I would give zero stars if I could! EXTREMELY unprofessional and constantly making excuses. I loved living here my first year but this new management makes it impossible to want to stay my second year. The previous occupants of my unit had cats and damaged the couches, chairs, and carpet. Their resolution was to patch pieces of carpet together. For rent to be $1,215 that’s absolutely unacceptable and cheap. It looks a mess and carpet is still ripped up. The couches are ripped so horribly and the bottom is even ripped out! They told me 3 days ago they would get maintenance up to replace them on that day and now it’s “August 12” to get my new furniture. Again, for it to be so expensive, why am I paying to have dirty and damaged couches until everyone else moves in when I paid $500 to do a direct transfer. My unit should’ve been ready prior to move in. I can’t sit in my living room that I paid to have because I have damaged items and paid EXTRA to have early. Secondly, they are so unorganized it makes no sense. They are giving residents the wrong keys to move into rooms they weren’t assigned. Then when the person refuses to switch rooms, they decide they’re going to switch roommates that have nothing to do with the situation. It’s a preference. Not a choice to choose your room. They make empty promises to guests about which room they can have and it’s tiring. Third, there was a rat running the hallways and slipping under the door to residents apartments and they released nothing to us saying there was a rat here or to be careful. The rat ate my friend’s carpet, groceries, and other things in her unit and also defecated everywhere. They basically gaslit her to think there wasn’t a rat when she saw it after coming home from a night out at 1:30am on her counter. They said they would reimburse her but yet she still hasn’t received that reimbursement. Save your time and money. It’s sad because I loved it here and enjoyed my time. Don’t live here because I definitely won’t be renewing.

Our experience with The Indy in Marietta has been disappointing, particularly regarding the handling of a furniture damage charge. The loveseat provided in our daughter’s apartment was already flaking when she moved in. The furniture is upholstered in what appears to be pleather or a similar synthetic cheap material, and the deterioration appears to be consistent with the material breaking down over time, not damage caused by our daughter. What is especially concerning is that we have now been presented with a charge for the condition of the loveseat cushion of $150, despite our position that the issue was pre-existing. We have asked for documentation showing the condition of the loveseat before our daughter moved in, including move-in inspection records, photographs, maintenance records, and information regarding the age of the furniture. We also came across a public complaint from another resident who reported moving into The Indy with couches that were already ripped and damaged. While that does not prove the condition of our daughter's loveseat, it certainly raises questions about the condition and maintenance of the furnished units. We are currently communicating with Elliot regarding this matter. He assured us that the issue would not be turned over for further action while he speaks with the Regional Manager and we work toward a resolution. We are simply asking for fairness, accountability, and documentation. Students and their families should not be charged for normal deterioration or pre-existing damage to furniture that was already showing signs of wear when the student moved in. I hope The Indy will take this concern seriously and work with us to resolve the matter fairly. I’ve called several different phone numbers trying to get through for the past week and a half, at 23 seconds the phone hangs up. Finally received contact on the 8/24. Unprofessional when you’re trying to resolve an issue. Continued to contact and call even asked to speak to someone above Elliott and received an email stating the regional manager already knows of the situation, how unprofessional, the regional has not contacted I also asked for someone over that person and nothing. Students make sure you check everything before you move in, if the cheap upholstered cushions have not been changed out that means they aren’t using the money for repairs and want to charge you $150 for on cushion for pleather that peels easily. When our student moved in, the door had a word engraved and scratches on it, orders and calls were put in. A week before moving out the door was painted.

I would not recommend this apartment complex based on my experience with management and communication. Unless those aren't things you care about. Before move-out, I contacted the general manager multiple times, starting about a week before my daughter's initial lease ended to let them know that the paint on one of the walls was extremely fragile and peeled like paper. I explained that if I was expected to repair it, I would need the correct paint color. I followed up three times before move-out and again afterward. I never received a response. Instead, I was charged $150 for the wall damage that I had tried to address proactively. The leasing office told me they couldn't help and that only the general manager could, yet Morgan never gave that to me. I've repeatedly called and emailed both the leasing office and the general manager. It's incredibly frustrating to deal with an office that is so difficult to reach, especially when you're trying to resolve problems they created. The lack of communication, accountability, and organization has made this a very disappointing experience. My next step is to take off work and drive over an hour in hopes someone is there because their business hours mean nothing.

I toured The Indy and honestly loved it! The staff was super friendly and made everything easy to understand, and the apartments looked really modern and clean. It definitely feels like a fun but still chill place to live as a student near KSU.

I love the Indy so much! I have lived here for almost a year, and I have had nothing but good experiences! The front office staff is so helpful and super sweet! I love the pool area and my room! My experience has been filled with so much joy and excitement! So happy and glad I resigned for next year!

Common questions

FAQs

All leases are 12-month installments, but short-term leases or immediate move-in may be available. Please contact the leasing office for more information.

Your contract is based on a total amount that is divided into 12 equal installments for convenience. Because of this, your first and last month’s rent are not prorated.

An individual lease is a per-bed lease. You sign a lease for a bed in the apartment and share common areas with roommates. This means you are only responsible for your installment. This allows you to live with roommates without having to worry about whether they’re going to pay on time.
