I was charged $268 in “damages and cleaning fees” after moving out, despite leaving the room exactly as I found it. I took photos at move-out, which I’ve attached, clearly showing the condition of the room did not warrant these charges. What’s most frustrating is that after dealing with this, I went back and read reviews — and unfortunately, this appears to be a pattern. Many former residents report the same thing: unexplained or exaggerated move-out fees regardless of how well the unit was maintained. Disappointing experience overall, and I would not recommend leasing here based on how move-out charges are handled.

Parents, if you are considering The Grove be sure to ask questions and document everything. But, I’d suggest thinking very carefully before choosing The Grove for your college student. As a parent and guarantor, I am more than disappointed—I strongly believe my son was taken advantage of as a young person. He moved out two weeks ago and was charged over $400 in alleged damages, yet despite requesting an itemized invoice and photos of the alleged damages over a week ago, we still have received neither. He was also charged $200 in final utility charges, despite his typical monthly utility bill being only $50–$60. This final utility charge was more than double what he normally paid. There was no security deposit collected upfront, yet we are now facing hundreds of dollars in unexpected charges without supporting documentation of damage charges. As a parent, the lack of transparency is extremely concerning. I would strongly encourage families to consider other housing options.

HORRIBLE PLACE!!! Staff is untrained and knows nothing! Me and my boyfriend lived here for 2 years, when we found a new place we asked if we could move out a month early to save money on our rent! The employees and management told me that we could and they would turn off our water and electricity when we turned in our keys and all we would have to pay is the base rent! I triple checked with them multiple times and they continued to reassure me that everything would be fine! We move out and they have charged us for, electricity, water for a month that it was turned off and we weren’t even living there, our rent amount was also wrong! So I figured it had to be a mistake, I called and called and called and they continued to tell us that it was wrong and would be fixed, that they would reach out when it was fixed! We’ll come to find out now…. We owe a debt collector, they never reached out to us, not once! Absolutely unprofessional and ridiculous, considering we would have payed it months ago if we would have know there was nothing we could do about them lying and scamming us!!! I reached out to the head manager via email and he tried to tell me that I had only called once, but after reaching out to mine and my boyfriends providers, they confirmed I called way more than once! He was rude and very disrespectful! Don’t rent here, find somewhere else and Grove at Lubbock, DO BETTER!!!! @cam chambers

if you get assigned any unit past 4 or 5 the quality significantly decreases. the expectations i had for this complex may be skewed by the unit i had toured & the one my sister lived in before this lease year. if there’s problems with their system just know, YOU are paying for it. i got charged fees on my rent after paying it on time(on the 1st), but they SENT BACK MY PAYMENT on the 4th. the utilities are increasing due to issues they have with the appliances in the unit, they’re older models & most likely they do not care about the quality as long as it works. there is constantly trash blown around the stairs, walkways, & grass. the gates can be unreliable at times, the front keypad to get in doesn’t work at all, & sometimes the app goes down! :) no matter how many times you ask them to get back to you on an issue you may have, they won’t. most likely easiest to just go to the front desk, but even then you’d likely be waiting at least a week before things get resolved. there’s a few other things that i could express about this place but for it being 2 months into this lease i would recommend making sure this is 100% the kind of place you want to spend your money & time because the quality & prices they express on their site are not very equal in what i’m experiencing & paying.

The Grove at Lubbock is awesome in my experience. I have only lived there a month so far but it’s great! The rent is affordable for a university student, the grounds are clean, the apartment is well intact and new looking, and the roommate match system works! I would recommend this place if you are a university student or single working woman. It feels safe and is not in a shady part of town.
