Do not live at the Chateau if you have another option. The elevators have repeatedly been out for weeks at a time, which is unacceptable in a 12-story building. The central AC has also been broken throughout this summer’s extreme heat. Residents were given portable AC units that fill with water and shut off unless they are emptied constantly—sometimes every 15–20 minutes. That is completely unrealistic for anyone who works, leaves home, or needs to sleep. Management’s communication has been dismissive and tone-deaf, telling residents to “hang in there” while the lobby and management office remain comfortably air-conditioned. Meanwhile, the people who actually live here are stuck in dangerously hot apartments. The temporary AC setup has now caused water from the apartment above to leak through my bedroom ceiling, onto my floor and bed. We had buckets scattered around the room, and the ceiling began visibly sagging. Maintenance works hard, but Riverton’s poor planning and slow response keep creating these emergencies. For management, this may be just another property issue. For residents, this is our home. Chateau is one of the cheapest options in Dinkytown for a reason. When something serious goes wrong—and it likely will—you may regret choosing this building. Please live somewhere else if you have the choice.

My family and I lived at 2600 Cole Townhomes for about 14 years, so we had plenty of time to experience the community and its management. Toward the end of our time there, before moving out, I raised several serious concerns. Kids were out playing basketball at 11pm, music was blasting past midnight, and there were even rap battles going on late into the night. On top of the noise, younger children (around 6–9 years old) were damaging residents’ vehicles by throwing rocks and causing dents and paint chips. When I reported these issues to management, I was told there was nothing they could do. I even showed the community manager the damage to my own car, but I never received any response or resolution. That lack of accountability and care for residents was one of the main reasons I decided to move out after so many years. I recently returned to pick up some mail and noticed the situation has only gotten worse. The same problems remain: late-night disturbances, property damage, and no sign of active management addressing the issues. This is supposed to be a residential community, not a playground for kids to run wild or a late-night hangout spot for loud music and BBQs. If you are thinking about applying or moving into 2600 Cole Townhomes, I strongly recommend reconsidering. Based on my long-term experience there, it is not a peaceful or well-managed place for families.

I've been living at the Brook Ave Co-op for the past few months and I've been absolutely loving it. It is a new apartment so it's been super clean, quiet, and spotless everywhere including the brand new gym that's in the actual peace tower. I've been loving the layout of the rooms and the hard wood floors in my unit as well as the bathroom which has in-unit washer and dryer. There's been numerous community events that were super cute with lots of food and amazing residents. I also really appreciate the park right outside the apartment where I can let my dog out freely because there aren't that many cars or people. Lastly, I love that it is a Co-operative. Everyone's so caring about the environment and helps make this living space safe and clean for each other. I love the recycling and compost system in the trash rooms in each floor as well. It's been a great location and I'm really sad to leave here. I definitely recommend the apartment.

Living here this year has had good and bad experiences! We did have cockroaches and a carbon monoxide leak, however management took care of them right away. The rent cost and the utilities included are a big plus, as well as the parking. All the maintenance people are super nice too! I also like that that are making updates on the building. Overall a good place to live for college students!

Riverton is fantastic! They have the best staff and manage some really awesome apartment complexes. I have lived in the Fourth Street Cooperative for two years now and I just signed for my third. Riverton is helpful, caring, and eager to make these apartments the best place to live for students. 5 stars!
