don’t sign here many wall cavities allow mice to move between units freely. pest control just poisons them without filling the voids they come from, so they die and rot in the walls and then more come later. my apartment was really clean, so they only came whenever they were driven away from other units by pest control. one of them came to our unit and twitched slowly for 10 minutes before it died, it was probably poisoned. but if you can handle the odd mouse every now and again, it is a fair price. tips for move in: take pictures of and clean EVERYTHING. there was hair everywhere when i moved in, i doubt they even checked the unit after the previous tenants moved out. you WILL have to complain to the front desk about something. for me, our couch had a sharp spring poking out the front and the faux leather was completely peeled off a cushion. two of my roommates had leaky showers when we moved in. (there was a glove on one it was weird??) there was a mystery purple stain on the floor of the kitchen as well

The Quad is a great place to live with very friendly staff! The managers, Lyla and Evie, are both very helpful and follow up on concerns brought up. I also always look forward to the monthly events that The Quad puts on! They're so creative! I've had to put in a lot of maintenance requests for my unit, and they're often quickly resolved! Some of the appliances were outdated/broken, and the maintenance team quickly replaced the appliance with a brand new one (shoutout to Brian for being so helpful with the maintenance requests). We also had a mouse issue, but pest control/management came over multiple times to add poison and check on the situation. Also, Jackie, one of the leasing consultants, is my favorite! She has an infectious personality and is eager to help you, even if it's just getting a package for you. She makes anyone feel like her friend! I don't know how she's so energetic and smiley to everyone. I would give The Quad 5 stars if it weren't for a few things: the bathroom vents don't work (and can't be fixed by the maintenance team at the moment), the windows don't open (so smells can linger for a couple days after cooking if your AC isn't on), and the view from my apartment faces into the courtyard (you don't get to choose your unit, so I was really bummed to not be facing the city/streets). Overall, The Quad is an awesome place to live! The rent is affordable for the area, the staff are friendly, the building feels safe and clean, and there are fun monthly events to look forward to :)

The Quad On Delaware is an amazing apartment that offers both comfort and convenience. Each unit is fully furnished and features private bathrooms in every bedroom, giving residents extra privacy. Plus, having in-unit laundry makes daily life so much easier! The amenities are top-notch, and the location is ideal—just a short distance from campus and other key areas. Despite its premium features, the pricing remains affordable. Highly recommended for students and professionals alike!

Deceiving Rent Installment Structure I moved into The Quad in January 2025 and was told I would be paying monthly rent. What was not clearly explained to me was that the lease uses installment payments rather than charging only for the months I would actually occupy the apartment. Because of this, my lease payments were divided over 8 installments even though I would only be living there for 7 months during that lease period. Looking back, I feel deceived by the way this was presented. The monthly payment appeared lower because it was spread over an additional installment, but I was never clearly told that I would ultimately be paying the full lease amount regardless of the number of months I would physically occupy the apartment. Another issue is that leases can begin on the 7th of a month while rent is still due on the 1st. This means residents may end up paying for a full month while only occupying the apartment for a portion of that month. When I renewed my lease in August 2025, I was charged twice for August. Management later apologized and moved one of the charges to September. At the time, I believed this was correcting a mistake. However, when I later planned to end my lease in August 2026, I was informed that I would still owe the full August payment even though my lease ends on August 7. This helped me realize that the August payment had effectively been deferred rather than removed. From my perspective, this felt like a “thief in the night” situation because the true cost and structure of the payments were not made clear to me when I signed. Had I fully understood how the installments worked, I would have never leased with The Quad. My advice to future residents is simple: read every line of your lease carefully. If you move in at a time other than August, verify exactly how many installments you will be paying, how those installments are calculated, and whether you will be be paying for a month in which you are only occupying the apartment for a few days. Ask questions until you fully understand the numbers. Do not rely solely on how the monthly payment is presented. I have otherwise made all payments on time since moving in, so this situation was frustrating and disappointing. Future residents should make sure they fully understand the lease terms so they do not feel deceived the way I did.

I’ve lived here for about a year now and the staff is extremely accommodating and knowledgeable. I’ve had great experiences with Clint and Lyla especially. The events have been incredibly fun (especially the mac n cheese night) and I happily renewed. Any issue that has arrived has been solved by maintenance very swiftly. Would recommend.
