I lived here for 2 years. If you need an apartment that is cheap and close to campus then go for it. However I would not stay here longer that you need. Roaches, broken gates, management is not super great. Not many visitors spaces and your neighbors will be loud.

!!!!FRAUDULENT COMPANY!!!! They will have you sign a lease for a year and then forge the contract and tell you that your contract was actually for TWO years when it comes to move out day and then charge you late fees after moving out for a contract YOU NEVER SIGNED !!!! NO EVIDENCE OF THIS CONTRACT WILL BE FOUND IN YOUR RESIDENT PORTAL AND THEY WILL NOT INFORM YOU UNTIL YOU MOVE OUT - ALL WHILE PROCEEDING TO ALLOW YOU TO HAND OVER THE KEYS AND SEND YOU “MOVE OUT” TEXTS This company produces fraudulent contracts. Do not move here. If you do sign a contract with this company, SIGN ONLY IJ WRITING WITH A WITNESS PRESENT AND RECORD ALL INTERACTIONS

The front office is absolutely amazing, Gabriel is always helpful and quick to fix any issues. Caitlyn and Jeffrey are the managers and they are always offering a helping hand and doing their best to make sure all the residents are happy

I wish I could post 0 stars. This is absolutely the worst student apartment to stay in. There are plenty of better options near USF with better rates. Please be aware of hidden fees. You will have an overage fee for utilities every month even if you are not at the apartment for a month. When they say stuff is included in the rent, it is not! The only way they let you out of the lease is if you sublet it which says a lot because they only want to keep the apartments filled. It also means they are lazy and don’t have to clean the apartment because if they sublet it, you take it as is, so the unit never gets cleaned. Don’t take my word for it, pictures speak for themselves . This is what is looked like when I moved in (see photos). The apartment complex is dirty. Very disappointed with the staff and service here. DISGUSTING.

The Social is easily one of the best student spots in town! The atmosphere is always lively, and the management goes above and beyond to organize events that actually make it feel like a community. If you want a place where it's easy to meet people and still have a great space to study, this is it.
