I would not rent from IMM again. Throughout my tenancy, I repeatedly complained about the strong smell of marijuana coming from neighboring units. The odor regularly entered my home, and despite multiple complaints, the issue was never resolved. The soundproofing was also extremely poor. The walls are so thin that I could clearly hear conversations from neighboring units, and the drafty windows allowed a significant amount of outside noise into the home. The area was already noisy, and the poorly sealed windows made it even worse. The most frustrating part of my experience was the move-out process. I gave notice that I planned to move out on May 31 after purchasing a home. IMM found a new tenant and then asked me to move out on May 22 because they wanted a 7-day turnover period before the new tenant moved in. I agreed to accommodate their request and surrendered possession of the unit on May 22. Despite requiring me to vacate nine days early, IMM still charged me rent through May 31. My security deposit was returned in full, confirming there were no repair or cleaning deductions, yet I was still required to pay for the period after I had surrendered possession and no longer had access to the unit. Overall, I found communication regarding maintenance concerns and the move-out process to be disappointing. My advice to future renters is to thoroughly review the lease, ask detailed questions about early termination policies, and get any agreements about move-out dates and rent obligations in writing before agreeing to surrender possession early.

I’m brand new to Minot and before getting here I was needing to secure an apartment. I’m beyond grateful to Amanda and the team at IMM for their support and above and beyond assistance provided. I’ve had the usual little fixes that needed attention when I moved in, noting out of the ordinary, and the instant response and the incredibly quick repairs of these truly minor issues was awesome. I can’t imagine a better experience or a better group of people than the team at IMM. I absolutely recommend this company for anyone looking for a rental. Thank you IMM.

I rent through Southwood apartments and have had to deal with the old manager and now new manager, Kylie. Both were really nice and great to work with! I personally love it here although it is getting a little pricey. We plan on moving in a year or so but I personally love where it is located and only moving eventually because of that. I have a three bedroom with my boyfriend and son, with our cat. When we moved from our two bedroom to our three bedroom, I deep cleaned everything I could but did not shampoo the carpets. I ended up getting a third of my deposit back which wasn’t as much as I was hoping for but was whatever. Maintenance is great and they try to work on issues quickly. We did have a hot water issue for a couple of months but things are better now.

Extremely negligent management. Couldn't recommend them less. Update: That is so funny for IMM to claim that they are following "Fair Housing Laws" with the issue I had with them, when in fact Fair Housing Laws have absolutely nothing to do with our issue. I verified this by simply reading the law. Just trying to save face in the public marketplace of reviews, I suppose. Thankfully they don't manage the apartments above the business I own & operate anymore, so the ongoing issues with those apartments can now actually be dealt with properly. IMM's actions at the 8 Main Street S property did not "protect" anybody, and were in fact highly negligent and DANGEROUS to tenants. Structural repairs in the apartments being neglected OVER AND OVER AGAIN (despite proving to be an almost constant issue) in favor of cosmetic repairs likely to expedite the process of getting new renters in, the tenants' front entrance being left without a lock for over A WEEK in August 2025. That doesn't really seem to line up with the whole "protecting residents" narrative. Oh, and IMM unwired the AC unit to my business without anyone ever letting me know. That was a fun surprise - thanks guys! Reception folks are nice. Most of the maintenance folks are competent, but they can only do what their supervisors and managers allow them to - which has proven time and time again to be an issue as those managers and supervisors don't seem to want to approve necessary work. SO LONG, SLUMLORDS!

Disgusting! They will up your rent randomly before your lease is even up and add hidden fees later. When you try and move out not only will u not get your deposit back but they will try and charge you even more money. This is the slum lords of corporate renting!
