DO NOT LEASE HERE! I am a 4 year resident of ParkEast and their management seems to get worse and worse over the years. From trash all around the complex to management laughing in your face when you come to them with a concern, I could write a whole novel on my bad experiences here. Management threaten to tow tenants car who aren’t even parked in “future resident parking” on a public roadway just so they can park in the same exact spot themselves (pictures included). I still don’t even have a mailbox key. They put “notice to vacate notice” on your door 4 months before your move out date because you haven’t renewed yet. None of there amenities work or are shut down half the time. The further away from the leasing office the trashier it gets. Even when you think their apartments are nice you get hit with $300+ electrical bills (which is not correct at all), mold, and broken appliances that take a week to replace, the list goes on. If you want management that actually care about their tenants and not just profit, then I highly suggest bringing your hard earned money somewhere else. I used to recommend this apartment complex to friends but after living here 4 years it’s time I find somewhere else. I know management could care less about tenants opinions, but please do better ParkEast and Cardinal Group!

We had the full tour and the person in charge of it told us everything we needed to know. The rooms were very nice and clean, plus the entire complex felt like it was luxurious in terms of the looks. We also got treated with some snacks and drinks.

I’ve had a frustrating experience with the management here. It took six weeks and multiple follow ups just to get my assigned parking spot corrected. Beyond that, their billing is always surprising you with something. They just issued retroactive utility charges for electricity and sewage due to a 'management transition,' but failed to provide any actual documentation or proof to support these additional costs. I was charged almost $90 without a clear, VERIFIED explanation. It is VERY unreasonable to expect tenants to bear the financial burden of internal administrative oversights. Another instance, I had a persistent issue with my toilet that maintenance was unable to resolve despite multiple service requests. Instead of professionally responding to my request, one of the front desk staff actually threatened to charge me for the repairs because I kept calling to get the faulty fixture taken care of. The lack of organization, transparency, and basic support here has been a constant headache. I’m looking forward to moving out at the end of the semester. The reviews are pretty spot on. **UPDATE 6/2/26**: The apartments decided to back charge once again after their original letter said the back charge utility charges were a one time charge. **UPDATE 7/17/26**: We are done paying rent as our contract is complete. Yet, they are still charging back dated utilities for the month of May-June. This tells me that we will probably receive another utility bill, a month and a half after our contract was over. Last rent was paid July 1 but will probably still be paying them utilities August 17. They have been reported to the Texas Attorney General along with the Texas Department of Housing.

I recently helped my friend move-in for the summer and this has been the easiest process ever! Lexi was super helpful and courteous when we first arrived! We had a slight issue with our keys not working but that was quickly taken care of by the office staff. This new management team really appears to be trying based off of past reviews, keep up the good work!

I would like to thank Cynthia for always being so kind and helpful. She is amazing, does a wonderful job, and consistently goes above and beyond what is expected of her. She is always welcoming and genuinely cares about people every time you see her. Her positive attitude and dedication make a difference every day. Cynthia truly makes Park East feel like home.
