44N was an amazing place to be at for the year. Rates are relatively low, location is quiet, tons of storage space, amazing kitchen, and a lawn to do whatever you desire (we played 2-on-2 football almost every day when it's warmer). I would 1000% recommend staying here if you like a quieter lifestyle, comfy bed, and probably the most affordable place to live around campus. A few problems that I had included the following. No ethernet outlet (they are broken or not set up). A bit further from campus life, if that's what you desire. It was difficult to do things with other people in Dinkytown as the commute was so long. A couple times a week, the truck yard nearby would wake me up between 6:00-7:30, which isn't a problem if I have earlier classes, but sleeping in on days when I could would sometimes be difficult. And finally, the internet is very choppy. When it works, it works well, but it cuts out for a couple seconds about every 2 minutes and makes online games very difficult to play. But I WOULD DEFINITELY RECOMMEND living here, as prices are unmatchable, the bed is super comfortable, HVAC works good as new, a TON of storage space throughout, amazing water heating, very modern interior designs, close to the Dome and Huntington Bank Stadium, a very quiet location, very pleasant on the inside, a very spacious kitchen, plenty of overhead lighting, windows that open, some units include balconies, maintenance reacts super quickly, great common space for homework or leisure activities, organized packaging room, very friendly front desk, plenty of community events where you can win prizes. I will miss living here for sure and am happy to have called it my home.

44N is a mixed bag. The apartment itself if pretty nice and I had a great view which was my favorite part of living here. Honestly, if you have a good roommate which I did then its a great place. That is it would be if the internet worked more than 50% of the time. Since I moved in back in August there have been multiple extended periods of time where I and many others were not able to connect any device in our apartments to the internet. This means I had to leave my apartment to do homework, participate in job interviews, and attend online classes. Not to mention any form of online entertainment since my computer nor TV would connect either. The internet would appear to get fixed just to go out again a couple weeks later. Dealing with the internet provider is a huge pain too because 44N staff informs you that fixing the internet is apparently not their responsibility but when you try to call the company to get something done, nothing happens. Most apartments recently got a new wifi access point in their rooms but I am doubtful it will be smooth forever. Overall, there are much worse places to live and I have been more pleased than disappointed with my stay but even if I was not moving away I would be looking for a new place to live next year.

The lease agreement provided by this property is written in a blatant attempt to circumvent MN Statute 504B.116. Instead of rent per month, they articulate it as "installment payments" to get around having to prorate rent for the move-in and move-out months. According to someone from their leasing office, they facilitate tenant move-ins towards the very end of August, and expect full rent for the entire month of August despite the tenant only living at the property for 2-3 days out of the entire month of August, since it's "12 installments, one payment month" and not "monthly rent". Same thing goes for move-outs, management expects the unit to be vacant well before the end of August, but expects full billing for the month of August anyways, essentially scamming tenants out of nearly 2 months of rent. When asked about early move-ins (moving in 2 weeks early, in the middle of August instead of the end of August), management had the gall to demand additional rent payment for the two weeks at a prorated rate in addition to the normal "installment payment" for the month of August, in effect expecting 1.5 months worth of rent payment for half a month of occupancy. I would highly encourage any UMN students currently residing at this property to get in touch with the UMN SLS office as this practice is very illegal and the "payment installments" loophole is rarely upheld in court, as courts typically do not appreciate attempts at circumventing state statutes. If enough students report the same grievance, perhaps a class action could be initiated. Staff from the leasing office are also very rude and unprofessional, but this is an insignificant offense when compared to the aforementioned issues.

I want to give 0 star but I can't so I give 1 star I guess. Horrible leasing team. Impossible to communicate. I called them 15 times and they didn't even get back to me. They don't do anything for the lease and wait until the last minute although they don't have anything else to do but sitting in the office and eating chips. If you don't mind waiting to hear back from them for weeks about crucial information, go for it

This property is here to steal money and not help! Their policy sucks no ethics. My gf missed only one payment and it was also their system fault and still charged her for 7days late payment. Not recommended doing business with this kind of people specially if you are a student.
