This place has been really great to live at, management has been really nice and they're quick to respond. They helped with moving out a bad roommate in less than a week. The room I got was in great condition and was in a spot that I requested for. Some of the amenities do need work on like the pool tables and the shuffleboard. They're functional but I wouldn't recommend using them. What really made me rate this low was the amount I had to pay when I moved out early. My lease started from August of 2025 to July of 2026, I moved out and turned my key in around May 1st. I had to pay a little over $1100+ for those 2 months. I thought that my concessions would apply but when I re-read my lease, I found out that they don't apply if you move out early. My advice to whoever is looking for an apartment in general, if you're wanting to move out early for whatever reason, just keep paying the lease and turn in your key after you pay your last month. Also make sure you fully read your lease and community . Read it again and again and make note of certain policies that could cost you money.

Students and parents should be cautious when dealing with this rental property. Experienced ongoing issues involving failure to deliver room keys while continuing to bill monthly charges for a space never given proper access to. Communication has been extremely poor, with little to no response by phone and limited accountability through email. At this point, complaints are being filed regarding the handling of this matter, including concerns about unlawful withholding of keys while continuing to charge rent. College students deserve honest communication, fair business practices, and access to the housing they are paying for.

DONT LIVE HERE I lived in Capstone for 2 years and honestly I should have moved after the 1st year. When I resigned my lease I was promised the same unit but they unexpectedly told me to move over the summer and I had to move by August 1st so I had to drive back to Texas to move all of my stuff into a new apartment and it was a struggle to get the keys to my new unit from them even though the contract I signed stipulated that I should have gotten the keys before that. The lease states in very fine print that they are allowed to do this but it still sucks. I got moved into a new apartment without asking so I had to move fast so I could get back home and back to work so I didn’t get to document all of the previous damages. I just recently moved out and they are charging me for all the previous damages. My last utility bill was extraordinarily high because a toilet was leaking after one of the residents had left for the summer so the water bill was more than doubled ($192) but Capstone is claiming we are still on the hook for paying for it because it wasn’t reported even though the resident was not there to report it and the rest of us did not know about the leak. Also my mom broke her leg on the property due to an unseen hole in the grass that the property refused to fix. You would think after not fixing the hole where my mom broke her leg and after making me move units with little to no notice, they would have some mercy and understanding with the really high utility bill and the damages I didn’t cause. Don’t live here even though the pool is nice and and the bedrooms have their own restrooms and closets. It’s not worth it because the managers in the office won’t work with you at all.

Do not live here. Management is awful, they charge you for ANYTHING they can, the property is disgusting and unmaintained, and the package room is poorly organized and leaves important packages vulnerable. I cannot begin with the staff. They are typically rude and short no matter the issue, they are insistent on re-signing a lease and will continue to ask after 4 no's, they do not care for personal privacy and WILL unlock your house and room and walk in at their own volition. The other tenants are very loud and disrespectful as well. There is always loud music and yelling/screaming happening at any hour going until 4-5am in the morning, dogs are kept off leash and poop is not picked up, and trash is scattered across lawns of private and public spaces. Do yourself a favor and live anywhere else.

Disappointed with my experience at Capstone Cottages of Lubbock. On 05/22, I received an email saying my housing agreement was on the way, and I had been told that my roommate and I were locked in for the semester on their end. I had everything ready and completed, and from our conversations it felt like the process was moving forward with only the housing agreement and countersignature left. Then on 05/26, I got a call saying my housing had been given to someone else because another applicant completed the process faster. Yes, the email stated that housing was not guaranteed until the agreement was counter-signed and completed, but the way this process was communicated and handled was frustrating and disappointing. After spending nearly a month preparing and relying on the information provided, losing housing at the last minute felt unfair and poorly managed. I was also experiencing issues receiving guarantor emails, which made the process even more difficult. My biggest issue is not the policy itself, but the lack of urgency, communication, and customer consideration throughout the process. Future applicants should be aware that nothing is secure until every document is completed and counter-signed, regardless of what may be communicated during the process.
