I just dropped my son off at this apartment. I was shocked to see how filthy and disgusting this off-campus housing place is. I have all the pictures to prove it. I went to the front desk multiple times requesting housekeeping to come clean the apartment, but they promised nothing happened. I went again and again, and still nothing was done. I finally decided to clean the entire place myself- the kitchen, the common area, and the bathroom. If you are a parent or student looking for off-campus housing, I do not recommend this place. No one is there to help. No one answers the phone when you call. The students at the desk are no help. The parking costs $125 per month. The move-in date was August 20th , but they collected rent on August 1st and gave me the key on August 20th. The rent is due again on September 1st, and I paid $1500 for just one week. We need the government to investigate the fraud happening at this apartment complex. There is no housekeeping, no emergency services, and no one to answer the phone. They do not care about students' safety and well-being. This is the filthiest place I've ever stepped into. Do not trust— this apartment is a scam and dirty. I repeat: Do not move there. We need the government to investigate the fraud that this apartment complex is committing in the community. Everyone is complaining about it. Students and parents are the victims. This post is real. Real parent. Any 4stars about this are fake.

I usually don’t leave reviews like this. But after living here for almost 2 years, it has been the worse experience ever. If I could give 0 stars I would. Management does not care about you. You could literally be in the worst position of your life and they would not bat an eye. The front desk is bland, condescending, and weird. Asking a simple question feels like you’re committing a crime. A emergency situation (because of the war in Iran) came up with my family, causing me to go back home and having to take care of my parents. I was told I am able to break my lease if my situation was an emergency, which it 1000% is. Both management and the off site team did not care about my situation and did not allow me to break my lease. Now this is causing a bigger issue in my life, as well as a heavy financial strain. DO NOT LIVE HERE. You can’t even park in the building without paying $200/month. It’s too expensive to live here to deal with minimal amenities. The key card doesn’t work half the time (even if the battery to your door is changed). Good luck if you get locked out, they take forever to get to you. Elevators are down every week too. Maintenance is lazy and took up to 2 months to check on my laundry (when they did they stayed for a total of 2 minutes, ran the dryers, and left..did not even fix anything). I wouldn’t recommend living here if you have a life outside of school and need to sleep early. Some of the residences (if ur unlucky) are extremely loud and noisy at all times during the night. Overall super terrible place, the staff is miserable. You’re genuinely better off living 10-15 minutes away from campus, which is what I wish I did. Hated my experience here. Please please please do not live here..

I am a parent writing this review warning other parents to think twice before signing here. I do not leave reviews because I am a businessman and have better things to do but this building has done nothing but torture my daughter. She signed on a new lease because she was going to continue for her masters, shortly after she decided not to sign up for her masters due to personal reasons. The lease is under my name as the guarantor and I am the one responsible for the payments. For the past two weeks she has called them countless times and sent countless emails in order to terminate the new lease. Funniest part, I have not signed the lease and they keep sending emails staying they can’t proceed forward with the lease without my signature… but they also wouldn’t terminate the new lease without an email from one stop and it still has not been terminated. She sent those documents last week and then still received countless emails stating “in order to move forward the guarantor has to sign the lease” knowing she is terminating it. Mind you she called the building multiple times and they were aware of her termination but still sent an email stating to have her father sign it. They are making this so difficult even though they cannot move forward without my signature. Then again today on June 22 she received another email about having the lease signed. How are these workers and managers coordinating with one another… because to me it seems like they have no clue what they are doing and contradict themselves over and over again. Shortly after that she received an email stating that all the documents were received and nothing further was needed from her end. Then they call her on the phone and stated that the documents have NOT been received. So again… what is going on with the management and staff. As someone who is a businessman and runs their own business I have never seen such a thing happen in New York. Anyways… then they gave her another emailing stating that the documents have been sent to regional for approval and will take 2 weeks. Two weeks on top of all the two weeks she has been trying to have this taken care of. She has included her fiu one stop email as well as her diploma. They can’t proceed forward with the lease without my signature either way but still are extremely difficult and uncoordinated. The email also stated that she will be told after if the termination of the new lease is finalized or not. I’m sorry… my daughter isn’t a student and I haven’t signed the lease. That lease will be terminated either way…This is a lot of stress but as a businessman I have no problem pursuing this further if needed. Ps the front door is never locked and three of the elevator key fobs don’t work. My daughter has told and shown me how people who do not live here sneak into the pool area as well as the gym. There is also severe mold in the apartments. The maintenance staff is amazing as I was told by my daughter. The front desk is uncoordinated as well as the managers. There was also a period of time for months where the building was refusing certified mail. They fixed the issue shortly after seeing the review my daughter left with clear evidence stating that her CERTIFIED MAIL WAS REFUSED… (NOT ONCE BUT THREE TIMES) Anyways… this is bizarre and this would never happen in NewYork due to stricter laws. Did I also fail to mention this is not only student housing but ALSO housing for poor people who have a bunch of young kids… My daughter has told me countless times that when she goes to the pool there are little kids with their parents. Why are we mixing students with families that have little kids? Anyways if you’re a parent reading this… please stay away.

Based on my experience, do not rely on what management tells you. Keep copies of every document, verify every charge on your account, and insist that important information be provided in writing. I had a signed lease, was incorrectly charged a transfer fee, received conflicting information about my lease for months, and many of my emails went unanswered. My issues were not resolved. Still no conclusion or resolution. If you find yourself in a similar situation, don't hesitate to escalate to Landmark Properties. Also, absolutely file a complaint with the Miami-Dade Consumer Protection Division!!!

UPDATE: It took a few days, but the issue has been resolved. Until recently, my experience living at The One for more than a year had been very positive. Unfortunately, over the past few days, an ongoing issue has significantly deteriorated the quality of my stay. Last month, management sent an email informing residents that the trash chute (located very close to my apartment) would be closed. I was traveling during the holiday weeks, and when I returned this week, I found that residents are leaving their garbage bags around the chute despite it clearly being closed. On several days, large amounts of trash have accumulated (see photos), and insects have started to appear. This creates a serious health concern, especially given the risk of pests entering my apartment, which I keep as clean as possible to avoid such issues. We have submitted multiple maintenance and service requests asking for the trash to be removed. While it is taken away, the garbage reappears within hours. The odor has now begun to permeate the hallway carpet, creating a nauseating environment that directly affects my living conditions. We have also spoken with staff at the front desk on the first floor, but unfortunately the situation persists. For this reason, I am posting this as a last attempt to seek help and prompt an effective resolution. I understand that much of the problem stems from residents who continue to leave trash there, even though they could easily take it to the main trash area on the first floor or use the functioning trash chute on the other side of the floor. Whether due to negligence or lack of information, this behavior has created an unacceptable situation for nearby residents. A very simple solution, such as placing a clear sign stating that the chute is closed, directing residents to the alternative chute, and reminding them that leaving trash in the hallway is subject to a fine, would likely help significantly. In addition, resolving the issue that has caused this chute to remain closed as soon as possible is critical. As mentioned, my experience at The One has otherwise been positive, and I intend to continue living here long-term. I sincerely ask management to take prompt and effective action to resolve this issue and restore a healthy and livable environment.
