The Waverly, newark-de

My friends and I recently signed a lease at The Waverly for next school year, and we had a great experience with the staff during the touring process. Everyone was really friendly, helpful, and took the time to answer all of our questions, which made the decision a lot easier for us. One of the biggest reasons we chose The Waverly is the furnished units and amazing amenities. As UD students, it’s great knowing we’ll have places to study, relax, and hang out with friends. The property looked really well kept, and the community felt welcoming, safe, and comfortable. Overall, it seems like such a great community to be a part of, and we look forward to start living at The Waverly next school year!

Coming up on a year living here and I would definitely recommend the Waverly. They have nice amenities and do numerous events for their residents! Only con I have are the fees that are tacked onto every month for the package system and trash compactor which I haven’t had to pay for in previous apartment complexes.

I’ve been living here since September and I can’t rave enough about this place! The rooms are a nice size with our individual bathrooms and the community spaces in the unit are huge! I love the kitchen (I love to cook) and I’m glad that we have a pool for the summer! The gym is amazing and all of our leasing agents/ managers are great and very helpful! Another big plus is our mail room! We have lockers for when we get things delivered, I love how simple it is to locate and pick up my packages!

I have a few major complaints about this establishment. The first thing is that we had someone move into our apartment partway through the year. While I knew this was a possibility, since it's the lease, I did not appreciate staff coming into my apartment without notice to prepare the room for our new roommate. Before he moved in the staff were in and out of our apartment for a week without ever letting us know they were stopping by. The second, and much more glaring issue is the move out charges. They charged me two $60 fees for drywall damage and upon request of proof they provided me with two photos of light staining on the wall claiming that it required a special primer and multiple coats of paint to fix and that is why it was considered damage. To me, that falls under normal wear and tear, and repainting, even if it is with a primer and a couple coats, falls under a landlords duties and should not be charged to the tenant. When I disputed the charge, Jen P., the account manager, agreed that one of the charges appeared to be unsubstantiated and dropped one. They were for the same exact thing, and yet only one was dropped. I attempted to have her send me an invoice of the repairs and would have gladly paid immediately but she stated that the lease says she does not have to send that so she did not. She was very unprofessional in my opinion and when I mentioned the 5 star review she left without disclosing that she works here, she got very defensive. When I am paying thousands of dollars to live somewhere, I appreciate transparency and professionalism from the staff. Even though the lease says that they do not have to provide invoices or photos, it would have made me feel a lot better to know what my money was going towards. Also, the walls are very thin, the bus takes a long time, my bike (and other people's bikes) got stolen and they didn't do anything, and the complex is an inconvenient distance from campus. I would choose somewhere else to stay. I have attached a photo of the damage they are charging me $60 for.

I absolutely love living at the Waverly. I live in one of the cottages, and it’s super nice and well maintained. The staff at the Waverly are some of the nicest people I’ve ever met they’re always smiling and genuinely helpful. Anytime we’ve had an issue, it’s been fixed within a day. Overall, it’s been a great place to live and I would definitely recommend it.
