I’ve lived at 4th Street Commons for two years, it’s an off-campus apartment building close to the main FIU campus, and just wanted to let people know my experience so far. The rental rates are pretty low, but the experience living here has always been bad. There’s always noise, either construction or alarm testing which happens all the time, sometimes even unannounced and interrupts your sleep. My entire floor was just flooded since a faulty sprinkler went off, and we’ve suffered from flooding in the past, shoddy maintenance, infestations, and management that never listens. On some occasions we even had to leave temporarily due to damage. My living area and bedroom both suffered from pretty bad water damage. There’s also other issues, such as a real lack of parking, insane rent raises/fees ($100 key replacement), and the building itself is rarely cleaned, there’s always some pet waste or trash in the hallways. I would definitely recommend the surrounding apartments, such as 109 Tower or Lapis, they’re a tiny bit more pricy but, the management at 4th Street couldn’t be worse.

Tania was great! She was very knowledgeable, informative, and friendly throughout the tour. I loved the property, the apartments looked great, were very close to FIU, and offered good rates. Avoid this building. The low ratings are an accurate description of the experience here. Residents should not be expected to pay such high rent while dealing with very loud construction noise, ongoing disruption, and unpleasant smells throughout the building. The noise has been loud enough to affect my sleep and make it difficult to have peace in my own home. This work should have been completed before people were charged high rent to live here. When I asked management if I could be moved to another unit because of the construction noise, they did not offer a practical solution. They referred me back to the lease and told me I would have to pay money instead of addressing the issue in a reasonable way. That response was disappointing and made it clear that resident comfort is not a priority. For the amount being charged, the experience should be much better. I would not recommend this building to anyone who values peace, quiet, cleanliness, sleep, or responsive management.

Living here is not bad. And looking at the reviews, maybe i just got lucky. Only con ? the inconsiderate people living here. the walls are super thin here and i’ve complained to the front desk enough about my neighbors banging cabinets against the wall and having very loud sex . I am also able to hear the apartment across from me when they have gatherings,which is often. Other than that, it’s great and the management has been really nice about me making said complaints. No mold, or major bugs. i did have a rice weevil issue when i moved in but that has resolved now. i have killed them and my rice is safe.

This is not a good place to rest or enjoy peace and quiet. I have spent almost a year dealing with constant renovations, excessive noise, alarm testing, and construction work that makes it impossible to relax in my own home. What is most frustrating is that none of this is clearly explained when you sign the lease. Later, they simply send out notices saying there will be more renovations because they are permitted by the city. I dont recommend this place at all. If you try to seek help or ask for a reasonable solution, they simply refer you back to the lease agreement and expect you to tolerate the noise, inconvenience, and disruption as if nothing is wrong. As a resident who pays rent every month, I believe everyone deserves the ability to rest and enjoy their home without being subjected to ongoing construction and constant disturbances for such an extended period of time.
