I don’t usually leave bad reviews, but I’m making an exception for this apartment complex. I would describe this place as a huge cash grab for college students who don’t know better. They lack professionalism in their staff, and if you call with questions, they either won’t answer the phone or don’t have anything helpful to say. I mean they’re all like 17 year olds, so good luck. They live on property and weirdly watch all the residents to see if they can catch you breaking a rule, so they can charge you. Their maintenance team is extremely slow to fixing any small requests. Their parking situation is a joke, and they tow anyone that you bring as a visitor/limit your visitation permits so low that you might as well pay more to live somewhere else rather than pay the towing fees. When they went through their merger, they put a bunch of rules in place, but also didn’t tell anyone any of the rules. So it was a massive circus. You have to pay “animal rent” every month, but also a $400 deposit that is only to have the animal there*. Not anything else. Just to have it. When you move out, they try to charge you fees for stuff that was wrong when you moved in. For example, replacing the disgusting carpet that was there before & fixing a couch that was broken before move in. 🤦🏼♀️ The washer and dryers barely work, and they ALWAYS have bug problems. Bed Bug problems. All the neighbors are loud & for all the “rules” they have, no one who lives there is respectful of other people’s spaces. It’s a nightmare, and you couldn’t pay me to live there again. For the cost of rent, you could live somewhere much nicer!

This place is ABSOLUTELY atrocious and, without a doubt, one of the worst shittiest places to live in Lubbock. The management is terrible, and the way they handle roommate situations is completely unacceptable. On top of that, they'll find any excuse to charge you after you move out. I was charged for a bunch of ridiculous "damages" that I didn't even cause. It didn't matter that I had videos from the day I moved in proving the apartment was already in that condition—they simply didn't care. It honestly felt like they were just looking for a way to take more of my money. When I first moved in, the apartment was in awful shape. The living room and bedroom had multiple issues. The doorknob was broken, I was given the wrong key, the bedroom light didn't work because the remote didn't even have batteries, and my room was covered in dust. It looked like the apartment hadn't been cleaned or inspected before I arrived. To make things worse, most of the staff didn't seem to know what they were talking about whenever I asked questions. The only exception was Gracie. She was always helpful, professional, and actually took the time to assist me. She deserves recognition because she was the only positive part of my experience. Changing the apartment's name from The Avenue to The Maddox doesn't change how poorly it's managed. It's still the same place with the same problems. I would not recommend living here, and I definitely won't be coming back. If I could give this place a zero star I would.

DO NOTTTT MOVE HERE I REPEAT DO NOT MOVE HERE!!!!! Red flags everywhere. Very disappointing experience during the management transition. Before my lease expired, I was told 6-month leases were being worked on, my name was on the list, and I’d receive one once they were ready. I have this in writing. After my lease expired, I got two completely different explanations: one employee said the lease was given to someone else, while management said the 6-month leases were never approved at all. I was never sent anything to accept or decline and their stories didn't even line up but someway somehow the whole staff found a way to have an attitude with me, even the manager who is supposed to be a model for the staff under her, had the nerve to raise her voice at me while I'm trying to maneuver through a rough situation on my own. As a student we already have enough to deal with, then have to encounter a staff who could care less about your situation or you. P.S: I will be contacting the Texas Attorney General to get this matter situated because this is unacceptable, and i do have receipts too so lets see how far this goes.

DO NOT SIGN HERE! I promise you can find better for the same price somewhere else. Yes it might be under “new management” but it’s the same people that have been working there, the only thing that changed is they have been bought out by another company. Adding to that, my son says the good reviews are from people who work there. My son’s washer was broken for months and it was not a priority to be fixed because they have a single washer and dryer in the office, available only during office hours. The wall paint is extremely cheap. If you get ANY liquid on the wall it will stain it. If you try to clean it, it will get worse. My son’s friend also lived on this property and her unit’s A/C broke and they gave her a window A/C box and pushed off fixing it because it was not a priority anymore. Also maintenance does not clean up after themselves, there’s always debris where they work. The office does “Inspections” every month whether you’re home or not and if they don’t get it done when they say well thats too bad they will push it longer. They enforced towing mid-lease and if you have friends over even for a couple of hours you have to give them a pass or they could get towed, you only get a certain amount of passes a month. I have had to pay for my son’s friends car to be taken out of the tow lot because they came home late from a night out and did not think to get a parking pass. IF YOU DO LEASE HERE TAKE PICTURES OF EVERYTHING. Overthink every scrape and scuff from the previous tenants because i promise you they will charge you. Lastly this is not solely student living. Anyone can live here. It doesn’t bother my son but they advertise it as student living and that’s what i expected, unfortunately.

(0/5 stars) I cannot even put into words how TERRIBLE this apartment is. I don’t recommend anyone ever stepping foot into this apartment complex with nothing less than a hazmat suit. When we first moved in we had roaches that the Ave never addressed and we were told if we wanted the issue fixed we needed to hire an exterminator ourselves. Secondly, we were never provided a fire extinguisher for YEARS creating a fire hazard and our calls were never addressed. We moved in with furniture that was broken and the mattresses were stained and used. The walls were stained and had mold like appearances in the corners. The floors were scratched from previous tenants animals. There was trash from the previous tenets scattered all around the house and food that was still in the fridge. None of these issues were ever addressed and we never received new furniture. I left the apartment (post scrubbing the baseboards on my hands and knees and deep cleaning my space ) to ensure that I left the apartment in a better state than I found it in and am STILL attempting to be charged for issues that were either there when I moved in or claiming that they “cleaned” 3 months after I moved out. I had already paid for a light bulb replacement (which was told would be my only charge when I moved out in MAY). The management is not responsive to their emails or helpful in maintaining tenet satisfaction and safety. Attached you will find the state we found our apartment in, save yourself your sanity and pride by living anywhere else. It’s honestly for your own safety to find a cleaner space to lay your head down at night.
