Proceed with caution. While the location is convenient—especially for TTUHSC students—the price and management experience were not worth it in my experience. The property is far too expensive for what you get, and the facilities were frequently poorly maintained. Building 5 in particular was consistently unkempt, and the dirty stairwells were an ongoing issue. Maintenance staff were genuinely kind and helpful, but the actual resolution of problems was extremely frustrating. My heater took over a year to fully fix and remained unreliable through two winters, repeatedly tripping the breaker after only 5–10 minutes of use. I was given space heaters, which I appreciated, but having a functional heating system shouldn’t take a year to resolve. Management was another major disappointment. I had an unpleasant interaction with Elizabeth Miller at the front desk regarding an internet issue, where I found her response unnecessarily snappy and rude. Read the lease VERY carefully before signing. The fees and restrictions can be easy to overlook. In my case, subletting the apartment would have cost roughly 85% of my monthly rent, which is significantly higher than what I’ve encountered elsewhere. There are also short-term lease fees that can substantially increase your monthly cost if your plans don’t fit their leasing options (which were restrictive in my opinion). For TTUHSC/TTU students, the location is undeniably convenient, and if being close to the HSC and hospitals is your only priority, this property may work for you. Otherwise, I’d strongly recommend shopping around. Most importantly, use Texas Tech’s free legal services before signing a lease. Have them review the lease and specifically ask about short-term lease fees, subletting costs, early termination, and what you would actually owe if your plans change. I wish I had done this before signing.

My experience here has been excellent, thanks in large part to the consistently welcoming staff and the attentive maintenance team. Whenever any issue comes up, it’s addressed promptly and with professionalism. Close proximity to campus, the TTUHSC especially. Lizzie at the leasing office has been incredibly helpful and genuinely kind every time I’ve interacted with the office. Her commitment to great service really stands out and adds to the overall positive experience.

I highly recommend The Edge apartments in Lubbock, Texas. The overall experience here has been fantastic, largely due to the consistently friendly staff and the prompt, efficient maintenance team. I recently moved out of The Edge, and I feel compelled to share my negative experience to help others avoid the same pitfalls. Unfortunately, this complex fell short in nearly every aspect of apartment living. Here’s a comprehensive list of the issues I encountered: Management: The current management is new, but my experiences with the previous management were consistently negative. For example, I requested several times for the cleaning of the inside entrance area of my building, which had become extremely dirty. Despite repeated assurances that the issue would be addressed, no action was taken. When I followed up to inquire about the cleaning schedule, I was informed that the area had already been cleaned. Upon informing them that no cleaning had actually been performed, I was accused of dishonesty and subjected to raised voices. This incident was representative of numerous similar occurrences where I encountered unprofessional behavior and dismissive attitudes. Unkept Complex & Buildings: The appearance of the complex significantly diverges from the representation on the website. The pool was consistently unclean, with visible trash and debris, and the pool furniture was both torn and stained. The mailroom was regularly cluttered with trash, dirt, and leaves. The BBQ and fire pit area was so overgrown that it was unusable, and the stoves in that area had not been cleaned. Overall, the complex, including its landscaping and general cleanliness, was poorly maintained, reflecting a lack of concern for its upkeep. Specifically, in my building, there was a large stain in the hallway that caused a persistent musty odor. Despite multiple work orders requesting cleanup, the issue remained unresolved. Additionally, the building itself was not well-maintained, with cobwebs on windows, wasp nests near the entrance, and debris scattered around the exterior entrance area. Mail / Package Room: The mailroom consistently had trash scattered on the floor due to overflowing trashcans and was generally inadequately maintained. Regarding the package room, I experienced multiple incidents of package theft. After filing a police report, it was revealed that the security camera in the package room had been non-operational for an extended period. Other: The indoor and outdoor utility closets were consistently left unsecured and in a state of disrepair. The outdoor closets were frequently cluttered with sticks, leaves, insects, and trash, and were used for storing miscellaneous items. Similarly, the indoor closets were in poor condition, with the control box appearing neglected, as though it had not been inspected or maintained regularly. Overall, The Edge Apartments did not live up to its promises and provided a frustrating and unpleasant living experience. I would advise potential renters to consider other options before committing to this complex. Also, if you’re still interested please actually do a thorough tour of the complex in person.
