I stayed here over the summer and these are some things that I have noticed: The building is aesthetically pleasing and is very unique compared to the other buildings in the area. For the price point, it lacks in comparison to what majority of the new apartments offer in the area. The gym has some of the most basic equipment but at least there is a stair master. Some of the doors would get stuck open or not open at all (seems like a big concern to me). When we ordered packages they had to be delivered to max apartments and we would sometimes go days without receiving them unless we went and searched ourselves. Another big bummer for some of us was that the trash room was shared between us and their other building and it would constantly be backed up for days on end. Throughout the stay it did start to get better but that seems like a simple thing that could've been fixed very early on. The staff was overall pretty helpful for the most part when they were present. I get that they have to work the other building since they have full time residents there. As a collective we believe they should have been more present during our stay so we could voice our frustrations. Personally, I did not have an interactions with maintenance but a lot of my friends said they did a great job although they did have to wait around 2 days for an issue to be fixed. My last tangent would be about parking. They have a nice gated parking lot but we also noticed that the garage is right underneath the units. My friends and I were told on multiple occasions that garage parking is not an option even if we paid for it. Friendliness 4/5 Amenities 2/5 Maintenance 4/5 Safety 3/5

I was one of the first 12-month tenants to stay in Factory Lofts, and we approached our lease expecting an enjoyable experience with helpful management. Unfortunately, Factory Lofts fell quite a bit short of these expectations. I’ve listed some specific experiences that should have been simply avoided by any reasonable apartment complex: - Packages: receiving packages is an absolute nightmare. One package may be delivered directly to my door, and the next may be delivered to the neighboring apartment (Max Apartments) anywhere on the premises. One of my packages was lost and never recovered, which was communicated to me by management after waiting an unbelievable 3-4 weeks for a response. - Parking: Factory Lofts residents have the option to reserve a spot in the surface lot across the street. The gate to this “secure” lot was properly locked for approximately 1 month out of the 12-month lease. Every morning it was broken, I was able to open the “locked” door by pulling on the handle in the correct angle with proper force. We voiced this concern to management and this was “fixed” for a short period of time before becoming broken again. - Construction: for what felt like several months, the Factory Lofts roof was under construction. This was not only incredibly inconvenient (noise/ street traffic disruptions), but also very dangerous. One day while walking down the stairs, we discovered a heavy duty nail lodged into the wooden stair, as if it had fell directly above from the ceiling. We looked up to see various holes in the ceiling from the construction project and felt lucky the nail didn’t fall at a worse time. This was a lawsuit or worse waiting to happen. - Management: management in general was decently helpful at times, but not consistently. Rent/utility payments were posted incorrectly twice, including an accidental charge for full month’s rent prior to move out that should have been prorated. Clearly not as big of an issue as the above, but these are simple tasks that management should not need tenants’ assistance with. Other: note on surrounding neighborhood - one morning, me and a visitor woke up and looked out our window to see all the cars on the street, including my guest’s, with broken windows from a late-night robbery. It was concerning to think that this happened mere hundreds of feet from our apartment unit. Giving an extremely generous 2/5. Some amenities like the coffee machine, yoga studio, and game room were nice. However, we did not resign due to the issues above. Please avoid Factory Lofts if you have other options.
