Honestly, if I can give it zero stars I would; throughout the entire year, there was nothing but hidden fees and more and more charges on rent. Ironically- for all the “maintenance fees”, the maintenance was awful!! On our move in date, we were given a trash bin to leave outside our door to be collected, that happened maybe once or twice and then they took away our trash bin!! It took months to secure a parking spot. It’s honestly insane that they don’t have the same amount of parking spots for the same number of units. Today was our move-out day, and it was a complete disaster. There was absolutely no consideration from the office or the staff. They didn’t provide any resources, assistance, or organization, yet expected residents who had been living at Terrazul for a year or longer to completely move out within just three hours. As soon as it hit 12, everyone was immediately charged a late fee, regardless of whether they were actively moving out. There was no flexibility or understanding for how overwhelming move-out day is, especially with so many residents trying to use the elevators, load their belongings, and coordinate transportation at the same time. Let me also mention, one elevator was down for maintenance… yeah. The entire process felt disorganized and stressful, and it was clear there wasn’t enough support for the number of people moving out. I expected much better communication and consideration from management. I hope they seriously improve their move-out procedures for future residents because no one should have to deal with this kind of chaos on what is already a stressful day. Overall, living here was far more stressful than it needed to be. Between the constant hidden fees, poor maintenance, parking issues, and the chaotic move-out process, I can’t recommend Terrazul to anyone looking for a well-managed apartment community. There are far better options in the area that actually value their residents and provide the level of service they’re paying for. Save yourself the frustration and look elsewhere.

New. Nice. For FIU students. View from the top is great. Rooms are nice but the a/c is noisy. The area around there just needs some TLC. Especially by the canal where dogs walk and owners don’t pick up after their dogs…. There’s a vacant lot next to there that should really be turned into a dog park and would be great for the whole area . Sweet water should revitalize this area. Has potential just cause of the location.

I have been living here for almost two years and have been so disappointed. My lock has been malfunctioning for months, and I got locked out on average once a week. They sometimes don’t respond and I have to find a hotel to stay. And they never resolve the issue. I have an apartment but can’t get home after midnight. If you want that fun experience sitting in the hall way for hours, this is a home for you. Good luck

The apartments are modern, clean, and thoughtfully designed, and the amenities are top-notch.
