Hands down the best place I've lived in Dinkytown. I'm currently staying in a 4 bed 4 bath unit, and it is HUGE. There’s so much personal space and storage, which is rare for student housing. Location: The location is unbeatable. The bus stop is right in front of the building, making winter commutes super easy. It’s perfect for East Bank classes, but also really close to the West Bank—just a quick ride across the bridge. The view crossing the bridge is honestly stunning, which makes the commute actually enjoyable. Amenities & Staff: The gym is well-equipped, and the study lounge (with a printer!) is a lifesaver. The secure parking and clean trash disposal areas are a huge plus. The front desk staff is always friendly, and the maintenance team is incredibly fast—I had a light bulb issue, and it was fixed within 24 hours. Overall Experience: It’s quiet, warm, and honestly the best value for money in the area considering the transportation. I also love the monthly resident events; it shows they really care. Even when there was a neighborhood power outage, the emergency power kicked in immediately for the elevators, so I felt safe. The unit was spotless when I moved in. I have zero regrets choosing The Knoll. Highly recommend!

I'm going to be frank, I didn't have a very positive experience living here. First off, there is no where to park. I was told the parking lot was full before I moved in, and I thought I could park on the street. All street parking you will need to pay for. Or you will be towed. That's $10 a day for parking. The other thing: the underground parking is full of broken appliances instead of cars. Second, I was never told there would be indoor renovations the entire summer I was here. That would have been nice to have known. Third, it seems like the people in charge of building the place cut corners. The apartments use central air, but they designed it so there is only one return vent located in each apartment. No return vents in the four bedrooms, just one vent that pushed air into each room. This resulted in poor air circulation in the bedrooms. You could easily waste a lot of money trying to keep your bedroom cool by running the air all day, only for it to do nothing. Every room has only one tiny window too, so good luck trying to feel comfortable. Fourth, the staff. It seems like only the manager has the qualifications to work here and nobody else. I've asked a few typical questions at the front desk, only for the staff member to tell me they didn't know how to do _. Also, every time I came down to the front desk, the person was goofing off by livestreaming instead of working. And sometimes around midnight there would be someone there that shouldn't have been there just relaxing behind the front desk eating pizza or something. I'm not trying to sound mean, but I think these things could use a little examining.

I have lived here for almost 2 years now and I have loved it! My apartment has a good amount of space for how much I am paying. Management is great and the front desk staff is always friendly. I am excited to see the new renovations!

The Knoll is a great place to live as a college student. They have an extremely nice staff including the people at the front and the maintenance. While thankfully we have only had to call for maintenance 3 times in 2 years they have always responded quickly and fixed the problem. One time our dryer was broken and they fully replaced it. When we had issues on the weekend Leon came on his day off to help. The front desk is also very nice and often hosts events with free food! I have also called the front desk for questions, and Ellie Thull has always been super nice and extremely helpful always treating my questions as important even though I am sure she gets asked them many times. There are very few things I have to complain about, the main one is the security at the knoll, I had my bike stolen from the garage and at night the security really does not pay attention or care. I have often gone to pick up packages and heard how late night security put them in the wrong place or left them out. When coming back late it feels like 50/50 chance if they are even there and if they are they are just sitting on their phone not paying attention in the back. All this to say I am living at the Knoll next year too for my third year and still love it, thank you Knoll!

We’ve partnered with The Knoll as a vendor for several years, and the experience has been outstanding. Their staff is knowledgeable, approachable, and clearly takes great pride in their buildings and overall operations. Clear communication, fair processes, and a focus on excellence make them a standout. Thrilled to give them a well-deserved 5-star review!
