The Village at Overton Park, lubbock-tx

Live here if you want to deal with maintenance never ever actually completing requests, entering apartments without consent, and just generally having a bad attitude when doing work. I’ve lived here for a few years now and i’m so glad i’m leaving, since day one in the apartment, i’ve had issues. We had no fully working AC when we first moved in for WEEKS, our apartment was a consistent toasty 89 degrees in the middle of summer and they seemed to have no pep in their step to fix this. Once they finally “fixed” the ac, it started raining in my bathroom, yeah, you heard me right, raining. in my bathroom. The ac panel happened to be in my bathroom and when they fixed it it began leaking profusely for days while they came and “fixed” it again, then it would act up again in a few days. At a certain point i got told it was user error, essentially they blamed it on me. Which fine, whatever, even though i listened to their instructions to a tee whenever they told me what to do to avoid that. Still, to this day, it does occasionally rain in my bathroom, there was a time it leaked so profusely that in just a few hours it overfilled the pots i had placed to catch the water and actually flooded my bathroom i called emergency maintenance, and they essentially told me that it wasn’t an emergency and i was wasting their time. Second, our washer never fully worked either, it would constantly leak and lock clothes in and not drain, they said we were putting too much in it and to put smaller loads, okay, but i can’t exactly cut my blanket in half to make it smaller, if a washer cannot handle one singular blanket, there is something wrong with it. By the end of my time here my washer was once again leaking profusely and quite literally screaming during loads, called in another maintenance request, they said it was fixed, next load i did same issue, flooded my kitchen so badly that soaking the water up with a towel and squeezing it out filled an entire mop bucket. Cool. As for the entering units without consent. I was gone on spring break and i had to learn from my roommates that maintenance had been entering my room and bathroom, i had no idea, i had gotten no email and had put in no request. I come back, my bathroom ceiling is gone? they cut out most of the ceiling above my shower, i’ll ignore the implications of that for now, but seriously, what? the security is god awful, half the gates are broken and won’t let you in and the other half are broken so they are constantly open, there were always unhoused people digging through the trashes and i one time had a situation where i needed to call our security officer because someone had gotten in and was following girls and hiding behind walls when we looked. Also if you love fire alarms, here is the place to be, fire alarms go off often, often in the middle of the night for at the very least 20 minutes at a time, there was a period of testing where the fire alarms went off for 6.5 hours in an 8 hour period, so, great for your pets!

I suggest to not live here. We had a cockroach problem for months and our fire alarm is broken and goes off randomly any time we turn on the air fryer even if there’s no smoke. This has been going on for months now. We called the office about both and nothing was done about the alarm. We even talked to the manager and he didn’t do anything, they all said they would but we have now lived with a fire alarm that goes off randomly for 5 months now.

they were so nice they gave me anything i could possibly needed! batteries to cleaning supplies to paper towels. i wasn’t even sure what i needed but they gave me a bunch just in case.

The experience was incredible.We called in from Ca and Blas went above and beyond. We even did a virtual tour ! Can’t wait for my son to move in !

The management team-especially Jackson- made the leasing process a smooth one even when it was a sublease. Jackson went above and beyond to make sure everything was handled efficiently and correctly-there was a mixup, but he made sure to get it handled immediately and stayed in constant communication with us even during busy move-out and move-in times. Jackson was provided us with peace. On our move in day there was some disappointment with the state of the apartment (not cleaned, flat mattress, and poorly done patch repair jobs), but I had expected to do some cleaning as I had read horror stories from other apartment reviews-thankful Village was nothing like what I feared (I should’ve stayed off Google). When we moved in the items that needed addressed that day were, in fact, handled same day or the within the next few days. We documented everything on the move in forms and took pictures and videos as instructed and even with all the questions we had, the team at Village were outstanding and patient. My son has been there for a month and so far has no complaints and is happy with his choice in apartments. I pray the move out process next fall is just as easy as the move in process and there are no issues then either.
