this place for 4 miserable years. When I first toured the place it seemed clean and well taken care of. The woman I toured with was super friendly and knowledgeable. That was probably the best it got. Over the years, I got less and less while they continued to jack up the prices. They started to nick and dime me for everything!! I had a key fob that became obsolete so early on. Almost all the places you used to have to use it were never locked. But don’t you worry some of the doors were randomly locked. The gym equipment never worked despite it closing for “renovations” for months on end with no explanation or compensation. The printer provided often was out of order and never stalked with paper despite saying they will fine you for using your own. The package room used to be manned by a real person and worked relatively smoothly. But now it just makes more work for the mail carrier and is completely based on the honor system. Some packages took me months to find in the mess. The elevators constantly were out of order and there was no way to report the issues. The stairwells smelled like piss and I was forced to walk past an overflowing dumpster almost everyday. The people in the office were super unhelpful and often rude. If you wanted to call the office for any reason other than your lease, forget about it! You will talk to a AI until you get frustrated enough to hang up. The parking garage gate broke 3 years ago and was never fixed. The garage is also super tight and filled with large trucks that constantly block lanes. The street between the two buildings is backed up all the time from garbage trucks, the bus, Ubers, and delivery drivers. If you were on the top floor, like me, the hallways were neglected. The floors were constantly covered in trash and mysterious liquids. There was damage from a hurricane that happened in my first year living there that still wasn’t fixed when I left. The renewal process feels predatory at best. They check apartments like 3-4 times a year and were always searching for something to charge you for. The maintenance team texts you trying to convince you to fix your work orders yourself. If you live on the outskirts of the building, good luck studying or getting sleep durning the frat parties that happened every football game and from Thursday-Saturday. If that isn’t keeping you up, the loud engines of cars along Alafaya will. I could continue to give more reasons, but I think my point was made. The place is basically made to look nice for pictures and advertisements. They do not care about their tenants whatsoever. Do yourself a favor and find somewhere else.

Run as fast as you can away from this place. When I first moved in I had around two people try and get into my apartment I reported it and nothing was done. The security at this place is terrible. The gates are all broken and it got to the point while living here I felt so unsafe I moved home. Everything in my apartment was broken when I first moved in. The dishwasher didn’t get fixed until 3 weeks later. And my light fixture in the living room was also broken and wasn’t ever fixed. Not to mention they charged me more than my rent was due as I paid extra for pool side and I got garage view. I tried to dispute multiple times and they said they’d fix it but they never did. this place is completely unprofessional and terrible. I have seen random people just walk into the apartment center cause none of the doors are locked. This place is truly unsafe. I would give it 0 stars if I could. It’s also always dirty and extremely loud if you live on lower levels. The walls are also paper thin and you can hear EVERHTHING. Overall don’t move here find a better place. Also let me add that the move in process was HORRIBLE. We were in traffic for 4 hours. They have set times people can come but they didn’t care about that they let everyone in at once. We even went the earliest we could and still were in traffic. It was honestly probably one of the worst systems and the worst day of my life.

The Aves was an absolutely horrible first time apartment experience for myself. While this place is conveniently next to UCF, this hellscape has taught me how scummy some apartments can be. The garbage man dented my car and blamed me for it. Absolutely disgusting people, the space was super cramped and small. The washer got super moldy, super loud at night. The way they handle trash here is confusing and disgusting and VERY LOUD. Its almost like they find it amusing causing a loud disruptance in the morning 4x a week for garbage. Oh and goodluck having any sort of privacy here. The walls are paper thin. Not mentioning the shooting that happened here and homelsss people walking all over the property. The gates were never locked, no keyfob needed anyone could walk into the place. Anyone could clone a key for their girlfriend to live fulltime in the apartment. For 4 attendants paying $909 a month, it was honestly a scam. I leave with damages to my car and with disappointment and regret.

The power went down yesterday. We put in a service request and it was marked “completed” today. We come back home and the power is still gone. Don’t live here. They do not respect you as a tenant, therefore they do not deserve your money.

There is piles of trash bags literally everywhere on EVERY SINGLE FLOOR. Somebody notify the health department. Or maybe we should call code/law enforcement since on every floor they are pouring into the handicap spots…
