I love this place based on my experience its excellent apartment community with friendly and responsive staff, well-maintained grounds, and a clean, comfortable living environment and overall positive experience living here. The best part of it is the gym because now I don’t have to pay for my membership at Crunch and it’s like a 5 minute walk to Downtown! Lastly they always have nice resident events like the rebull bar that recently happened!

I just have to say the property manager is amazing! Last night we had tornados and this was my 1st experience with them. 🫣The property manager was out letting people know where the shelter was. I appreciated this so much! After reading some of the reviews, I wonder if they are keyboard warriors 🤔 This property is way better than stated. I definitely will be renewing.

The Muse has been an unsafe and unclean place to live. I am a professional student who is about to graduate who keeps their place clean and maintained and have lived here for three years. Beginning mid-year in 2025, a cockroach infestation began and I have been battling to keep my living conditions safe since. In combination with the constantly rotating management, animal urine in the elevator, dog feces in the hallways, sketchy elevator conditions, homeless people knocking on my door (who have managed to get into the hallways), and cockroach infestations, I wouldn’t recommend this place to my worst enemy. I have attached a photo of a trap I have made with a sticky label. Nobody should live here, especially students or women living alone, and I encourage staff to try because maybe they would have more empathy regarding the building. Because of the high rates of disturbances and criminals living at The Muse, there is a consistent turnover rate, because of this, most apartments on my floor are AirBNBs which curates those who are loud and destructive. The outdoor has a latch that is broken and doesn’t work properly, which allows homeless people to sleep in the mail rooms and to get inside to the corridors and inner areas, there is no proper-working security and be prepared to defend yourself and your belongings at night time. Taking out the trash is a flat rate while we are expected to bring it to the dumpster ourselves, which could be very difficult for anyone who has any type of physical condition. Management lies to new tenants about the conditions of the apartment, no loyalty exists to their long-time renters. Not to mention how expensive it is for a tiny cubicle that doesn’t have proper utilities functioning. Charging flat rates for trash while we take it out ourselves

Love living at this pet friendly apartment. The management team is amazing and very helpful. They have pretty cool events. I love food events and the walking tacos (last food event I went to) was definitely my favorite.

I recently moved into Muse Omaha Downtown less than a month ago, and my experience has been nothing short of horrendous. (check Yelp. I’ve found more recent residents feedback from the last few weeks on there.) Before moving in, I actually left a very positive review because I truly believed in what was being presented. I was told by someone from corporate that after the takeover in November, major changes had been made, management had been cleaned up, and the property would be safer and better run. Based on those promises, I signed my lease. The reality has been the complete opposite. It feels like false advertising and completely misleading. This property, in its current state, is not worth the investment for any company taking it over. If anything, the issues have remained the same or gotten worse. I want to stay optimistic because I live here, but it has been extremely disappointing time after time with unresponsive management, lack of accountability, and serious security concerns. The biggest issue is safety. This is advertised as a gated and secure property, yet I have not seen a single security presence on-site since moving in. Not once. There are constant instances of non-residents in the building. I personally experienced a situation where a homeless individual was in the elevator, and it could have easily been just me alone in that situation. A family member who was visiting me and works in the county corrections office recognized this individual as someone who has been in and out of jail. That is extremely concerning and should never be happening in a “secured” building. I have been documenting and recording these situations, and that is only a small part of what I have been dealing with. Even outside, the so-called gated areas do not feel secure. It is common to see groups of homeless individuals walking through or around the property regularly. This is not said to be unkind, but to highlight a real and ongoing safety concern that residents are expected to just accept. On top of that, I was locked out of my apartment for four hours starting at 5:30 a.m. because access relies entirely on a phone-based system. I had to rely on four different people to call maintenance for me. When someone finally came, the situation was handled with complete disrespect. Jeremy, the property manager, was extremely, extremely disrespectful to me. He rolled his eyes, laughed, and yawned during the interaction and dismissed the situation entirely instead of handling it professionally. That behavior is unacceptable from anyone, especially someone managing a property where people live. No one should feel unsafe, disrespected, or ignored in their own home, especially when they are paying to live in what is marketed as a secure and professionally managed property. To be fair, Brandon in the leasing office and another female property manager have been helpful and kind, but that does not outweigh the larger issues. At this point, I do not feel confident that any of these concerns will be properly addressed. If nothing changes, I will most likely be escalating this matter to legal counsel. I would also advise any resident who feels unsafe or believes their lease agreement is not being upheld to consider seeking legal guidance as well. If you are considering moving here, I strongly encourage you to read the reviews carefully. They tell you everything you need to know. When people share their experiences, believe them. The reality of living here is not what is being presented. Residents needs should be taken seriously, and accountability needs to happen. Until then, this has been an extremely disappointing and frustrating experience.
