This place is not what it seems. My son was offered a nice new room and then place in a crummy room in an old building. A couple of months after he moved in, we were charged for repairs that were a result of the previous tenants damages that were not identified at move in to the crummy apartment. Now today, my car was towed from the property after being on site for less than 12 hours. My son drove it up to school last night because his car broke down over the weekend. I have been unable to talk to anyone or get a reply from my email. I just get a virtual voice on the phone.

Current outlook is 1 stars, front desk people are nice, and it used to be pretty nice. But my rooms A/C has been broken for 10 months and they told me it was due to how the building is designed, and bill me and my roommates more for turning down the overall temp which was their "solution" to the issue. Black mold at the ac intake vent, a broken elevator for 6 months, and a broken trash chute for even longer. The management seemingly doesn't care about up-keeping things UPDATE: After reading the reply I'd like to clarify a few things. I stopped sending follow ups for ac, because for 6 months straight they told me they can't and won't fix it. I had constant bugs, and the cockroaches, though not in our apartment, was a big issue in the garage and hallways. They charge you extraordinary fees from problems they make themselves.

- Move in day extremely unorganized, waiting in line for many hours, wasting gas, and time - Ant infestation upon move in day despite cleaning myself and having no food - Black mold in toilet tank and rotting mold wood below sink even though building is "newer" - Bathroom fan broke within a few months - Cheap lightbulbs they have go out often - TV in bedroom doesnt work - Staff come in to change air vent filter (the white thing in the photo) but will not tell you the fact that their outside vent itself is extremely dusty. They will ignore it and will let you breathe in the dust for the entire time you stay here. - AI will reply to all the REVIEWS, some maintenance requests via text message trying to solve it but cant and phone calls to the office - Maintenance workers here do not wear shoe covers upon entering while at other orlando student apartments they do - Roaches within the hallway and elevators, workers do not clean properly - Inside Garage cameras do not work at all

This place is expensive as hell for what we get. No one ever answers the phone. You are always connected to a robot. We had to call like the main corporate people to actually get someone’s attention. It’s unsafe here too. Gates broken ALL year round. I’m SO ANGRY about these gates. I know this apartment complex has been renamed over the years due to tragic events, and a couple months ago a homeless lady broke into someone’s apartment. last night there was a helicopter circling the apartment area and cops and search dogs behind the building. The street DIRECTLY behind this apartment is known for having a high crime rate. Not only is the car gate ALWAYS broken, the gates that go to the apartments are ALWAYS broken too. Oh but get this, after months of maintenance “working on it” the power went out and the gates started working again. But now they put a giant orange cone as a “door stopper”, just because people are too lazy to get their key fabs. It’s SO easy it’s just a key fab. It’s so unfair that some of us sleep in fear and anxiety just because people are lazy and don’t want to walk 5 steps to the office. I lock my doors but I still don’t feel safe here at all. This is really ridiculous. It’s really as simple as, “hey everyone pick up your key fabs before April 1st”. Give them a couple days, then move that stupid cone. Why am I paying 1140 a month for a broken gym, the worst communication skills I’ve ever seen from a staff, and I don’t even feel safe? Don’t get me wrong, the maintenance workers are nice people. But whoever is in charge of the email system, just send out an email. Literally such a simple fix.

I would strongly advise anyone—especially parents of students—to stay away from The Aves Living Community near UCF. Safety is a serious concern here, and it does not feel like a secure place to live. There was an incident where an armed individual was running through the hallways threatening residents, which is extremely alarming. In addition, there has been a shooting on a nearby street and reports of cars being broken into right outside the community. These are not isolated concerns—they reflect a pattern of unsafe conditions. What’s even more concerning is the lack of action and regard for safety from management. Gates and doors are frequently left open, there are no cameras in the garage or hallways, and overall security measures seem minimal to nonexistent. Also, I would take many of the positive reviews with caution. Residents are often incentivized to leave 5-star reviews, which may not reflect the true living experience. For anyone considering housing here, please think twice. This environment does not provide the level of safety that students and their families should expect.
