I have lived at The Overlook Apartments in Nacogdoches for over a year and a half, and while there are a few positives, my overall experience has been extremely disappointing and, at times, concerning for my safety. One of the most alarming issues was a shooting that occurred in one of the buildings. Residents were never notified about what happened, whether the situation was resolved, or if it was safe. A lack of communication in situations like this is unacceptable and creates unnecessary fear among residents. Cleanliness and overall upkeep are also major concerns. Common areas are frequently left in poor condition, with trash sitting out for days, liquids splashed along walls, and empty alcohol containers scattered outside. The environment is often noisy and does not reflect a well-maintained or respectful community. Maintenance response has been inconsistent. I have submitted multiple requests, including one involving a large hole in the ceiling that remained unrepaired for weeks. Additionally, during roofing work, my roommate’s car tire was damaged by a nail, and no assistance or accountability was provided. Pest control is another issue. Despite maintaining a clean apartment, we have experienced roaches, which I believe is worsened by policies requiring indoor trash storage combined with neighbors improperly using shared bins. There have also been significant communication and security concerns. Residents are not consistently notified when outside workers will be entering the property. On one occasion, a worker knocked on my door requesting to paint the inside, requiring me to leave my door open while I was home alone, with no prior notice. There have also been instances where individuals have entered the apartment using a spare key without proper notification. Additionally, I have frequently returned home to find my doormat moved, which raises concerns that someone may be attempting to access the apartment. Internet access was also unreliable, we were without service for nearly two months and had to repeatedly contact the front office before any action was taken. Leasing communication was also frustrating. I was previously told in person that 6-month leases were available. Based on that information, I made decisions about my housing plans. However, when I later reached out to renew, I was told that no 6-month options were available, despite being a long-term resident and even offering to pay a higher monthly rate. To be fair, there are a few positives. The study rooms are nice, and the events hosted by the office can be enjoyable. I also want to specifically recognize Harley at the front desk, who has consistently been helpful, patient, and professional. However, these positives do not outweigh the ongoing issues with safety, communication, maintenance, and overall living conditions. I would not recommend this property to others looking for a secure and well-managed place to live.

Harley is always super helpful. I enjoy having my own space and the fact that is pretty roomy. Great first apt experience so far. I will say we have a fruit fly problem but pest control comes by and sprays the areas down

If you’re a college student, I wouldn’t even waste my time. Firstly, I was charged for “paint damages.” I had proof via images that no damages had occurred and was told to email their corporate office. No one EVER responded. It was “$200” in damages. Make it make sense. Then, my current residence had to contact them to gain a renters verification, but the never responded. I even called them 5 times where I was told 5 different things each time. No one knows what is going on or what they’re doing. The absolute worst management I’ve ever come across. You’d be better off living at lofts or legends. Make this place a last resort!

This place is a joke, my daughter moved in for 2025 semester for school, one we got there the apartment they gave us was smelly and had bugs, they also promised us a $150 gift card for signing the lease at the time that we never received. They ended up giving us another room that was a little better but we have been having issues with the rent. 1 month its what they said and then the next month its $200 more. They can't even explain why. I wouldn't recommend this place. They also try to get us to sign an additional lease for the next year so they can lock you while we had only been there for 1 month that I wasn't doing because we hadn't been there long enough to know if we even wanted to stay there again.. Be careful at this place

If you are thinking about moving into Overlook Apartments, let me save you the trouble: don’t. I would rather pitch a tent in the middle of campus during a thunderstorm than sign another lease here. The place looks decent from the road, but once you’re inside, it’s like the apartment equivalent of a catfish profile—all promises, zero follow-through. Maintenance? Nonexistent. You could file a request, grow old, graduate, and start a family before anyone even considers showing up. Half the time the “fix” is just them pretending the issue never happened. The walls are so thin you can hear your neighbors breathe, argue, and apparently rearrange furniture at 3 a.m. The parking situation is chaos, the staff acts like you’re inconveniencing them by simply existing, and management communicates with the urgency of a sloth on vacation. And the rent? For what you get? Criminal. You’re paying luxury prices for an experience that feels like a social experiment designed by people who actively dislike tenants. If you enjoy stress, noise, broken promises, and feeling like you’re in an episode of Hoarders: Property Management Edition, Overlook Apartments is the place for you. Otherwise, run. Seriously—run.
