I’ve been living at Campus Lodge for approximately 7 months, and it’s been a great experience overall. The location is convenient for me going to work and shopping, and the property is kept clean and well maintained. The office staff and maintenance team are friendly, responsive, professional and usually handle requests within 2 days. Amenities like gym, pool, parking, laundry, etc. are a big plus and are kept in good condition. I’d recommend this place to anyone looking for a quiet, family-friendly, pet-friendly I would highly recommend leasing here for anyone.

Have currently lived here for 3.5 weeks. Just shy of a month. We have had our AC go out, a leak, and a major cockroach infestation. Our couch is also torn up from a previous tenant, and we have found roaches in the cushions there aswell. And that has yet to be replaced. Our AC and Leak were fixed, however the roaches are absolutely appalling. They are in our cabinets, our furniture, our laundry, etc. It's become a major problem. We filed multiple maintenance requests and they have come to spray once, during my first week living here. But since this seems to be an infestation, one spray is not going to do the trick. Maintenance has informed us pest control will be back a week from now to spray again. But at this point I am fed up and feel this is a major health concern and should have been fixed/addressed during inspection PRIOR to my move in date. My roommates have informed me that they filed the initial spray request a month prior to me moving in. It took about a month for them to come and spray. A month is a bit too long for me to feel comfortable waiting for a second spray. If you are thinking of moving in here, PLEASE see the apartment before moving in and check these things prior. Because it is clear they did not check these things during initial inspection, and let me move on in anyways. If this issue would be fixed or more of a priority with management then the apartment would be great. It has a balcony, a good amount of space and overall is a nice living space. It is just unfortunate the place is crawling with cockroaches. I wish I would have read the google reviews before moving here, because it seems this place ain't the best place to live. If I would've known these things ahead of time, I would have NEVER signed a lease here.

UPDATE: our apartment flooded and is covered in mold! Maixtenance was RUDE and dismissive of the entire issue. (Which is a health hazard!) Overall: you get what you pay for, which is cheap. Don’t pay over $500-$600/mo. Matter of fact don’t live here! —>Furniture: Couch is cheap and ours is scratched up. We filed with front desk its condition, will update if we are held liable for previous cat owner’s damages. The kitchen table’s legs are bent inwards and constantly leans. —>Appliances: Gas oven consistently causes the fire alarm to go off, even boiling water. Additionally, the laundry machine doesn’t fill dry clothes, despite smaller loads and an empty lint trap. Maintenance comes, says its lint trap, and doesn’t fix the issue. Hot water does not last, and 0 water pressure from the showerhead. —>Property: speed bumps are sharp and WILL damage the base of your car, even going 1-3 mph. Alongside numerous deep potholes. Not well-lit at night. —>Amenities: Gym equipment is heavily outdated and broken. 2 benches, 1 broken. 2 cables, 1 broken. Leg press broken. Shoulder press also broken. All early 2000s or earlier. The pool skimmers also need to be cleaned much more frequently, as bugs litter the entire pool. Mild wasp issue alongside the deck too. —>Management: sporadic pool closures (as of mid-June, it’s been 3 separate occasions) isn’t helpful with package mishaps, as well as sending out punitive reminders about opening/closing gym windows.

Rent is outrageously expensive for the tiny amount of space you actually get. What they don’t show you upfront are all the unnecessary fees hidden throughout their massive seventy-page lease. First, you’re forced to pay around $60 just to use Conservice, the utility company they REQUIRE tenants to go through. Then your actual utility bill shows up and somehow it’s over $100 every month. It honestly feels intentional. They give tenants outdated, inefficient appliances that drive utility costs higher and higher the more you use them. You end up paying ridiculous amounts just to live comfortably. The staff is another major issue. There are a handful employees who treat you like a normal human being. Everyone else acts like they’re above you, stares at you when you ask questions, and treats residents like an inconvenience instead of paying customers. The gym is constantly dirty. There’s always hair, grime, dust, and trash sitting around because nobody bothers to properly clean it. For how much residents pay in rent and fees, the amenities are embarrassingly maintained. The shuttle schedule is supposedly designed for students, yet there’s a huge break from 10:10 a.m. to 12:55 p.m. Literally when many students have classes. It makes absolutely no sense and defeats the entire purpose of offering student transportation in the first place. And don’t even get me started on move-out costs. They will charge you insane amounts no matter what condition you leave the apartment in. It genuinely feels like they look for excuses to take every possible dollar from students, even if you’re trying to leave a dangerous or hostile living environment. You also can’t forget the unit switch cost, if you need to switch units for any reason, it’s $350 JUST to switch. Same rent and everything. Circling back to leaving a toxic environment, the managers DONT CARE what happens to you. I told them about my situation and how I needed to leave before my lease ended, just to be told I need to find someone to take over, and I paid hundreds of dollars to LEAVE AFTER I found a subleaser. Another ridiculous thing: they force you to use a payment app for rent, then charge additional fees just to use the app THEY require. Noise complaints are also completely ignored. You can make one complaint, four complaints, or ten complaints - nothing happens. I dealt with nonstop noise for nearly ten months, and management did absolutely nothing to resolve it. Overall, Campus Lodge feels less like student housing and more like a business built around squeezing as much money as possible out of students while providing the bare minimum in return. Easily the worst apartment complex I’ve ever lived in.

This place’s management is terrible. The apartments come with awful appliances that are highly inefficient and then charge each room insanely high fees and do nothing about improving the quality of living. Moving out we spent hours cleaning and touching up the place and I got hit with hundreds of dollars of damage fees. Every time I attempted to approach them and grab for explanations they would deflect any responsibility or even a valid reasoning and point fingers at the city of Columbia (for electric related issues). They put you in a legally binding hell hole, and there only goal is to leech money from you in conniving ways. I hope this place gets in legal trouble and shuts down. Do not live here.
