Stayed here for close to a year and I’m glad the property is getting much better with the new management. Shout out to Dylan! The management used to be terrible, and when I moved in, the house was not cleaned at all since the last tenants left and there was black mould and dirt everywhere in the house. Even the walls were left unpainted. Also, it was quite shady that it was advertised as student housing, but most of our ex-neighbours were not students… However, once Dylan came, he started fixing the problems one-by-one. The non-student neighbours who weren’t paying rent were disappearing. The property was cleaned up. The dog poop issue was cleared. The treehouse started getting lights and decorations. Work orders were also done very rapidly. However, we still have 1 issue: the flies that swarm the main doors in the mornings and afternoon. Based on my previous experience, I’d give the property 1 star at best, but with Dylan’s proactiveness towards rapidly transforming the property from a dungeon to a pleasant living space, I wouldn’t be afraid to leave a 5 star-review. And, whenever I encountered any problems, I just spoke with Dylan. Keep up the good work, Dylan! Finally, the rent is slightly over $2k per person, which is hefty, but it is the premium for staying extremely close to campus.

Worst experience of my life. Every single negative review is what I have heard from every resident and reflects my experience as well. It’s not just one off bad for a few people. Also, they will sue you if you try to fight for fair housing/ask for the things that said they would provide. Or worse people had to hire lawyers to write cease and desists or letters to be released from their lease. Live at Icon! They have units for as low as 1350 if you are signing right now and it is steps away from Marshall. That’s where I moved to after my legal battle with heritage.

Although Heritage has some downsides to the property, my short time living here has been the best of a difficult situation. Given the apartments age and location, the lack of amenities and bad neighborhood are inevitable. That being said the management has had a huge impact on my experience. Dylan is a manager and lives in the property, and his investment in the community is clear. From making the property more comfortable by planting plants, to helping move my things in. I have really appreciated the warm welcome, and continued community improvement!!!

USC STUDENTS — DO NOT LIVE WITH HERITAGE. Rent is $2,000 a month for absolutely nothing. They do not allow you to get out of your lease, even when they are providing housing that is not up to standard or code. Laundry costs $3 per load. The “study room” is literally a box. Shared bathrooms, for that price. Management is rude and they know exactly what they’re doing is wrong. Instead of working with you or helping in any way, they act like they can’t read and purposely make the process difficult. There is much better housing nearby — like The Lorenzo, The Hub, and The Shrine — all cheaper, with actual amenities, and you get your own room. When I first moved in, the drawers were broken, the fridge had mold and was filthy, and the windows were disgusting. This place is not worth the money, the stress, or the disrespect. DO. NOT. LIVE. HERE.… 0 stars to be honest

My daughter had an amazing experience living Heritage Student Housing, and I couldn’t recommend it more for fellow students looking for a vibrant, comfortable, and convenient place to call home during their time at university. Location: The location is unbeatable! just a short walk from campus, making it incredibly easy to get to classes, libraries, and student events. There are also tons of restaurants, cafes, and shops nearby, which is perfect when you need a break from studying. The public transportation options right outside the building are another bonus, making it easy to explore other parts of the city. Facilities: The amenities here are top-notch! The gym is spacious and well-equipped, and there are multiple study lounges that offer quiet spaces to focus. I love the game room and the common areas where you can unwind with friends. The apartments themselves are stylish, spacious, and come with all the essentials, including high-speed Wi-Fi and modern appliances. The laundry room is easy to access, and the building is always kept clean and well-maintained. Community & Social Life: What really sets Heritage apart is the sense of community. From the welcome events at the start of the semester to regular game nights and movie screenings, it’s clear that the management puts a lot of effort into creating a fun, engaging environment for students. I’ve made some of my closest friends here through the social events and community activities. Management & Staff: The staff here are fantastic. The management team is incredibly friendly, professional, and responsive to any needs. Whenever I’ve needed maintenance or had a question, they’ve addressed it quickly. They genuinely care about creating a positive living experience for all residents, and it shows in the way they handle everything—from simple requests to larger concerns. Affordability: While student housing can often be expensive, the value you get at Heritage is exceptional. Rent is very reasonable for the quality of the facilities, and the fact that utilities like water, electricity, and Wi-Fi are included makes budgeting a lot easier. Considering the convenience of the location and the amazing amenities, it’s absolutely worth the price. Overall Experience: I’ve had an incredible year living at Heritage, and I would highly recommend it to any student looking for a safe, comfortable, and fun living environment. Whether you're looking to study in peace, relax with friends, or get involved in a tight-knit community, this place has it all. Five stars all the way!
